Waterfront lake house w/ 1500 SF, 3BR, 2BA,open concept living room/kitchen+lower level is the perfect destination for your next getaway. Central Lakes Region location, our home features new modern coastal furnishings, expansive deck + patio overlooking stunning views of the lake. Enjoy private dock for fishing, gradual walk out beach area, s'mores around the firepit, kayak, canoe, paddle board, ice skate, ice fish+ skiing. Perfect for families!
The space
The property is 1500 +/- sf, 3BR, 2BA with a finished lower level and pull out queen sofa. New central air conditioning, professionally decorated featuring floor-to-ceiling windows for the best views of the lake. We provide luxurious bedding/sheets/towels.
All mattresses, pillows have hypoallergenic protectors and all bedding including blankets are washed for each stay. *Newly installed EV charger level 2 on site*
FIRST FLOOR: has an open concept kitchen living room space featuring modern coastal decor, electric fireplace with 2 bedrooms and 1 full bath.
FIRST FLOOR BEDROOM: is located off the kitchen/living room and has a queen bed, 2 night tables with lamps, vaulted ceilings with large windows, blinds for privacy and a closet with shelving, luggage racks and hangers.
FIRST FLOOR BUNK ROOM: is located off the living room area with a bunk set (two twins), vaulted ceiling, closet with luggage rack, shelving and hangers.
KITCHEN: Fully equipped, stainless steel appliances, dishwasher, U shaped w/seating for four, gas stove and electric oven, Alex available to plug in for use, drip coffee maker, Keurig coffee maker, toaster, cooking basics pots/pans, cooking utensils, dishware, flatware and wine glasses. Spices, dish detergent and dishwashing pods.
LIVING ROOM(first floor) : Leather sectional couch, 2 accent chairs, coffee table and large flat screen Smart TV for streaming services, ceiling fan, entire wall of floor to ceiling windows overlooking the lake. Loft NOT part of rental.
FIRST FLOOR FULL BATHROOM: Custom modern walk in tiled shower with frameless glass shower doors, vanity with bath towels.
FINISHED LOWER LEVEL:
BEDROOM 3: Queen bed with two night tables, lamps and closet with luggage rack, shelving with hangers and gorgeous view of lake.
Living Room Area: Smart TV, queen sofa bed, dart board with walk out french doors to newly installed paver patio overlooking lake and firepit. Perfect for kids!
BATHROOM: Walk in modern custom tiled corner shower with glass doors, pedestal sink + stackable washer/dryer.
*NOTE: We have security cameras on the exterior deck, the shed roof and the front corner of the house. We have an ALEXA in the kitchen that is unplugged but you are welcome to use it.
OUTDOOR SPACES:
DECK: Located directly off the living room, our new large composite deck with outdoor dining set with 6 chairs, outdoor sectional with seating for 6-8, 2 floor poufs, gas grill and solar deck lighting, bluetooth speakers, spot light that lights up backyard and gorgeous views of the lake.
PATIO: located directly off finished lower level, our newly installed paver patio with outdoor sofa, two accent chairs and coffee table surrounded by lush hydrangea bushes, tropical rock landscape overlooking the lake and firepit
FIRE PIT: Firepit with adirondack resin chairs located on our newly installed backyard lawn near the lake
OUTDOOR ACTIVITIES:
Water entry and our dock is shallow with a gradual walk out (not deep) great for small children, kayaks, paddle boards, canoe, 2 seat fishing boat with paddles, fire pit w/6 chairs and gas grill.
During the Fall months, enjoy leaf peeping with gorgeous fall foliage and many hiking trails nearby.
In the winter, enjoy ice fishing, ice skating, and snow shoeing right on the lake outside your door. Gunstock Resort is nearby and has great skiing, sledding, and tubing!
OTHER AMENITIES: Free (highest speed) WiFi, Netflix/Hulu/FireTV/linens/bath towels/beach towels included, washer and dryer for laundry, keyless entry, starter sets of paper towels, shampoos, toilet paper and laundry detergent.
BOAT DOCK/FIRE PIT/GRILL (for fishing/swimming) Available from end of May through early October. Kayaks, paddle boards ect. not available once ice freezes.
SHED: Shed will have garbage barrels on outside wall, leaf blower to clean off deck and patio and outdoor lounge chairs, life preservers, raft (s) ect.
PARKING: Driveway ( Up to 4 vehicles), No on street parking permitted.
SAFETY: Our house has security cameras located in the exterior front, side and rear of house. The neighborhood is quiet and very friendly.
OTHER NOTES:
1. No parties, No smoking of any kind and/or vaping & due to allergies of future guests we unfortunately DO NOT ALLOW PETS*.
2. As with any lake or body of water, the Lakes in the NH region are regularly tested to ensure they are safe for swimming and fishing. If the lake is closed due to safety reasons at any time or circumstances beyond our control by the NH state or local authorities, we are unable to refund for these events. Warnings include but not limited to: snow storms, hurricanes or summer lake related warnings. Kayaking, boating and use of our private dock can still be enjoyed.
3. Summer months are Saturday to Saturday bookings. Please message if you need a different check in day and we will do our best to accommodate.
4. We cannot accommodate a boat (lake is private with no public access )

Only 15 minutes from our location, Alton Bay on Lake Winnipesaukee offers a mix of boating, dining and ice activities. Watch ice fishermen or enjoy the peaceful scenery. You might even spot the lake's surface doubling as an impromptu ice runway.
Perfect Base for Day Trips
Our home is more than a stay, it's central for several for day trips to Ice Castles, Portsmouth, Castle in the Clouds, and several lakes region activities.
Perfect for a quick getaway with friends, family or a romantic stay. Enjoy ice skating or ice fishing right out our back door.
Guest access
You will have access to the entire home and yard. Our home has a private dock, private beach area and you will have access to our private kayaks/paddle boards and fishing boat. Paddle boards and Kayaks are not available once lake starts to freeze. If our pontoon boat/jet skis tied to the dock, please do not touch or enter the boat. The pontoon boat/jet skis are not part of the rental. The dock, firepit, outdoor furniture and grill are available for use from Memorial Day to Columbus Day Weekend. You will also have access to the other beaches in the colony of which 2 are within walking distance and a tennis court. Any amenities in the colony that require a "key phob" to access, renters do NOT have access to. We cannot accommodate a boat (private lake - no public ramp)
Other things to note
You have access to entire house. The loft off the open kitchen/living room area (as seen in pictures) is used for storage and NOT accessible/usable/not part of rental. Family oriented neighborhood - Quiet time after 10pm.

If you are considering our property for young children, we advise contacting us in advance, as the home is not baby- or toddler-proof. While we do not have safety locks on cabinets, we may be able to accommodate reasonable requests. Mesh gates are provided at the top of interior and exterior deck stairs as a deterrent, not as a guaranteed safety measure. Additionally, the property includes waterfront access and exterior areas that require careful supervision of children. The safety and supervision of children are the sole responsibility of the guest, and we assume no liability for any injuries or incidents that may occur, including those related to the home’s interior, exterior, or waterfront areas.
Our dock is located in a shallow area so no diving for safety reasons.
Lakes in the NH region are regularly tested to ensure safety for swimming and fishing. In the event of a closure or warning issued by state or local authorities, due to circumstances beyond our control, such as weather-related conditions, we are unable to offer refunds. These warnings include but are not limited to: snowstorms, hurricanes, or summer lake advisories.
