The space
The house is located on a large 1380m2 allotment with private right-of-way access to the Crown Reserve and beach. Spacious outdoor entertaining areas with BBQ and outdoor lounge. Landscaped grounds featuring established coastal and native scrubs.
A chef's kitchen featuring quality appliances, gas cooking, stainless steel bench tops with integrated double sink and an abundance of bench space.
Open plan living with dining table and comfy sofa's, multiple sliding door access points to the large decking area. Large smart tv and Wi-Fi.
Gorgeous main bathroom with Tub and shower and a second with shower both with have toilets and stylish fixtures and fittings.
Spacious master bedroom with Queen Bed with private deck. Two further spacious bedrooms - one with a Queen Bed private courtyard and the other with a Double/Single Bunk and pull out trundle all mattresses are top quality Innerspring.
Ducted reverse cycle air conditioning plus gas feature open fire place in living space, as well as commercial grade double glazed windows and doors and wall and ceiling insulation throughout.

IMPORTANT: THIS HOUSE IS NOT A PARTY HOUSE
We have had to implement the following policy due to a number of recent guests disregarding our house rules and creating unacceptable levels of noise at the house, causing a disturbance to our neighbours.
This home is situated in a quiet residential area. Guests should not create noise that could disturb our neighbours at any time during their stay.
We have implemented a strict Quiet Time between 10pm and 8am where there is to be no noise on the decks or outdoor areas.
In addition, there should be no excessive noise on the decks and outside areas at any time during your stay and noise inside the house should be at a level so as not to be heard from neighbouring properties.
The house is for accommodation only and is not suitable for parties, gatherings, or functions of any kind. There is to be no more than 2 visitors to the house without our prior written consent.
If you do not feel that you can abide by these rules DO NOT book this house. If you do book the house and disregard these rules our neighbours will let us know. You will be asked to vacate the property immediately and may lose your booking fee and deposit.
If you can abide by these rules than our house may be the perfect holiday home for you.
Please note this property has access to the beach, so it is not recommended for young children unless fully supervised. Guests and visitors are the sole responsibility of the person booking the property and are require to inform everyone concerned of the safety considerations. and the owners and management have made the limitations of safety known to all guests that stay and therefore cannot be held responsible.

Lauderdale is a mere 15min drive away and offers many casual/formal eating options, a local hotel, and 2 local gourmet grocers.
