Beautiful four bedroom log cabin sits on grassy crest, overlooking pastures and woods with long distance, layered views. Large, open plan, main level features a cathedral ceiling with rough hewn beams, a comfortable sitting area with views of mountains, farmhouse breakfast table, and large kitchen for meal prep. Separate dining room provides setting for festive gatherings. Comfortable seating areas in upstairs loft and lower level TV room provide plenty of room to spread out for lounging and reading. The division of the four bedrooms between first and third levels makes it ideal for a two family getaway. The house has two and half baths. (Both fulls have showers.) Wraparound porch has multiple seating areas and a dining table to fully take advantage of the cool mountain air up at 3500’ feet.

Additional amenities include wi-fi, flat screen TV, DVR, DVD and fiber-optic cable, washer & dryer, air conditioning, lovely linens and duvets, cook’s kitchen with all of the essentials. Long range, layered mountain views from the main living room, loft, breakfast nook, kitchen and porch.

Each bedroom has a queen bed, and the largest basement bedroom has an additional twin bed. Additionally, the sofa up in the loft pulls out to a full size bed. All but one are brand new. Décor mixes new Mitchell Gold – Bob Williams upholstery with antiques, family heirlooms, and fun flea market finds.

For the younger kiddos, we have a portable high chair, pack’n’play and many toys available. We have tons of books and board games as well, as HHMtn Happy is our favorite place to go analog and focus on family fun.

Added in 2017 - Air conditioning!!! While we seldom need air conditioning due to our high elevation and mountain breezes, HHMtn Happy does have a brand-new central AC system to ensure your comfort, in addition to ceiling and portable fans. You can check "Ski Beech, NC" for typical weather forecasts for our area. Summer highs are typically in the upper 70s or low 80s.

Relax on the wrap around porch and watch the sun set over the mountains. Drink your morning coffee while watching deer graze in the yard and meadow. 2 acres of lawn and 6 acres woods are yours to explore. Our fire pit, Adirondack chairs, trails, giant jenga, portable cornhole boards, slackline, and porch swing await you!

The house will be fully accessible other than locked owners' closets and furnace room. Emergency access to furnace room can be given.

WINTER VISITORS, A NOTE ON OUR MOUNTAINOUS ROADS:
HHMtn Happy can only be reached by steep and winding mountain roads, which WILL BE icy in winter weather. In the Blue Ridge Mountains, such weather can occur anytime between November and April. Please be ready to drive in hazardous conditions, including snow and ice. Four wheel drive, good tires, and chains may all be required to safely access the house. The occurrence of snow, ice, rain, and fog are all a part of the beautiful Blue Ridge, and it is your responsibility to be prepared for any hazardous conditions that occur. There will be no refunds, allowances, or date changes due to weather or accessibility.

The whole house is yours during your stay. Hosts available to answer questions by phone and text, and have a caretaker nearby who can address any issues on site.

Our quiet mountain roads are great for long strolls. HHMtn Happy is just minutes from fishing and swimming in the Watauga River, including two of the best loved swimming holes in the High Country, the Watauga Gorge recreation area and Guy Ford. The Stone Mountain General Store is minutes away in the village of Bethel for supplies. HHMtn Happy is 20 minutes from Valle Crucis and the historic Mast General Store, 25 minutes from Boone and App State, 25 minutes from Watauga Lake, 40 minutes from Blowing Rock, and 35-40 minutes from Beech Mountain and 45 minutes from App & Sugar Mountain skiing.

All renters are required to comply with the below Vacation Rental Contract. The homeowner may send you a customized contract beforehand, however, under NC law, by our including it here, your acceptance of the terms below is implicit in your decision to rent our property.

VACATION RENTAL AGREEMENT
THIS IS A VACATION RENTAL AGREEMENT UNDER THE NORTH CAROLINA STATE VACATION RENTAL ACT. THIS ACT INCLUDES UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND EXPEDITED EVICTION OF TENANTS. YOUR SIGNATURE ON THIS DOCUMENT IS EVIDENCE OF YOUR ACCEPTANCE OF THIS AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL.

The "Owner" rents to the above named "Tenant" the vacation property, hereafter referred to as the "Premises", as described below under the following terms and conditions:

Departure Date(URL HIDDEN) (prior to 1:00 P.M).

4. FINANCIAL TERMS (example, your totals will vary):

Total due: $ 1000.00 to Owner through Airbnb, plus all applicable Airbnb fees and state and local taxes paid directly to Airbnb and a security deposit of $ 500.00 in the form of an Airbnb hold on tenant’s credit card.

Tenant authorizes Airbnb to disburse the total amount of the Advance Rent payment as set forth in this paragraph to the Owner prior to the Tenant's occupancy of the Premises, and the balance of the rent upon receipt from the Tenant. Tenant agrees to pay a $25.00 processing fee for any check of Tenant's that may be returned by the financial institution due to insufficient funds.

5. DAMAGES: Owner/Agent may charge the amount of any damages, pay for view TV charges, and excessive cleaning costs to include garbage removal.

