Great location

Guests who stayed here in the past year loved the location.
A sunny family-friendly cottage right on the beach of Kimball Lake Shores. Wake up to the sound of loons on the lake, spend your days swimming, kayaking, fishing, and hiking, then fire up the BBQ and spend some time together around the fire-pit. The cottage is perfect for 2 families and is stocked. We've got kayaks, a canoe, puzzles, legos, duplos, all kinds of games, toys and books and binoculars (Bald Eagles nest by the shore).

The space
The cottage is about 100 feet from the water and is situated on the north end of the pond which gives us the unique ability to view both sunrise and sunset from the house in the winter.

The main living space consists of a full kitchen open to the primary living room with a wood-burning stove. This opens into an adjoining 4-season sun room with skylights and windows overlooking the lake, plus a banquette for family dinners.

There are 3 bedrooms: 2 with queen beds, and a bunk-room with 3 double-size beds and a portable crib. A bathroom with a shower, washer+dryer is in the main living space, plus another 1/2-bath off the bunk-room.

Outside we have a private beach area with seating for up to 9 around the fire-pit. If you want to eat outside we've got a picnic table and a Weber BBQ that's missing a door but works like a charm. There are yard games, sand toys and even some sea glass and shells hidden in the sand for kids to find (please do leave them for our next guests though).

Other things to note
We're serious about stocking the place. We don't like buying basic condiments when we're on vacation, so we make sure you don't have to either. We know what it's like to check in near dinner time with hungry kids so we try to keep stuff like mac 'n' cheese in the cupboards. Forget your toothbrush? Check the bathroom vanity. The house keeps surprisingly cool in the summer but we also have a vortex fan in every bedroom.

If nothing else, know that we put a lot of love into to making this place feel like home.

The following is a condensed list of our HOA rules & good neighbor policy.

GENERAL
- Quiet hours are 9:30pm-9:30am.
- 15mph speed limit on dirt roads in the association.
- No fireworks except on the 4th of July from 12-9pm.

BEACH
- There is no lifeguard.
- Do not leave items or young children unattended.
- Stow watercraft after use on the appropriate set of racks.
- Picnic tables and rafts are communal, everything else is the property of HOA owners.

PARKING
- No parking at or beyond the beach gate.
- If you need more room to park than our two driveways provide then please use the front yard, but make sure all the wheels are off of the road.

BOATING
- Guests may not use motor boats in the lake.
- No watercraft (kayaks & SUPs included) near rafts.
