A spotless, family-owned home on the main channel of Lake Hamilton, built for families and groups of up to ten. Walk in to a wall of windows over the water and the sunroom guests call their favorite room. A private swim dock, boardwalk, and kayaks wait just below; inside, a fully stocked, labeled kitchen and a fire pit for the evenings. Two levels mean everyone has space and a quiet corner. Tucked away on the lake, yet five minutes from groceries and under fifteen to downtown Hot Springs.

The space
Why guests love The 416:
Across more than 150 stays, the same few things come up again and again: the view, how clean the house is, and how much is already here when you walk in. Guests tell us the photos don't do the lake justice, that they found everything they needed (down to sharp knives and three ways to make coffee), and that the home felt lived-in and warm rather than staged. Most of all, families arrive as a group and leave already planning the next trip.

The lake experience:
The 416 sits right on the main channel of Lake Hamilton. A boardwalk and sidewalk lead down to a private swim dock where guests swim, fish, tie up a boat, and push off in the kayaks we keep for you - life jackets in every size are in the house, and beach towels too. Mornings are for coffee on the dock, afternoons for the water, and evenings tend to drift back up to the fire pit. Hot Springs Marina is a few minutes away if you'd like to rent a pontoon for a day on the lake. One honest note: it's a real hillside lot, so there's a walk down to the dock - easier on the sidewalk, but worth knowing if anyone in your group has trouble with inclines.

Inside the home:
Walk in the front door and the whole back of the house opens to the lake through a wall of windows. The sunroom - the room guests name most often as their favorite - is where everyone gathers to watch the water in any weather (more than one family has happily watched a storm roll across the lake from in here). The home runs across two levels, so there's always a place to gather and a quiet place to slip away to. The kitchen and most drawers, cabinets, and even light switches are labeled, which guests say again and again makes settling in effortless.

Sleeping and gathering:
Four bedrooms sleep up to ten: a king, two queens, two twins, plus sofa sleepers for the overflow (please confirm the exact setup against your bedding list). The two levels mean grandparents can take the quiet primary suite while the kids claim "their own level" downstairs - a layout reunion and multi-generational groups tell us works beautifully. One note for planning: the twin room is reached by passing through an adjoining bedroom, which suits families sharing but is good to know when you assign rooms.

Kitchen and shared meals:
The kitchen is built for cooking for a crowd: a big island for prep, full cookware and serveware for groups up to ten, and a coffee station with a drip maker, a Keurig, and a Chemex pour-over (the coffee setup gets its own fan mail in our reviews). A large dining table sits in the window-lined room over the lake, with indoor and outdoor dining both close at hand. Many guests cook nearly every meal here; on the nights you don't, restaurants and groceries are about five minutes away.

Outdoor spaces:
Beyond the dock there's a deck, a covered patio, a porch swing, a gas grill, and a fire pit, with several seating areas so your group can spread out or come together. Guests grill burgers, make s'mores by the fire, and settle in for sunset over the water. Over the 4th of July, you can watch the lake's fireworks right from the yard.

Location / Hot Springs:
The neighborhood is quiet and feels secluded, but you're never far from what you need. There's a Kroger about half a mile up the road - a quick drive, or a short walk if you just need a few things - and Walmart about a mile out. Downtown Hot Springs is under fifteen minutes: Bathhouse Row, the national park trails, the Gangster Museum, and Oaklawn. Garvan Woodland Gardens and Lake Catherine State Park make easy day trips. Bill and Kathy were born and raised here and are glad to point you to their favorites.

Good to know:
Family-owned and hosted by Bill, Kathy, and Joe, who answer quickly and check in without hovering. A few honest notes so there are no surprises: it's a hillside lot with a walk down to the dock; the twin bedroom is a pass-through; and like any natural lake, the shoreline can collect leaves and branches, so most swimming happens off the dock or from a boat. Water shoes are handy for the rocky spot by the kayaks. Check-in is from 3:00 PM and checkout by 10:00 AM.

Guest access
There is a circular driveway with plenty of room to parking up to ten (10) vehicles, including a boat trailer. There is also additional free on-street parking on the opposite side of the street.

Other things to note
Hosts are lifelong residents of Hot Springs and happy to provide local recommendations upon request, including local hikes and nature excursions (Bill is an active member of the local chapter of the Master Naturalists and regular hike leader) The hosts or their property manager are not onsite, but available by cell or to come by if needed.

The house is located on a fairly quiet road. The neighborhood has a mix of residential and vacation lake homes, as well as condos and apartments. There is a sidewalk on the opposite side of the street, which leads to a shopping mall, movie theater, and shopping center, which includes a Kroger's Grocery Store, coffee shop, and other retail.

Hello! We're glad you're here. My wife Kathy and I were born and raised in Hot Springs, and have lived on Lake Hamilton for 20+ years. We're both now semi-retired. Kathy is very active in our church, loves to knit, and volunteer in the community. I'm active in the local chapter of the Master Naturalists, where I love to lead hikes and educational programs about nature. Our son Joe, who lives in NW Arkansas, also helps us manage the property as Co-Host and keeps his finger on the pulse of the best things to see, do, and eat during your visit. Our daughter Sarah, along with our granddaughters, live in Chicago and help with our social media accounts. In our spare time, we love to travel and visit our children and grandchildren.
