The space
This is a beach view waterfront apartment, the main level of a stylish duplex, private yet in the middle of the Gold Coast in Seattle. At the Villa, you'll enjoy water views overlooking Puget Sound and the Salish Sea.

Please read the house rules and confirm:

*No pets or animals
*No parties
*No unregistered guests
*No smoking
*No video or photo shoots

This luxury unit is perfect for a business trip for one person or a quiet romantic getaway for two. That is why we have a "no parties" rule, so other guests can also enjoy the Villa in peace and quiet.

Enjoy the best of both worlds at La Villa Rustica by spending time on the beach with easy access to Downtown Seattle via the West Seattle Water Taxi.  Lyft or Uber from The Villa to the Taxi Terminal (about $10), then take the Water Taxi ($5.75) directly to the Stadium district, Lumen Field, T-Mobile Park, Seattle Waterfront, Pike Place Market and the Monorail to Climate Pledge Arena, the Space Needle and Seattle Center!

We supply binoculars, as you never know when you will spot a harbor seal, sea otter, eagle or orca whale swimming by. Every day one can view the marine traffic, from sail boats and pleasure craft to giant ocean-going vessels heading to the Port of Tacoma and back to the Far East. From the patio or sitting inside the living room, one can view across the bay to the port cities of Port Orchard and the Naval Shipyard of Bremerton, plus the island of Vashon and Blake.

The elegant living room features gleaming hardwood floors, stunning stone electric fireplace, European chandeliers, amazing art and has a grand piano and unending views of the ocean and sunsets. Watch seals and whales frolic from your window or the beach across the street.

While we can't cook you breakfast, we do have a nice kitchen and a fully-stocked coffee bar, plus fruit and cereal for you to help yourself.

The gourmet kitchen is a true chef’s dream with granite counters, stainless steel Viking range and oven, full-size Viking double-door refrigerator and Viking dishwasher, and the kitchen is fully equipped for everything you'll need to prepare a light meal. There is an adjoining dining room with table and 4 velvet chairs, credenza, European chandeliers and a stereo and record player. There is also a TV room off the kitchen and a seating area that has water views of Puget Sound.

If you’re working from home, enjoy the main floor office for your Zoom calls. The office has a desk and chairs and lots of built-in storage, plus fast wi-fi.

Glamorous bedroom features hand-carved King-sized bed with elegant crown and luxurious bedding. There's a closet and luggage rack and chest of drawers for your clothing. You'll be amazed at the King-sized sandstone bathroom with amazing shower for two.

There is off-street parking for one car, right in front of our garage.

Your unit has gas heat, an electric fireplace and in the summer, air conditioning. We have a “whole-house system” that is remote controlled.

We have high-speed internet and a ROKU Smart TV.

*Check-in time is 5pm (sometimes sooner if the cleaners finish early) and check-out time is 10am. *

*Due to allergies and allergy-aware cleaning procedures, please, no animals.*

PLEASE NOTE: Washington State House Bill 2822 - an offender can be fined $500 for a civil infraction if service animals claims are found to be false and there will be an additional $1000 Airbnb cleaning charge for false "service animals" claims.

*Due to water location, this property is not suitable for children. There is one bed, and we have room for one or two people only. No sleeping on any furniture but the bed.*

***No unregistered guests at any time. No visitors, no parties, no soirees, no shindigs, no raves, no wine tasting, no dinner parties, no keggers. These are quiet luxury accommodations for one or two people only.***

No smoking, vaping, fires in or near the premises. Quiet hours 8pm-8am. No parties or other entertaining on the premises as those activities may impact other guests and we all want a quiet and peaceful environment near the beach.

***For guests privacy, we do not permit photo shoots, film crews, podcasts, live blogging/vlogging or OnlyFans. You know who you are, don't do that here.***

Your unit has a separate entrance and privacy, but we do have another guest suite, and we live onsite. We may be in and out of our workshop in the garage, but we will try to stay out of your way! This is not a party house. If you like to party, please book elsewhere.

