The space
*THE COTTAGE*

Spacious Rosehill Cottage has three bedrooms and three full bathrooms, including a main first floor riverfront bedroom with king bed, secondary first floor riverfront bedroom with queen bed, and large upstairs room with two full beds and a pullout couch. Note: the upstairs room has an exterior entrance off the living room.

Downstairs, the fully stocked kitchen opens up to a breakfast room where you can sip your morning coffee while taking in stunning river views.

Then, stroll through the open, airy space to the cozy living room with its roaring fireplace (one of your hosts would like to note this is the perfect off-season spot for a glass of bourbon and watching football), a front sitting area for a sunset read, and a dining table that seats 8.

If you're looking for a spot with strong wifi to work remotely, this is it! Take your meetings while looking out at the river or head upstairs to the 'office' with a desk and a Zoom-ready background.

Outside, you'll find lots of outdoor seating! We have classic adirondack chairs perfectly positioned for sunset viewing, additional adirondack chairs right by the water, a picnic table for seafood feasts, and charming antique chairs in the rose garden.

Light the Solo stove fire pit for s'mores overlooking the Rappahannock River, access the water with steps leading into straight into the river, take out the kayaks, or go for a swim. Guests also love strolling up the rural road.

The private pool is a highlight, open late spring through mid-fall. Located on the back of the one-acre lot, it feels incredibly secluded, and we always have lots of floats ready for a summer afternoon.

From the darling rose garden to the white picket fence, the charm here is unrivaled. Rosehill Cottage is your hideaway on the river.

*EXPLORING VIRGINIA’S RIVER REALM*

If you're unfamiliar with the area, we're located in Locust Hill, right down the road from Urbanna, where you'll find small town dining and shopping –– as well as the heralded Urbanna Oyster Festival (we’re in oyster country!).

We're also just a quick drive from the Northern Neck, Irvington, White Stone, the Tides Inn, and, our favorite restaurants in the area, Merroir and Adrift. Deltaville, Mathews, and Gloucester are all also within 20 minutes.

For history buffs, you’re an easy day trip to Williamsburg, Yorktown, and Jamestown.

This is where you’ll enjoy a slower pace of life on the “rivah,” and where guests often come from DC (2.5 hours) and Richmond (1 hour, 15 minutes) to escape busy city life.

We're so delighted to welcome people into our home! Renovating and decorating Rosehill Cottage has been a labor of love, and we've put so much thought and care into creating a home that honors its sense of history and place. You can follow along with us at @rosehillcottagerappahannock.

We welcome up to two dogs per stay with a pet fee of $25/night per dog. Please contact us if you wish to bring your dog(s).

For those who have difficulty with steps, the house has two first floor bedrooms with en-suite bathrooms, as well as a ramp around the back of the house (leading to the river side door).
