‘Reed Warbler’ is a spacious contemporary Penthouse apartment which enjoys beautiful westerly views over Swillbrook Lake/Nature Reserve. One of the main features of the apartment is the large roof top terrace, which provides outdoor dining, where you can enjoy some stunning sun sets and relax after your fun filled day.

The space
SLEEPS 4 + 1 BABY ( TRAVEL COT PROVIDED)
KITCHEN
It is an open plan kitchen comprising of white gloss unit with built-in fridge/freezer, dishwasher, washer/dryer, single oven,gas hob and Nespresso Coffee machine. Fully equipped to accommodate four guests with dining table and 4 chairs.
LOUNGE/DINING AREA
The open plan lounge/dining area is a great example of contemporary living. There is a comfortable sofa, coffee table, TV (Fire stick access for Netflix, Amazon TV and Disney plus with you own account) and Amazon Alexa. There is access onto the decking/balcony area from the lounge.
BEDROOMS
This apartment has two spacious, well-designed bedrooms. The first of the bedrooms is a master double room, with a built in wardrobe with plenty of space and en-suite bathroom with shower over the bath. This bedroom has access to the balcony, so you can enjoy those lakeside views whilst enjoying your morning coffee in bed. The second bedroom is a double room (zip lock beds which can be made into two singles- please advise when booking) with en-suite shower room.
If you are allergic to feathers please enquire directly with host, as you may wish to bring your own bedding.
BALCONY
The large private balcony is a secure balustraded area which has an outdoor table and chairs for 4 people as well as a sofa and coffee table for you to enjoy morning breakfast or a sundowner or two in the evening.
From the balcony you will see an array of birds and wildlife, ranging from swans, moorhens and otters
Guest access
The on-site Spa has an outdoor eco-pool, naturally filtered by water lilies. There are two more 20m heated pools – one indoor and one outdoor, a steam room, a sauna and a technogym. Treatments are also available at the spa.
There are Tennis and MUGA courts onsite along with a lakeside nature reserve which is comprised of eight lakes, two rivers and miles of walking trails.
You will also find The Activity Hub onsite and they manage all the equipment hire of bikes, canoes and kayaks - there's something for everyone!
Seasonal Closures
Somerford Lagoon Lake is closed from October to March due to nesting birds. The nearest canoe launch point is located near Mill Village as marked on the Estate Map.
The outdoor Mill Village pool closes after the October half term and does not re-open until Easter.
The Miss Mouse Trail, run by the activity hub closes for the winter months. This is from 1st November to the Easter holidays.
Other things to note
Bath, hand, and tea towels are provided as well as bed linen, bin liners, and dishwasher tablets.
Property is self-catered. The house is fully equipped with cutlery and crockery.
Spa use included but subject to availability (Opening times will be in welcome pack). Pool towels can be rented from the Spa, please contact the Spa directly to arrange this.
On-site restaurant and small market shop with seasonal opening hours. Availability can book up in peak weeks so contact Ballihoo prior to arrival to not miss out.
Bike and watercraft hire are available at the Activity Hub as well as lessons.
This property does not have direct lake access as it is on a nature reserve lake, however most of the surrounding lakes do have access, please check with the team at the Activity Hub.
Please be aware that the vegetation surrounding the property is subject to change according to the time of year. This may mean that the views represented in the photos above may vary depending on the season in which you stay.
Normal check-in is from 4 pm. Out of peak season, early check-in of 2 pm may be available (at an additional fee). Please contact me directly.
Check out during off-peak dates is by 10 am on the day of departure. During peak dates (school holidays) check out is at 9 am.
Travel cot and highchair are available, please advise at the time of booking. Guests to provide their own linen and mattress for the travel cot.
There is an 11 pm noise curfew on the estate.
There are 3 electric vehicle charging points (2 are free!) on the estate that operate on a first come first use basis.
One designated parking space in front of apartment block – please use the nearby overflow car park or visitor spaces for additional cars.
