The Camptons House is a boutique mountain retreat! With a swimming pool, hot tub and sauna, it offers plenty of relaxation options. The unique design of each room adds to the charm and character of the house. Being just a two-hour drive from the city, it offers a convenient escape to nature. The spacious backyard with a grill hut, pond, and kids playground provides additional outdoor enjoyment. It a perfect place to unwind and enjoy the Catskill mountain scenery! The space
This house was originally built in 1874 by Jeremiah Haines and used to be one of the first boarding/hotel houses on the mountain top. In 2021 it was fully renovated, with some of the original elements saved and restored such as living-room tin ceiling, fire place, stairs, etc. The Camptons House took on a new life and offers top accommodations to a new age traveler.
The Camptons House is a top getaway destination in the Catskill Mountains NY. This 4500sf house offers everything that you might need during your stay; Inground swimming pool (opened year round & heated during September-May), HotTub, Sauna, IceTub, shared pond, 7 extra large bedrooms, 3 full bathrooms, fireplace, grill hut, gym, bar, pool table and much more. House offers smart TVs, which you can watch after entering your own login/password and enjoy favourite channels and shows. No cable TV is available. Each room designed and decorated according to the top interior trends and different aesthetic preferences.
Bedroom doors don’t have locks on them for safety reason. If you plan to use outdoor Cold Plunge, please send a request, so it can be prepared to your arrival.
STRICT HOUSE RULES:
1. Safety - Never leave kids unattended inside or outside of the house.
2. Check in after 4pm. Check out before 10am.
3. Toilet - To help protect our eco-friendly septic system, we kindly ask that you do not flush toilet paper, wipes, or any other items down the toilet. A covered waste bins are provided for your convenience. In case of toilet clog guest is covering all the plumbing repair costs.
4. Fire - No candle allowed in the house. No smoking. Propain Fireplace should not be operating for more than an hour at a time (when using fireplace, living room must be well ventilated). Don’t through anything into the fireplace. Never remove batteries from the fire detectors. Never leave fire pit or grill hut with open flame unattended. If the fireplace does not turn ON, make sure all knobs and switches are OFF and contact me. Fire pit next to the pond (if you wish to use fire pit, please bring your own firewood.)
5. Respect - No outside LOUD music around at any time. Its residential neighborhood and outside quiet hours are 9pm - 8am. No outside playing music is allowed at any time. This is not a party house and property noise should stay at the minimal level.
6. Door and windows should be shut at all times to avoid any insects getting into the house. We strive to maintain a clean and comfortable environment, but due to suburban location of the house, it is possible to encounter some insects outside and inside the house.
7. Occupancy - Only registered guests are allowed on the property. If more than booked number of guests show up to the house, that stay would be terminated without refund.
8. This is pet friendly house (maximum two pets allowed per stay for an additional fee, which you can pay when you make a reservation. Pets are not allowed in the beds or on any other furniture. Please make sure to bring pets own bed or crate. Pets should not be left alone at the house).
9. HotTub (IMPORTANT) - When hot tub not in use cover should be ON. Do not sit on the opened HotTub cover. If you break it, you will pay for it. Do not bring any food into HotTub. Do not use any oils or creams prior to using HotTub. Please take shower before and after using HotTub. Recommended time to use HotTub for 15 minutes intervals, to avoid any overheating and health issues. HotTub cover should be ON when not in use. Floating chlorinator should never be touched or messed around because it providing proper chlorine into water, and if it’s altered by guests chemical levels would be off and HotTub would be shut off and not available for further use.
10. Grill hut (charcoal not provided) should not be used after dusk. (There is no electricity inside). Key to the grill hut located in the metal envelope on the wall in the bar room.
11. Outdoor swimming pool open year round (during cold months water is heated to 80F from September until end of May) Swimming pool cannot be used after dusk. During days when outside temperature falls below 30F swimming pool heat pump will not be operating because electronic equipment could start to malfunction, therefore water would be too cold to swim in. Use of the swimming pool or HotTub during rain activity is not recommended/allowed.
12. Property is equipped with MINUT Noise/Temperature Sensor. (Please do not try to take it off or turn it off.
13. Please place all trash into a Large Bear-proof SUPERIOR dumpster, which is located next to the road. PLEASE do not forget to lock it, because it will attract bear, they will get into it. Thanks!

Outdoor Grill Hut - front door key is located in the metal envelope located on the wall in the bar room.
Swimming Pool is only heated up to 80F during Sept-May months. Can’t be used after dusk. If outside temperature fal below 30F pool heat pump will not be operating, therefore water would be too cold and unsafe to swim. Bubble mat should be ON when not in use.
The scenic pond at the back of the property is shared with the neighboring tiny house. Your space remains private and peaceful, as a privacy fence separates the two backyard areas.
