A tower with an independent entrance through a private loggia offering panoramic views. On the first floor, there is a living room and a small pantry area (it is not a full kitchen) to store food and prepare a light meal or coffee. Climbing one flight of stairs leads to the second floor, which features a bedroom with a double bed and a sofa bed. Attached to the bedroom is the shower cabin and bathroom. Note that there are also three flights of stairs from the parking area to the accommodation.
The space
A B&B in the heart of Tuscany, immersed in the nature but very close to the main centers of tourist interest. Food lovers can order dinner and/or participate in our personalized cooking classes (2 to 4 people maximum). And if you like pottery you can visit our studio where we will explain you in detail our work.
Guest access
The house, nestled among vineyards, olive groves and on the outskirts of a wooded area, is surrounded by a large garden where you can relax away from the bustle of the city with a view of the valley and hill of Panzano in front of a good glass of Chianti.
Next to the living room you will find the breakfast room with a view to the valley and the garden. At breakfast (not included in the room rate and under request) we serve homemade, fresh, seasonal, and mainly local/organic products.

Renovation work has been carried out. The description of the accommodation reflects the new layout of the interior spaces, which differs from the previous one.

To fully explore the area and enjoy the beauty of Chianti, having a car is essential. Public transportation in the region is extremely limited and does not provide adequate connections.
CHILDREN
Children under two years old stay free of charge. However, if a travel cot with bedding is required, there is a cost of €10 per night.

Breakfast and dinner, not included in the price, are available upon request.
Cooking classes are also offered.
TAXES AND FEES
Please be aware that the following taxes apply:
- A €2 fee for invoices over €77.47 (according to Italian legislation). This fee is not included in the price and must always be paid directly at the B&B, preferably in cash.
- A Tourist Tax (€2/day/person for the first 7 nights) imposed by the Municipality of Greve in Chianti. If the Tourist Tax has not been collected by Airbnb, you will need to pay it directly to the B&B. Otherwise, please verify with Airbnb if you are eligible for an exemption (e.g. children under 14 years old) and request a refund from them.
LOCATION of the B&B
The house is located between Panzano and Greve in Chianti. To reach it, you will need to leave the main road and take a gravel road for 1.1 km. We recommend carefully reading the driving directions that will be provided to you upon confirmation of your booking.
PARKING at the B&B
A parking area is available within the property. To access the apartment from the parking area, there are 3 flights of stairs.
HEATING AND AC
Heating
The heating (radiators, stoves, and fireplaces) in Greve in Chianti is regulated by the Heating Plan of the Ministry for the Ecological Transition, allowing use from October 15 to April 15, for up to 13 hours per day, with a maximum temperature of 19°C ± 2°C.
AC
There is no air conditioning according to the description. Each room is equipped with a tower fan, which is provided during the summer months. If air conditioning is essential for you, we kindly suggest choosing another property that can offer this service.
CHECK-IN AND CHECK-OUT
Check-in
• Time: From 4:00 PM to 10:00 PM.
• Arrival: Upon arrival, it is mandatory to provide identification documents (passport or ID card) for the registration of all guests included in the booking. You will also be asked to sign the privacy policy and complete the billing information form.
• Assignment: Once registration is complete, you will be accompanied to your accommodation.
• Useful Information: During check-in, you will receive details on breakfast hours, service usage, Wi-Fi password, and other practical information. This is the ideal time to ask questions or clarify doubts.
Check-out
• Time: By 10:00 AM.
• Final Payment: Any additional expenses incurred during the stay (breakfasts, extra meals, additional services) will be settled at check-out.
• Tourist Tax: If applicable, it will be added to the total cost.
• Invoice Tax: A €2 tax will be added to the total cost if the invoice amount exceeds €77.48.
• Key Return: Room keys must be returned.
• Invoice: A final receipt with details of expenses and payments will be provided.
• If you plan to depart before 8:00 AM, please make sure to complete the check-out procedures the evening before.