*Note: this property is in the city, on a main street, across from a restaurant and the beach. You will hear city noises, restaurant noises and beach noises. The restaurant is open from 5pm to 9pm and during that time, people will be dining and coming-and-going. The beach is open at 5am to 11pm.*

PLEASE READ ALL THE RULES BEFORE BOOKING. This is for everyone's safety and protection.

**Please tell us about yourself when responding to the AIRBNB ad and why you're coming out -- it may help us to help you. Take the time to write a few lines about yourself-- after all, you're entering someone's home and it's the friendly thing to do. Please let us know the kind of food you like to eat and we will recommend a good restaurant!**

We love to host all kinds of visitors and we welcome you to the Villa! We are a married couple with grown children who live elsewhere and we are very quiet and spend our time reading, gardening and making art. We love Seattle and love sharing all the beautiful scenery and fun things to do here and we make a point of keeping up with the good restaurants and events, so let us know if there's something you like and we'll send you our suggestions for visiting.

We have our Airbnb professionally cleaned and they clean and disinfect between each guest. We attempt to use natural cleaning supplies to keep our home hypoallergenic for those with sensitivities, and we use essential oils to keep our home pest-free.

**Our cleaning staff uses cleaners and essential oils (including eucalyptus oil, tea tree oil, cinnamon, citrus, peppermint, pine, wintergreen) that are harmless to humans but poisonous to animals, so NO PETS ALLOWED. If you have a legitimate service animal, you MUST give us proper notice so we can make "reasonable accommodation" and your service animal is not harmed (30 days' notice is suggested). In addition, we use pest control methods and supplies that are harmless to humans but may be poisonous to rodents and animals.**

PLEASE NOTE: Washington State House Bill 2822 - an offender can be fined $500 for a civil infraction if service animals claims are found to be false.

We have a lot of rules but this keeps the Villa clean and safe for everyone's enjoyment. We know you’ll love staying here!

Enjoy the amazing La Rustica Italian restaurant right across the street. Visit LaRusticaSeattle on the web for information, menu and reservations. Everything is delicious and you can order a $16 pizza to go or dine in style with a 3-course meal and wine. Either way, you'll love it.

If you are planning on arriving after-hours or just want some food waiting for you, Guests may order a Charcuterie box from Charcuterie by Annalise (please order 2 days before your trip, $75 or $65 for vegetarian option). You can see Annalise's website by search "CharcuterieByAnnalise" or email charcuteriebyannalise at g-mail. She will have a delicious charcuterie box or fruit, cheese or meat platter waiting for you in the refrigerator when you arrive.

Guests may also order a single or a couples massage, either on-site or across the street at Alki View Massage. They also offer several spa packages and skin care. Please contact AlkiMassage for details. (Search for AlkiMassage in Seattle for their site.)

As mentioned earlier, due to security and safety concerns, we ask that this be an adults-only home. We are also a human-only home, and we ask that no animals be allowed on the premises.

** You’ll be given the option to add travel insurance on the checkout page when making your Airbnb booking. Before you do, be sure to review the details of the insurance plan being offered and what’s covered to make sure it’s right for you. **

Service Animal information:

We cannot allow pets due to severe allergies on the part of a family member which causes us to have to shut down our guesthouse and perform extensive deep cleaning to return it to an allergen-free environment. In addition, we use organic products in cleaning and pest control that are harmless to humans but may be poisonous to animals. We respectfully request guests with animals seek lodging in an animal friendly listing for this reason or give us at least 30 days notice so we can make proper accommodations and attempt to get rid of any essential oils or residue so as not to harm the animal.

***PLEASE NOTE: Washington State House Bill 2822 - an offender can be fined $500 for a civil infraction if service animals claims are found to be false.***

We understand we are to provide “reasonable accommodation”, so it is imperative you notify us you want to bring an animal and allow us the opportunity to consider whether your request to bring it is reasonable and give us the opportunity to accommodate. Again, it may take 30 days or more to completely rid the Villa of essential oils that may be dangerous to dogs, cats and other mammals. If you do not give us the opportunity to consider and accommodate your request, you are violating ADA regulations.

