Mountain Rose Farm is a private horse farm in the Finger Lakes owned by two country-born-&-raised sisters. Located on 92 scenic park-like acres, the farm invites you to take a step back and enjoy the trails through the woods or relax by the secluded pond. Though the farm feels remote, it is only minutes away from many wineries and Keuka Lake. The Studio Loft offers a full kitchen, spacious studio layout, and barn beam accents. You can even add horseback riding to your stay at Mountain Rose!

The space
Mountain Rose Farm’s Studio Loft is perfect for two adults and two children for a farm getaway but if you are looking to vacation with more friends/family, our Guest Cottage beside the Loft Studio is also available for rent (subject to availability) and sleeps two.

We are located in the Mount Washington area in a peaceful valley down a quiet country road. The cottage is set back from the road to give you a quiet and private stay bordered by a babbling stream. We provide comfortable accommodations in our fully furnished Guest Studio Loft above our garage. This spacious studio includes a full kitchen with a conventional oven and stovetop, microwave, refrigerator/freezer, dishwasher, blender, coffee maker, toaster, cookware, dining set, various spices, etc. The Studio Loft is furnished with a four-poster queen bed handcrafted from beams out of an old tobacco barn, additional small bedroom with a twin bunkbed for kids, large kitchen island for dining with three bar stools, two reclining couches, recliner, flat-screen TV with Roku, and indoor propane fireplace. A washer and dryer are available for your use in the garage downstairs. Outdoor space includes a front porch with porch swing, and propane grill. Also, we provide a bundle of firewood for an evening campfire and marshmallows down at the fire ring! If needed, more firewood is available here for $5/bundle.
Enjoy the view from the porch and you may even catch sight of the whitetail deer, squirrels, wild turkey, and occasional fox who call Mountain Rose their home too. The farm is a dark skies location with incredible stargazing on clear nights as the Milky Way is right overhead!
*Studio Loft is accessed by garage entrance door and up a flight of stairs. Inner door to Studio Loft has deadbolt and access code.

Guest access
The upstairs Studio Loft is for your personal use and you are free to use and enjoy all spaces and amenities upstairs. The downstairs garage/workshop (you will walk through this space to access the Loft stairs entrance) is our personal storage space and any items down there are not to be used unless permission is granted. The washer and dryer are located in this downstairs space which you may use as convenient. Please note that this washer and dryer is shared with the cottage guests as well. The ground level front porch of the Studio Loft is for your private use, as well as the grill and picnic table to the right side of the Studio Loft around the corner. The yard, creek, fish pond, and trails are all available for your enjoyment but could be shared with any cottage guests. The Cottage porch, grill, patio are for the cottage renters only. You are welcome to visit the horses along the fence lines but no one is permitted to enter the pastures or stalls unless one of us is present and permission has been granted.

*The loft space is only accessible by a flight of stairs
*WiFi and TV streaming are available
*No pets or farm animals inside the Loft Studio, please.
*We may be a working horse farm, but equestrians and non-equestrians alike are more than welcome!
*Streaming via the wifi may be slow at times and cell phone service at certain spots on the farm and the surrounding back roads can be in and out. So if you are looking for the fastest internet and the best cell service, our farm may not be the best option for you.
*Please note that we are situated a couple miles down a dirt road

Horseback Riding and Accommodation
In addition to vacation accommodation, we offer hour long horseback trail rides (for ages 8+) around our property if you wish to add this experience to your stay. Trail rides are in addition to your stay ($75/person) and reservations must be made by calling/texting us for a time slot. Although pets inside are not allowed, we welcome the larger outdoor pets as guests are encouraged to bring their own horses! For the horse owner looking for a new place to ride with their own horse, we provide pastures, open-air stalls, and great trails for your use on our property and state forest land with trails nearby. Horse accommodation requires a current negative Coggins. A 12x12 stall with bedding and stud-style, personal paddock turnout is available for $40/horse/night, and you are responsible for your stall(s) cleanup. Pasture paddock only is $35/horse/day.

Hammondsport offers shopping, restaurants, groceries, and access to Keuka Lake. During the summer season enjoy the various events held in the village square or walk along the waterfront. Along both sides of the lake are many wineries and restaurants offering spectacular views of Keuka Lake and the surrounding vineyard-covered hills. Take a hike on the Finger Lakes trail or one of the many gorge trails in the area.

We wanted to extend that farm life experience to others with some down-to-earth hospitality. In 2021 we bought this 92-acre farm to offer a calm and relaxing getaway to guests on a working horse farm in the gateway of Wine Country.
