The space

Nice apartment with beams and terracotta floors in an old farmhouse built in tipical country style with stones from the area. Parts of it date back to the 17th century. A pitch road leads to the house. Drive prudently (it really is a pitch road!) The apartment has been renovated to maintain the original character and rustic charm. The house is sitting on a little hill surrounded by olive trees, meadows and woods outside the historic hillside village Campiglia Marittima. The village with its beautiful medieval center dates back to the year 1004. Only 15 minutes by car to the beach, 10 minutes to the thermal springs of Venturina (popular destination since Etruscan and Roman times), 3 hours to Rome, 2 hours to Florence, 1,5 hours to Siena .....

The apartment: 1 bedroom with twin beds, 1 bedroom with queen size bed, large living/dining room with TV (satellite), leather sofa, antique bed, piano, table with chairs and integrated kitchen, bathroom (not renovated) with small tub and shower. A folding bed for an additional guest is available, if necessary. Garden with pool, private outdoor seating, eating area and barbeque from where you have a beautiful view over Campiglia Marittima to the sea, the isle of Elba and San Vincenzo. The pool is shared with the guests of the other two apartments.

Final cleaning, fresh towels and linens are included. We will be happy to provide you with suggestions and recommendations for exploring Tuscany with its Etruscan sites, restaurant, beaches and much more. Or if you like we can also organize a sailing trip (1 day Euro 150.00)

The neighborhood

As described the village dates back to the medieval times but offers all the necessary facilities and utilities.

Getting around

The train station is down in the plain of Venturina. There are buses to the village and from there it's a 15 minutes walk to the house. But with luggage it's not advisable. If possible we come to meet you at the station or ask a friend to pick you up. From the station you can get trains to Rome, Florence, Pisa, Milan....

We would like to point out that this is a generally positive review because we had a nice time in this apartment. The pros: the incredible view you enjoy from the garden; the quietness of the place; the dishwasher. The cons: 1)the road leading to the apartment: we know it’s written in the description that it is a pitch road and that you should drive carefully but guests should also know that the road is actually in a very bad condition and a regular car could get easily damaged. It would be advisable to have a Jeep or a SUV not to run any danger; 2)the pool was dirty with sand and dead insects; the owner said he would clean it but he never did; 3)hot water is scarce. It is provided by a small electric boiler, which is not enough to warm water for 4 people who – after one day on the beach – would like to have a shower. Moreover, that same small boiler probably provides hot water to the upper apartment too; 4)the decoration of the apartment corresponds neither to pictures nor the written description (where are the glass table, the piano and the antique bed?); 5)the apartment was not very clean. Bathroom and kitchen were OK but there was dust everywhere else. Lamps were covered with spider webs and more were in the corners of the ceiling and the floor. We know this is a house in the country, but once in a while spider webs can be easily swept out; 6)beds were not ready; the host said that it is better when guests make their own beds because this way they can check that sheets are clean. None of us 4 has ever been to a flat where beds are not ready and guests have to make them; 7)the welcoming and the host Rudi. Upon arrival, Rudi showed us the flat but forgot for example to tell us where the washing machine was and that the storage room was shared with the adjoining flat. We also had to ask him where the swimming pool was and because he forgot to tell us. Moreover, there was only one roll of toilet paper left in the bathroom and when we asked for more he said we should go and ask to the people in the upper flat because that is where he kept the toilet paper. Finally, they day before our departure he asked us to leave the flat one hour before check out time because the cleaning ladies needed more time to make the apartment ready for new guests. We found this request very impolite because at arrival we waited until 4pm to check in, as it is written in the house rules. So far, this is all that comes to my mind that future guests should know about the flat. As said at the beginning, we had a nice time but some things could have been better.