*** Our cleaning staff uses cleaners and essential oils (including eucalyptus oil, tea tree oil, cinnamon, citrus, peppermint, pine, wintergreen) that are harmless to humans but poisonous to animals, so you MUST give us proper notice so we can make "reasonable accommodation" and your service animal is not harmed (30 days notice is suggested). In addition, we use pest control methods and supplies that are harmless to humans but may be poisonous to rodents and animals. ***

In addition, we are entitled to ask the following questions and make you aware of our expectations.

Please let us know the following:

1. Is your Service Animal required because of a disability?
2. What work or task has your Service Animal been trained to perform?
3. Is your animal a Service Animal or an Emotional Support Animal? ***ADA regulations do not include ESA’s*** If you DO have an Emotional Support Animal, please provide a doctors note or prescription, along with doctors full name and contact information. Doctors note must have a start and stop date and indicate the specific animal (type, sex, breed and name). Again, 30 days notice is recommended for your animals safety.

We have some rules so that both your stay and that of our guests after you will be enjoyable and relaxing. If you have any questions, please ask!

•Your Service Animal may not be left unattended at any time. Do not leave the animal in our apartment by itself. If it's a service animal, it must be with you at all times.
•Your Service Animal must have a collar or harness with identifying information attached. (Please note that all cats and dogs must be licensed in the City of Seattle.)
•If your Service Animal is a dog, please provide an advance copy of your Service Dog's rabies vaccine (current thru your stay).
•Your Service Animal must be on a leash or in a cage at all times.
•Your Service Animal must be housebroken, non-aggressive, not destructive, and not display repeated, unprovoked noise.
•We can ask you to remove your Service Animal and/or leave for excessive barking, aggressive or damaging behavior or obvious lack of sanitation.
•Please walk your Service Animal away from the house, away from our property, for bathroom needs. Indoor piddle pads are not allowed.
•Please clean up defecations immediately. Dispose in the toilet or somewhere AWAY from our property. Note that there are fines in the City of Seattle for off-leash dogs and not picking up dog feces.
•Please keep your Service Animal off the furniture and counters unless it is specifically needed for your disability. If you insist on having your Service Animal on our furniture, please bring your own bedding, sheets, towels or blankets for the animal to lay on.
-Please bring indoor booties or socks for your animal to keep our Villa clean. Also, please consider a diaper for your animal to keep the Villa clean from accidents and to keep our furniture and rug clean from feces, urine and bacteria.

**If it is found your animal is not a legitimate Service Animal there is a $500 civil fine and we will require an additional $5000 cleaning fee.**

Thank you so much for your cooperation and we look forward to your visit!

Neighborhood highlights

We are in West Seattle, across the street from Weather Watch park and a few steps from Andover Place, another park and beach entrance. We are located on Puget Sound, which is “inland ocean”, so we have drastic tides and high winds, which makes for great storm watching during the winter. In the summer, it’s warm and balmy. While we can’t have fires on the property, beach fires are allowed.

Alki is a long sliver of a neighborhood along the water in West Seattle and holds the title as the westernmost neighborhood in the city. Its beachside location has imbued a laid-back vibe to this community, which is quiet during cooler months but bursts with tourists during summer coming to hang out on its beaches.

Given the beach crowd that arrives with warm weather there are plenty of restaurants, bars, and shops to spend your time and money. Nothing here is too fancy; the dining options are pure beach casual: pizza places, fish and chip joints, burgers, and ice cream.

Residents love the walkability of this neighborhood and boast that they never have to leave since it's got all the daily basics that you'll need. And when all the tourists leave for good after Labor Day and the air starts to cool, locals stay outside and stay warm by lighting bonfires on the beach.

Housing-wise there is a mix of single-family homes, condos, and apartments. During tourist season, street parking near the beaches can be an exercise in patience so you'll want to get a place with reserved parking or a garage.

Alki is bordered on the north by Puget Sound, on the east by North Admiral, on the south by West Seattle Junction, and on the west by Puget Sound.