6. TRUST ACCOUNT: All advance payments made by Tenant shall be held by Airbnb online payment system as a trust account. Tenant agrees that any advance payment may be deposited in an interest-bearing trust account and that any interest thereon shall accrue for the benefit of, and shall be paid to the owner, or as the owner directs. Airbnb will hold the security deposit, and if no damages are reported within 48 hours of Tenant’s departure, the whole of said deposit will be returned to Tenant.

7. TENANT DUTIES: Tenant agrees to the maintenance of the Premises, including but not limited to keeping the Premises as clean and safe as the conditions of the Premises permit and causing no unsafe or unsanitary conditions either in the premises or on the grounds around the premises, and to comply with the obligations imposed by the Vacation Rental Act. Further, the Tenant agrees to notify the Agent in writing of the need to replace or repair lights, appliances, smoke detectors, or any other item that requires maintenance. Tenant's breach of any duty contained in this paragraph shall be considered material, and shall result in the termination of Tenant's tenancy.

8. OWNER DUTIES: Owner agrees to provide the Premises in a clean and fit condition. If Owner cannot provide the Premises in a clean and fit condition at the time Tenant begins occupancy of the Premises, and is not able to substitute a reasonable comparable property, Owner shall refund to Tenant all payments made by Tenant. Owner shall conduct all brokerage activities in regard to this Agreement without respect to the race, creed, color, religion, sex, national origin, handicap or familial status of any tenant.

9. CANCELLATION: Deposit of 50% of total rental due at time of reservation. Balance of rental and security deposit due 15 days prior to occupancy. In the event of a cancellation by the Tenant for any reason, the following will apply: a) a full refund of the deposit if Tenant notifies Owner by 15 days prior to occupancy; b) between 7-14 days prior to occupancy, Owner will refund 50% of total rental and the security deposit, and c) with less than seven days notice, we will release the hold on you security deposit but keep the full rental amount the Tenant shall not receive any refund other than the security deposit, and all advanced rent received will be retained as liquidated damages. In scenarios b & c, Owner will allow Tenant to reschedule Tenant’s rental dates to an equal number of available days within three months of original dates and apply the retained rental monies to said dates, so long as said dates are agreed upon prior to the start of the originally booked rental period.

10. TRANSFER OF PREMISES: If the owner voluntarily transfers (sells) the Premises, Tenant has the right to enforce this Agreement against the grantee of the Premises if Tenant's occupancy under this Agreement is to end 180 days or less after the grantee's interest in the Premises is recorded. Tenant has no right to enforce the terms of this Agreement if Tenants occupancy is to end more than 180 days after such recordation. If the grantee does not honor this Agreement, Tenant is entitled to a refund of all advance rent paid by Tenant. Within 10 days after transfer of the Premises, the grantee or the grantee's agent is required to notify Tenant in writing of the transfer of the Premises, advise Tenant whether Tenant has the right to occupy the Premises subject to this Agreement, or receive a refund of any payments made by Tenant.

Upon termination of the owner's interest in the Premises, the owner, owner's agent or real estate agent is required to transfer all advance rent paid by Tenant to the owner's successor-in-interest within 30 days, and notify Tenant by mail of such transfer and of the transferee's name and address, or if tenant's occupancy under this Agreement is to end more than 180 days after recordation of the interest of the owner's successor-in-interest in the Premises, and the successor-in-interest has not agreed to honor this Agreement, all advance rent paid by Tenant must be transferred to Tenant within 30 days.

If the owner's interest in the Premises is involuntarily transferred prior to Tenant's occupancy of the Premises, the owner is required to refund to Tenant all advance rent paid by Tenant within 60 days after the transfer.

11. EXPEDITED EVICTION. The expedited eviction procedures set forth in the Vacation Rental Act applies to this agreement. Tenant may be evicted if Tenant holds over in possession after Tenant's tenancy has expired; commits a material breach of any provision of this Agreement that according to its terms would result in the termination of tenancy; fails to pay rent as required by this Agreement; or has obtained possession of the Premises by fraud or misrepresentation.

12. INDEMNIFICATION AND HOLD HARMLESS; ASSIGNMENT; RIGHT OF ENTRY: Tenant agrees to indemnify and hold harmless agent and the owner from and against any liability for personal injury or property damage sustained by any person (including Tenant's guests) as a result of any cause, unless caused by the negligent or willful act of Agent or the owner, or the failure of Agent or the owner to comply with the Vacation Rental Act. Tenant agrees that Agent, the owner or their respective representatives may enter the Premises during reasonable hours to inspect the Premises, to make such repairs, alterations or improvements thereto as Agent or owner may deem appropriate, or to show the Premises to prospective purchasers or tenants. Tenant shall not assign this Agreement or sublet the Premises in whole or part without written permission of Agent.

13. PETS AND TOBACCO USE:
Dogs allowed with prior approval by Owner. Damages by pets will be charged as described under paragraph (5) above.

Smoking: Absolutely no smoking is allowed in the house or on any portion of the exterior porches, staircases, and decks. Tenant's breach of this provision shall be considered material, and shall result in the termination of Tenant's tenancy and the loss of Tenant’s security deposit.