If you read the other reviews it seems quite clear that it can't be as bad as described by Andrea. We have many guest who return every year. Nevertheless I'd like to give my view of certain points: 1) The street is a pitch road and bumpy but we can't do anything else than try to fix it at least once a month. After a day of rain we start all over again. It's not even our street. And being in a natural preserve we are not allowed to asphalt it. I drive a Peugeot 308 (lowered) and haven't had any problems so far. But still I agree it is a pitch road and one has to drive very slowly. 2) My husband cleans the pool once a day but we live in the countryside with sand and dust brought in by the wind. Sometimes from as far as the Sahara. I know the problem with the insects but it is almost impossible to eliminate it. We clean the pool and 10 minutes later there they are again. They seem to be very much attracted by the water. 3) Hot water isn't scarce. The boiler is not very big that's true but big enough for 4 people. So far we didn't have any complaints. But we assume that our guests are aware that in the south water has to be economized especially in summertime. And by the way, every apartment has its own boiler! 4) I've checked our advertisement. The decoration ist altered a bit. But this was mentioned in the written description. New fotos will be provided next month. The glass table was badly scratched. That's why we changed it. The old (not antique) bed wasn't very comfortable. And the piano never was in this apartment but in the one above (as described)! 5) I know the two women who clean the apartments. They are quite fussy where cleanliness is concerned. In an old farmhouse (part of it is over 300 years old) in the countryside you remove the spiderwebs with the vacuum cleaner (also on the lamps!) each time you clean. But the spiders build them again in no time. And why didn't they tell my husband? He could have called the cleaning ladies again if it were as bad as described by Andrea. 6)This is a holiday home and not a hotel. So we leave it up to our guests how they want to make their bed. In the southern way with upper sheets or the northern way just with a duvet. We've never had complaints about this point except the one time when I made the beds! 7)I wasn't there but my husband usually is a very welcoming host. He often invites our guest to barbecues, shows them around the village, brings them fresh vegetable from our garden. Could be he didn't explain everything but why not ask him? I think he didn't mention the pool because walking around the house you can't miss it. We usually provide one new roll of toilet paper assuming that our guests buy them together with provisions and other things. That they had to leave the apartment one hour earlier was not correct, I agree and I'd like to apologize. I'll talk to my husband about this. But I'm sure he asked them politely. Probably the cleaning ladies didn't have time later on. But still, it wasn't correct. I am a bit disappointed about the review especially knowing that many problems could have been solved by talking about them.

kind welcome and absolute respect of privacy during our staying. Typical ancient country home renovated, clean and well equipped (confortable slat queen-size beds, bed sheets are just single). Unconfortable dirt patch to reach it, but panorama from there is excellent. A generous front fig is provided for the breakfast of the guests. Good solution also when a small animal is with you.

Thank you for your kind and useful feedback. The upper sheets we usually do not use in our country any longer, but I'll buy some for the queen-size beds for next summer! Very nice casolare in Tuscany. There are a lot of animals, firefly, cicale silence, peace and green. The sunset is very romantic. Rudolf, the host, is very available and his fiche is very, very good. The hause is near the Campiglia (15 minutes by feet) but the street is very, very bumpy. The children enyoied and played very much. I and my husband rested. The beaches near Campiglia are very beautiful: San Vincenzo, Baratti and the Rimigliano. In Campiglia is a restaurant very nice: La Tavernetta. Best is booking, is ever full. Have a good play!

Rudi ist ein sehr netter Gastgeber. Die Zufahrt war schlechter als erwartet, es ging aber gerade noch so. Ist aber schon mühsam, soll aber besser werden. Das Windrad am Hügel nervte mich nur die ersten zwei Tage. Ein sehr schöner Ort mit viel Sonne und toller Terrasse. Wir haben die Feigen direkt vom Baum gegessen. Die Zimmer sind ziemlich klein, aber wir durften das Bett aus der zweiten Wohnung mit verwenden. Nochmals vielen Dank dafür.

Vacanza rilassante in mezzo al verde e alla natura. Quello che cercavamo per noi e per le nostre due cagnone. L'appartamento è ben arredato e funzionale. Il proprietario Rudi ci è venuto a prendere in paese per aiutarci a trovare la casa senza perdere troppo tempo visto che si trova immersa nella collina ed è stato molto gentile ed ospitale per tutto il soggiorno. Emma e Rihanna la considerano già la loro casa per le vacanze. Speriamo di poterci tornare il prossimo anno.

Une maison pleine de charme et très calme dans un coin reculé (la piste est cabossée !). Idéale pour les amateurs de nature. Beaucoup de choses à découvrir dans la région. De très belles plages à proximité sur une côte encore assez préservée de l'urbanisation.

Une maison isolée dans les collines qui surplombent campiglia maritima avec vue sur la mer , ( coucher de soleil sublime et de superbes etoiles la nuit ...) piscine , dans un cadre bucolique (réserve naturelle!) La maison est entièrement équipée du lave linge jusqu'au sèche cheveux , draps et serviettes . Prévoit seulement des oreillers ... Avec même un four a pizza dehors !. Très bien conçue , authentique , fraîche et très propre même en pleine période de forte chaleur . Nous étions a 5 minutes du centre de campiglia a 20 minutes de la plage et de la route côtière . Nous avons pu visiter lucques, pisé , sienne . Par contre la plage est vite bondée en cette période et pour en profiter il suffit de partir avant 9h30. Malheureusement le mari de Monica avait eu une fracture juste avant notre arrivee et n'a pas pu nous accueillir , mais le séjour s'est très bien passe quand même grâce a Ricardo (alias moto short ) . Nous recommandons cette adresse a nos amis . Un prompt rétablissement !
