Guests have full access to the master bedroom (king room), queen room, dining room, and kitchen on the first floor, as well as the game room, boat room, deer room, and princess room on the second floor.

The tables and chairs include plain white tablecloths.
Setup and breakdown of tables and chairs is included.
To protect the property, no outside equipment is allowed.
Guests can bring their own decorations and tablecloths.

Guests have full access to the master bedroom (king room), queen room, dining room, and kitchen on the first floor, as well as the game room, boat room, deer room, and princess room on the second floor.

🌿 1. Who can host an event
Registered guests (up to 18 official overnight guests) can host an event at no additional cost, as long as there are no outside visitors.
If you plan to receive visitors, please request prior approval.
(Approval is required for anyone who is not registered as an overnight guest).
💵 2. Visitor Fees and Event Fees
Visitor Fee (Small Groups)
For up to 6 visitors per day, the fee is $5 per person.
This small, symbolic fee helps us manage the property responsibly and avoid unplanned large gatherings.
For really short, small visits, we are flexible; just let us know in advance.
Definition of Event and Rates
Any gathering of 7 or more visitors in a single day is considered an Event, regardless of the purpose.
Event rates apply for gatherings of up to 35 attendees in total (registered guests + visitors + staff).
The event fee is based on several factors, including:
- Total number of attendees
- Event duration
- Event type
- Any necessary equipment or assembly
Package-Based Rates
For events, we use a package rate system instead of itemized charges.
This approach keeps everything simple and consistent, and avoids the confusion or stress that can arise when costs are itemized or negotiated on an individual line-by-line basis.
For this reason, it is not possible to remove or modify specific components of the package upon request.
Sample Reference (Not a Detailed Breakdown)
To give you a sense of the actual costs:
If you were renting equipment for an event with approximately 30 people – including 5 tables, 30 chairs, tablecloths, chair covers, delivery, and setup – the total cost would typically start at a minimum of around $1,000 USD in the Haines City area.
In our example, if you plan a gathering with approximately 14 registered guests and 16 visitors (30 attendees in total), the combined cost of the event fee, visitor fees, and equipment rental would generally be around $1,000 USD.
This example is provided solely to illustrate why our event rates are handled as a package, and not as separate individual charges.
Adjustments Based on Final Guest Count
If you confirm the final number of guests at least three days before check-in, I can review the total and make a small adjustment if appropriate.

🛠️ 3. Why Event Fees Are Necessary
Event fees help us keep the house in excellent condition and ensure a safe and comfortable experience for everyone. Even small gatherings naturally result in more cleaning, greater wear and tear, and a higher risk of accidental damage.
Most guests are very respectful, but on rare occasions, certain events have caused unexpected damage that required significant repairs. These experiences have taught us why prior approval and event fees are important: they allow us to keep the property in good condition and ensure that all future guests enjoy a quality stay.
We never want to discourage celebrations.
We only ask for prior approval for any gatherings with visitors, to ensure responsible use of the property and to continue providing a high-quality stay for everyone.
🪑 4. Equipment Rental
We offer equipment available on the property to support your event:
10×20-foot tent, includes setup and takedown.
4 rectangular tables (3×6 feet) and 6 round tables (4.5 feet).
Folding chairs available, up to 36 units.
A wedding arch is available at no extra cost for wedding events.
The tables and chairs include plain white tablecloths.
Setup and breakdown of tables and chairs is included.
To protect the property, no outside equipment is allowed.
Guests can bring their own decorations and tablecloths.
🍽️ 5. Dining room on the balcony
A table can be set up on the balcony for up to 18 people.
⏰ 6. Event Schedule
Events must end before midnight.
Schedules can be adjusted with prior agreement.
👀 7. Pre-Event Visits
Guests can schedule a 30-minute preview to tour the property's exterior.
Visits must be coordinated in advance.
🚗 8. Parking
The property can accommodate up to 20 vehicles.
Please let us know in advance to arrange parking.
Buses, cargo trucks, motorhomes, or trailers are not allowed due to the sandy ground.
❌ 9. Event Cancellations
Event fees are fully refundable until 1:00 PM the day before the event.
Same-day cancellations are non-refundable.
Accommodation reservations follow Airbnb's cancellation policy.
💍 10. Small Wedding Policy
Although we previously stopped accepting weddings, we now consider small and respectful weddings on a case-by-case basis.
Requirements
Maximum 35 attendees (overnight guests + visitors).
Indoor capacity for 16 people and balcony capacity for 18, allowing up to 34 seated guests.
Ceremonies on the lawn by the lake are welcome.
We do not recommend outdoor receptions due to the weather, heat, insects, and lake breezes.
Flexibility
If space is not required for everyone to be seated, a slightly larger number of visitors may be considered.
Front desk hours can be adjusted by prior arrangement.
We welcome honest and respectful guests who follow the rules and keep the agreed number of attendees.

Rules exist to protect property and ensure fairness, but we believe in communication and trust.
When hosts and guests collaborate respectfully, strict rules are rarely necessary.
