Guests will have exclusive access to the entire home during their stay. Parking on the driveway is shared with the adjacent historic home, which is also available for rent on Airbnb. Rest assured that we have made arrangements to ensure that parking is convenient and accessible for all guests.

Other things to note
RENTAL AGREEMENT

A signed rental agreement is required to comply with insurance and liability requirements. After booking, we’ll request the guest’s email address through Airbnb messaging in order to send the agreement via DocuSign. The agreement must be completed within 48 hours of receipt to avoid cancellation of the reservation.

MAXIMUM OCCUPANCY

All additional guests and daytime visitors must be disclosed to and approved by the host in advance. Unauthorized additional guests may result in immediate eviction and forfeiture of all amounts paid.

SMOKING, VAPING & ILLEGAL DRUGS

Smoking, vaping, or using illegal drugs is prohibited inside or on the property. A violation will incur an immediate charge of $500, plus any additional costs required to remove odors or remediate damage.

PETS AND ANIMALS

No animals of any kind will be allowed on the premises without prior written approval. A Pet Addendum is required for approval of pets, emotional support, or service animals. Approved pets are subject to a $100 per pet per stay fee. Pets must not cause disturbance to neighbors, must be leashed outdoors, and are not permitted on beds or furniture unless protective coverings are used. Additional cleaning fees may apply if pet hair or damage is found.

QUIET HOURS & NOISE MONITOR

Quiet hours are 10 PM to 7 AM per Lancaster County ordinance and must be observed at all times. Guests must keep noise levels to a minimum to avoid disturbing neighboring properties.
The property is equipped with a Minut noise monitoring device located outdoors near the plunge pool. This device measures sound levels only (it does not record audio or video) and alerts the host if noise exceeds a reasonable threshold. By signing the agreement and booking, guests acknowledge and consent to the use of this non-recording noise monitoring device.

SHARED DRIVEWAY & PROPERTY LINES

This property shares a driveway with the adjacent historic home (also operated by Perennial Stays). If you have not rented both properties together, you and your guests (including pets) must remain on your side of the property to respect the privacy of guests next door. Unauthorized use of the neighboring property is grounds for eviction without refund.

PARKING

Parking is limited to the designated spaces in the circular driveway. Do not park or drive on the grass at any time, as it may damage the lawn or septic fields.

SEPTIC SYSTEM & PLUMBING

The property operates on a septic system. Only toilet paper may be flushed. Do not flush wipes, paper towels, feminine products, or anything labeled “flushable.” Any damage caused by improper use will be the guest’s responsibility.

POOL USE & SAFETY

The property includes a heated saltwater plunge pool for guest use. Guests acknowledge that the pool is used at their own risk. Children and non-swimmers must be closely supervised by an adult at all times. Guests agree to:

Keep the pool cover closed when not in use.

Refrain from using the pool while under the influence of alcohol or drugs.

Not tamper with pool equipment or safety features.

Follow all rules provided in the guidebook and rental agreement.

Any damage, misuse, or failure to comply with safety guidelines may result in additional charges or eviction.

SECURITY CAMERAS & TECHNOLOGY

There are no interior cameras. Exterior cameras are located at the front entrance and pool area for the safety and protection of guests and property. Cameras record briefly upon motion activation and may not be tampered with or covered. Any attempt to disable or obscure cameras, smart devices, or access systems will result in immediate eviction without refund.

INTERNET USAGE & LIABILITY

Internet access is provided for guest enjoyment. Illegal activity, spamming, or unauthorized downloads are prohibited. The host is not responsible for any outages beyond their control and will not issue refunds for temporary service interruptions. Guests are responsible for securing their own devices and data.

FALSIFIED RESERVATIONS

If a reservation is made under false pretenses — including but not limited to misrepresented age, number of guests, third-party bookings, or undisclosed animals — the guest will be subject to immediate eviction and forfeiture of all funds.

CANCELLATION POLICY

Guests may cancel according to the booking platform’s policy. Outside the free cancellation window, rent and host fees (minus a $100 administrative fee) may be refunded only if the same or partial dates are rebooked. If rebooked at a lower rate, the difference will not be refunded. Travel insurance is strongly recommended.

EVENTS & COMMERCIAL USE

The property may not be used for parties, weddings, receptions, or any other gathering exceeding the maximum occupancy. Unauthorized events will result in a $1,000 fine and immediate eviction without refund.
Filming or photography for commercial use requires prior written consent from the host. Social media posts must tag or credit @PerennialStays when applicable.

CHILD SAFETY

The home is not childproofed. Guests are responsible for supervising children at all times. Due to the home’s historic nature, stairs may be steep or uneven and not suitable for guests with mobility limitations. Guests assume all risks related to child and stair safety.

INDEMNIFICATION & HOLD HARMLESS

Guests agree to indemnify and hold harmless the host, property owner, and their agents from all claims, liabilities, or expenses arising out of the guest’s use or occupancy of the property and amenities, including personal injury, property damage, or loss of personal belongings.

LEGAL ACTION & GOVERNING LAW

This agreement is governed by the laws of the Commonwealth of Pennsylvania. Any disputes shall first be addressed through mediation or arbitration before legal action. The prevailing party in any legal proceeding shall be entitled to reimbursement of reasonable attorney fees and court costs.
