The space
Located between the Catskill and Shawangunk Mountains, Blackberry Barn's unique architecture features a beautifully preserved turn-of-the-century barn renovated into lofted living and sleeping spaces.

The Barn is minutes from Mohonk Preserve and Minnewaska State Park, and a quick drive from New Paltz, Rosendale, High Falls, Woodstock, and Stone Ridge.

This beautiful area offers access to excellent outdoor activities and has many great restaurants, galleries, and shopping. The Gunks feature some of the best rock climbing in the country.


Please note that the barn is a rustic cabin-like space, in the truest sense. If you are looking for a polished rental with stainless steel appliances, or are looking for something that looks like a barn but has hotel amenities, I guarantee you, this is not the right place for you. The barn is purposely low tech. We have a huge VHS collection, an original Atari console, and large record collection. There is no cable, but we do have WiFi and a TV that is equipped for streaming. We have hundreds of books. Salvaged stain glass windows are installed inside throughout. The interior is eclectic, unique and wonderful. But it isn't for everyone and we want to be honest about that! Please read all our reviews and read the listing fully to get a sense of whether the Barn is the right fit for you. This space is very special and unique, and while not for everyone, is beloved by many, who return year after year.

The barn has been updated as of May 2021 with new kitchen and bathrooms, but the space does not have air conditioning and the old school charm of the barn has very much been maintained. It’s a bit like stepping back in time.

Our pond is nice for looking at and canoeing on, but is shallow and weedy. We do not recommend swimming or paddle boarding.

Dogs are welcome at the Barn for additional fee. We do not accept cats.

Linens and towels are provided as is garbage and recycling service (for a small fee of $5 per bag). While we provide a bit to get you started, guest should plan to resupply their own dish soap, hand soap, toilet paper, and paper towels. There are many locations close by that will have these items should you forget to bring them with you.

Guests should be aware that the barn has hard water. So it doesn’t taste great but is perfectly safe to drink (we have a Culligan whole house filtration system). Most guests prefer to bring their own drinking water. We have wood for use in the fire place and fire pit on site available for $5 per armful on the honor system. Let us know how much you use after your stay and I’ll send a request through Airbnb, or leave cash on the counter when you check out.

Guest access
Guests have access to the full barn, the 7 acres and the pond, complete with canoe. The back field is shared with our neighbor's horses, but guests have use of the field from 8am to 8pm daily. The horses graze and roam in the evenings.

Other things to note
We like to advise guests that the barn has hard water. It is perfectly safe but has a sulphur smell. Guests are advised to bring bottled water for drinking.

The barn is purposely low tech! We don't have cable, but we do have excellent WiFi. We have tons of VHS and records. We know this doesn't work for some folks, but for us, it makes going to the barn a real getaway. We hope you feel the same way!

Please note that the barn does not have A/C.

Please note the Airbnb pet fee includes the cost for one dog only- no other animals permitted. If you are coming with more than one dog- additional pet and cleaning fees will apply.

Please note that guests are offered two trash disposal options: dispose of their own trash upon check-out, or leave it for our cleaners to dispose of for a small fee of $5 per bag.

For stays in excess of two weeks we require additional bi-weekly cleanings, at the expense of the guest, to ensure that issues are attended to and that there is no build-up of smells or residues that attract critters. (Eg, if you book for 20 nights, you will be charged the standard cleaning fee, plus one additional cleaning fee). We will make every effort to schedule additional cleaning at a time that is amenable to the guests.
