The space
Sitting atop the multi award-winning, carbon neutral Ferrars & York building, HV.Hotel is an ever evolving, living laboratory of ideas and collaborators that sit at the intersection of design and sustainability.
Inside this 2 bedroom apartment with uninterrupted views of the city & market, you will find a curation of Australian and Scandinavian design, with pieces from Great Dane Furniture, Tait, Brodware, Robert Gordon, INBED, Armadillo, Urban Commons, Nordic Blinds and SHADES. Every piece has been carefully selected with purpose, finding balance between quality, value and environmental impact. Importantly, we look for pieces that are enduring by nature with low embodied energy and carbon, responsibly sourced materials and a lighter ecological footprint.
Curated exclusively by renowned local gallerist Vivien Anderson, an ever-evolving contemporary artwork collection throughout the space features some of Australia’s most exceptional indigenous artists.
Designed for up to four travellers, HV.Hotel features two queen-size bedrooms with IN BED 100% linen bedding, together with plenty of storage space to hang or fold.
The light filled kitchen comprises all-electric appliances, including an all-electric induction cooktop, oven and dishwasher all made by premium Swiss appliance manufacturer V-ZUG. The space is fully appointed by Robert Gordon pottery and MAKE Designed Objects, with a comprehensive set of cookware and utensils from Scanpan, Alessi and Bialetti to Joseph Joseph. We encourage you to use the kitchen during your stay, making use of our cookbooks to inspire and filling the market bag provided to the brim with goodies from the local market.
Locally sourced olive oil, salt and pepper, Padre coffee and Tea Drop loose leaf tea are provided with our compliments, and fresh herbs from the private terrace are yours to pick as needed. Our four-stream bin system simplifies the way any items are discarded, preventing recyclable resources ending up in landfill.
Spend your stay lounging on Illum Wikkelsø’s Australia Sofa from Great Dane, absorbed in a novel or coffee table book from our collection. Locally made BINQ double-glazed timber windows and doors frame your view across the city and South Melbourne whilst providing exceptional acoustic insulation from external sounds and temperature fluctuation.
An oversized floor to ceiling rain shower by Brodware is the centrepiece of the light-filled bathroom, flanked by fluted glass to diffuse light. Atop the vanity sits a hand-made ceramic basin, locally designed and made by third generation Australian potter, Robert Gordon.
Locally made Leif body and hair care products, together with ultra-soft INBED towels, are provided for use during your stay.
HV.Hotel features a euro laundry, equipped with a sink and V-ZUG washing machine, with refillable Zero Co cleaning products for a spotless, zero waste experience.
Enjoy access to the outdoors via your private terrace, with bar seating by Tait and greenery filled planters, locally designed by Urban Commons. Or, take in the views across South Melbourne and the city from the communal roof yard, complete with fireplace and plenty of firewood for the cooler seasons.

Located in the award-winning Ferrars & York building, HV.Hotel is located on the fifth floor and is accessible via the lift or central light-filled stairway. Guests also enjoy access to the building’s communal roof yard with BBQ, seating and fireplace.

HV.Hotel exists on our strong belief that the buildings we choose to live in can drive the positive impact our cities deserve. Centralised systems for energy, heating, cooling, waste and water see environmental impact significantly lowered.
HV.Hotel is embodied carbon neutral with Climate Active, verified by third party assessment. Embodied carbon quantifies the amount of carbon emitted during a building's construction, with the construction industry a major contributor of greenhouse gas emissions in Australia.
HV.Hotel is also set up to be carbon neutral in its operation as a 100% electric apartment powered by 100% renewable GreenPower electricity.
Well ventilated homes with fresh air have multiple benefits. Good ventilation removes stale air and odours, mitigating against condensation and mould growth. HV.Hotel features an Energy Recovery Ventilation (ERV) system, engineered to draw fresh air in from outside, and remove stale internal air. Running continuously, the ERV provides a constant supply of fresh, filtered air to HV.Hotel, whilst maintaining a healthy indoor environment.
The emissions associated with paints, sealants and adhesives used in construction can continue to permeate our environments after installation. These Volatile Organic Compounds (VOC) can have negative human health impacts, including headaches and respiratory issues. All paints, sealants and adhesives at HV.Hotel are low VOC.
Reclaimed or recycled materials have been used where possible, including reclaimed messmate timber floorboards. These floorboards have been salvaged from demolished buildings in Victoria and then machined into engineered floorboards, giving them a new life.
HV.Hotel’s light-coloured roof absorbs less heat, facilitating urban cooling and increased comfort during your stay.
