Note: We've hosted hundreds of guests in this space and have found that it is perfect for a couple wanting ample space, 2 guests who want separate beds, 3 guests, or parent(s) with one or two children in the 2nd bed. It might feel a little tight for 4 grown adults for more than a couple days, though we have done it with no major issues. :-)

You'll be happily tucked away, comfy & cozy, on your own floor inside our house. The door to your floor has its own lock & key, so your peace and privacy are ensured. You'll enter and exit the house by a door that only guests use, then pass through the main house a few steps across the open foyer and up the first set of stairs. From there, your floor has its own door and is completely private.

The space sleeps up to 4, with 2 beds that have breathable, memory-foam mattresses our guests regularly praise. There's a studio-apartment style room with dining, sitting, working and sleeping areas all in one fairly spacious room. There is also a small separate bedroom. Each room has a door, and the bathroom & kitchenette are between them, so there's no need to disturb anyone's sleep to use the facilities.

It's a relaxed & relaxing space, stocked with lots of little comforts to make you feel at home.

You'll have a light-duty kitchenette with a sink, minifridge with freezer (bring on the ice cream!), microwave, toaster oven, rice cooker, electric kettle, small blender, mini waffle maker, egg maker, and eco-friendly disposable bowls, plates, cups & individually wrapped utensils. It's not a full-on kitchen (no stove), but you can prepare quite a variety things. There's also a cutting board and knife for fresh fruits, breads & cheeses. You'll be stocked with quick breakfast options and lots of snacks... plus fresh fruit or pastry when we have it handy.

The landing on your floor is lined with shelves of books, games & puzzles. (Some guests even hide small prizes for others to find!)

The studio-style room has space to sleep, eat, and work, with a long desk and streaming TV that can double as a second monitor, if needed (HDMI cable included). There's a small electric fireplace to add to the cozy feel, and you can run it with heat or with just the "flame" ambiance. The full-size bed has a ventilated memory foam mattress to ensure a good night's sleep.

The stand-alone bedroom also has a full-size bed with memory-foam mattress, a small loveseat, and streaming TV. Both rooms have closet space & hangers.

There's a medical-grade air purifier in the space. It also has space heaters and fans to boost your temperature comfort in any direction beyond the radiators or air conditioning units in the space.

Staying in this space is like having your own airy artist's garret in a historic, renovating neighborhood near parks, trails, the Genesee River gorge, Maplewood Rose Garden, two sets of waterfalls, Kodak Theater, and the Seneca Zoo. A perfect central location that's about 12 minutes in either direction to Lake Ontario beach or the center of downtown. Convenient to the Eastman House and downtown museums. Also close to Rochester General Hospital and not far from Strong Memorial Hospital, University of Rochester, RIT and more.

In addition to the kitchenette & snacks on your floor, there are some great local eateries who deliver via UberEats, DoorDash, etc, including Jamacian & Caribbean, as well as a lot of other great options both local and chain. Delivery drop off is at your designated door to the house. Super convenient.

Because we have 2 cats that live here and may be encountered in the open foyer and on the shared stairs, we just ask that you consider whether this will agitate your service or ESA dog or risk a distressing commotion/encounter. If so, we apologize that this space may not be well-suited for your needs. We've never had an issue with an experienced, certified service dog, but we have had occasional issues with registered emotional support animals. We want your stay to go smoothly for you, your dog, and our pets. We leave it to you to use your best judgement to decide.

Any animal must be on a leash/harness, carried, or in a carrier when entering and exiting the house. Please bring your own litter supplies if your ESA is a cat or other litter-using animal.

You will have access to 1 parking spot in our driveway, plus free street parking (but pay attention to the posted side-of-street schedule).

You will have a dedicated door into the house and a small, enclosed entryway just for guests. NOTE: You'll then pass through the main house a few steps across the open foyer and up the first set of stairs. From there, the 3rd floor has its own locking door and is completely private.

Gatherings are not permitted. If you have a brief visitor, please accompany them in and out of the house, and do not give them your door code. OVERNIGHT OR LATE-NIGHT VISITORS ARE NOT PERMITTED. Thanks for understanding.

You are welcome to use the backyard patio. You can also vape or smoke out there as long as you dispose of your butts in the outside trash can.

You can park in the driveway in one of the 2 marked spaces toward the front of the house. There is also free street parking, but please pay attention to the signs about the side-of-street schedule.

Other things to note
This space may not be ideally suited for crawlers & toddlers, though we have hosted them with no issues. There are safety locks on cabinet doors and most outlets are covered, but there is also low open shelving, some stairs, and radiators that can get hot to the touch. Parents seem to be able to manage well, but we want to make you aware.

A note about Covid-19 & other Viruses:

Because of certain health issues of one of the hosts (and possibly other guests), during times of Covid/RSV/Flu surges, please wear a mask just when entering & exiting the house.

There is a medical-grade air purifier in the space. Hand sanitizer is also provided. There's also an air purifier on the stairs.

We will generally keep and expect in-person interaction low or socially distanced. But feel free to message through the app or text with any questions or needs. I am happy to be of help! :-)

Neighborhood highlights

Rochester and the surrounding area--from Lake Ontario to the Finger Lakes region--has numerous sights and activities to enjoy, and all of them are easy to get to from this airbnb space. Even Niagra Falls is just a 90-minute day trip.

The house itself is in a registered historic neighborhood with large homes from the late 1800s to early 1900s. It includes a mix of renovated homes, renovated tenant-occupied properties, and a smaller number of properties in process or need of renovation. This house sits on a tree-lined street nearest the park side of the neighborhood.

The location is 2.3 miles from Rochester General Hospital, near the Kodak facilities, and close to all downtown businesses. 15 minutes from the airport. 13 minutes from the University of Rochester. 15-17 minutes from Rochester Institute of Technology and Strong Memorial Hospital.
