Located just north of downtown Palm Springs, you'll find this centrally located, elegantly appointed modern home with all the amenities you seek for a restful, relaxing stay in the sun.

Warm your soul in the beautiful pool and spa which are the focal point of the home (heating optional). The home forms a U-shape around the pool and spa to create a private and semi-protected pool area surrounded by covered patios and veranda space. This space is thoughtfully furnished with an outdoor dining area for 8, a lounge area with comfortable seating and a gas fire feature, ceiling fans, and even an outdoor shower. The multiple doors and windows lead into the living and dining room on one side, the hall in the middle, and the primary bedroom on the other side.

In the backyard, you'll find plenty of sunny areas with lounge chairs for sunbathing and a small putting green to practice your shot. Around the corner is another small seating area with a built-in gas grill and entry to the kitchen.

Back inside the home, we start with garage parking for one car and driveway parking for 2 more cars. The grand entry leads to a beautifully appointed Library/Den on one side and the first bedroom on the other. The Library provides a peaceful room for sitting and conversing or reading, playing games, or taking in the incredible Mt. San Jacinto views out the front windows. There is a wet/bar/pantry that goes between the Library to the Kitchen complete with ample cabinetry, wine fridge, and sink.

This leads to a very large, truly gourmet kitchen. The kitchen is made for cooking while entertaining. This large, open concept Living/Kitchen and Dining room are the central space of the home and you'll no doubt spend most of your time here when not outside. The kitchen is very well stocked and you should find everything you will need to cook complete meals and entertain your family and guests. There is counter seating at the large breakfast bar.

The gas BBQ grill is located just outside the kitchen door for convenience while grilling.

The dining room has a comfortable and elegant formal dining table for 8.

The living room area is complete with a large sectional sofa, lounge chair, and a 65" HDTV with basic cable and streaming capabilities. There is a gas fireplace at the center of the room.

Down the hall, you'll find a 1/2 bath and a full laundry room with a sink and ironing area.

The first bedroom is off the entry hall and has a King bed, flatscreen TV, lounge chair, and an ensuite bath.

The second bedroom is down the hall opposite the primary bedroom and has
a King bed, lounge chair, flatscreen TV, and an ensuite bath.

The primary bedroom is an elegant and spacious suite with a living area furnished with a sofa and lounge chair, flatscreen TV, a bedroom with a King bed, and a large ensuite bath with a shower, jetted tub, double vanity, toilet room, and door leading to the pool and the outdoor shower.

Guest access
Guests have access to the entire home. There is one car parked in the garage leaving one space available for guests to use.

Other things to note
**Due to the mechanical limits of air conditioning equipment and the extreme temperatures in the desert during summer months, thermostats cannot be turned below 72 degrees. 72 is a very comfortable indoor temperature when outdoor temps are over 105-120 degrees.

**Pool heat is optional and available at a daily rate of $99 per day $599 per week. Pool heat is suggested during the months of November - May. Pool heaters run each day from 7 a.m. until 5 p.m.

The spa heat is included in the nightly rate and you do not need to heat the pool to use the spa. Pool heat fees are collected separately and are not subject to tax. If you would like to have the pool heated, we will invoice for the fee separately as a payment request via Airbnb.

This home is a smoke-free and pets are welcome up to 2 dogs under 50 lbs with a one time fee.

**By City of Palm Springs Ordinance, the following are required to rent a short term rental in the city:

1. Renter (responsible party) must be at least 25 years of age.
2. Responsible party must present government issued I.D. prior check-in and I.D. must be copied (photographed). A copy of I.D. is kept by management while guest is at property and will be shared with Vacation Rental Compliance Officials on demand as required by law.
3. Responsible party (renter) is required to sign a short term rental agreement (contract) prior to check-in.
4. All guests are required to print and sign their names to the document “City of Palm Springs VR Statement of Rules and Regulations” which confirms that the Good Neighbor Brochure has been read and understood by all adult occupants.
5. No more than 2 adults per bedroom are allowed to occupy the home overnight with 2 additional guests allowed during daytime hours. (Additional guests suspended during Covid orders)
6. No more than 1 car per bedroom are allowed to be parked at the house overnight with 1 additional car allowed during daytime hours.
7. No parties or events can be held at the house (defined as a gathering that brings more than the allowable occupancy level to the house)
8. Trash must be kept in the provided receptacle out of public view.
9. Dogs (where allowed by the owner) are to be kept on a leash at all times when not in the home or in the confined space of the property. Dogs are to be kept from barking. A consistently barking dog is considered a nuisance.
10. Outdoor music is prohibited 24 hours per day. It is further expected that noise created at the home will not be audible beyond the property line.

**These rules are set forth by City Ordinance and apply to ALL short-term rentals in the City of Palm Springs. They are intended to help create peaceful neighborhoods in which rentals exist.
