Comfy bed for better sleep

The room-darkening shades and extra bedding are loved by guests.
A cozy studio apartment; this converted garage space has tall ceilings making it feel light and airy. Located in Bend's Orchard District, it is walking distance to Hollinshead Park & Pilot Butte. We are NOT within walking distance to downtown, however it is only a 5 minute drive to downtown & 15 minutes to outdoor recreation opportunities. Hosts live in the main house. LGBQT+ BIPOC friendly.

The space
This updated studio apartment has high ceilings and great light. There is a new ultra-comfy Tuft & Needle queen bed, sitting area, and an antique armoire to unpack your bag.

The bathroom has soap and a hair dryer, a spacious shower with shampoo, conditioner and body wash.

The fully-equipped kitchenette includes a drip coffee pot (regular coffee, decaf, sugar and non-dairy creamer stocked as well), electric tea kettle and an assortment of teas, double burner hot plate, pots and pans, toaster oven, microwave and mini-fridge/freezer.

Convenient off street parking--pull right up to the door if you like.

There is an iron and ironing board.

There is wifi but no TV.

Sorry, but we cannot accept pets at this time.

Guest access
You will have your own entrance to the Studio, which is attached but separate, from the main house. The door has a keypad, you will receive the access code after booking.

Other things to note
Our dog's name is Gus, he's new to us as of December 2023, very friendly and may come say hi if you are outside at the same time as we are.

Jenni teaches singing lessons so you may see people coming and going throughout the day.

The windows let in a lot of light. For your comfort during warmer weather, keep the drapes closed during the early morning and the heat of the day.

Good Neighbor Guidelines

The Good Neighbor Guidelines (GNG) were created to educate Short Term Rental (STR) owners and tenants/guests on the importance of being a good neighbor.

Welcome neighbors! Be nice, you’re in Bend!

1. 24-Hour Contact Information. If at any time you have concerns about your stay or in regards to your neighbors, please call the 24-hour contact number listed in the rental
lease agreement or posted in the unit. In the event of an emergency, please call 911.

2. General Respect for Neighbors. Be friendly, courteous, and treat your neighbors like you want to be treated. Respect your neighbors and their property.

3. Noise. Be considerate of the neighborhood and your neighbor’s right to the quiet enjoyment of their home and property, especially after 10 p.m.

4. Maintenance of Property. Be sure to pick up after yourself and keep the property clean, presentable and free of trash.

5. Garbage Disposal. Place trash and recycling containers at the appropriate place and time for pickup. Return trash and recycling containers to the designated location within 12 hours after pickup. Cigarette butts should be properly extinguished and disposed of in the garbage.

6. Parking & Traffic Safety. Refer to the parking diagram posted in the unit and park on-site whenever possible. Do not park on lawns or in a manner which blocks driveways, sidewalks, alleys or mailboxes. Drive slowly through neighborhoods and watch for pedestrians and children playing.

7. Pets. Promptly clean-up after your pets. Prevent excessive and prolonged barking, and keep pets from roaming the neighborhood. Control aggressive pets, and be sure to abide by the local leash laws. Store pet food indoors and in a secure container to reduce the likelihood of unwanted pest problems.

8. Tenant/Guest Responsibility. Approved guests and visitors are expected to follow the Good Neighbor Guidelines. Be sure to read your rental agreement for additional terms and restrictions which may include consequences for violating the Good Neighbor
Guidelines.

Neighborhood highlights

The Studio is located in the up and coming neighborhood of Midtown. While not on Bend's swanky west side, this part of town sports larger lots, plenty of parking, and real Bendites living next door! It's just a 5 minute drive to Downtown, 20 minutes to Phil's Trail and other mountain bike trails, 40 minutes to Mt. Bachelor, and just a hop, skip and jump to the beautiful hikes out East of Bend.

For reasonably priced drinks and dinner, we love Spork on the Westside. And for a good old fashioned burger or a fat breakfast, Pilot Butte Burger is in the hood. There are two locations for Strictly Organic coffee or try an Ocean Roll at Sparrow Bakery. Find a great breakfast, lunch or dinner at Jackson's Corner--Eastside is nearby, the Westside location is close to downtown and the river. All are within a ten minute drive from the Studio.

If you want to take a nearby stroll, a hike up Pilot Butte (located a mile from the Studio) is a great way to see the entire city of Bend as well as the surrounding mountain ranges. The lush Hollinshead park is just four blocks away.
