The space
This is a 32-ft travel trailer with a private bedroom featuring an RV queen bed with an upgraded, comfortable mattress. There is a small twin couch sofa, and the dining table converts into a twin bed. The bathroom includes a shower (no tub).
The kitchen is equipped with an oven, three stovetop burners, microwave, coffee percolator (Folgers coffee provided), paper and porcelain dinnerware, utensils, pots, and pans. A small RV refrigerator and freezer are included. Cooking oil, salt, and pepper are provided.
There is a charcoal grill at the rental, with a propane flat grill and propane BBQ grill located about 200 feet away at the cabana. A campfire pit is available; guests must contact the host before lighting a fire due to possible burn bans. Water is potable and supplied by a 150-foot deep well.
Amenities include a Roku TV, Starlink internet, and board games (Yahtzee, cards, checkers, chess). Outdoor chairs and a hammock are provided.

The property features an 18-hole pasture golf course and extensive walking trails. It adjoins the Lincoln National Forest with permitted access for hiking and mountain biking only. No ATVs or motorcycles may be operated on the property or in the forest, even if brought onsite.

This rental is intended for guests seeking a quiet rural Ruidoso Valley countryside getaway. It is not suitable for traveling back and forth to town for gambling or partying.

No pets of any kind are allowed, including service or emotional support animals (see house rules). Attempting to bring a pet onto the property will result in cancellation without refund.

The host lives on the property and is active onsite. All persons entering the property are considered guests and must be included in the reservation. This is not a party destination.

Nearby attractions include Ruidoso Downs Racetrack (11 miles west), Inn of the Mountain Gods (16 miles), and downtown Ruidoso (15 miles via four-lane US-70).

The property spans 38 acres and is fully fenced with two gated entrances, entry/exit alarms, and 24-hour video surveillance covering all outdoor areas, parking areas, roads, and common spaces. There are no cameras inside the rentals, in compliance with Airbnb policy and state law. Drinking alcohol is permitted; loud, disruptive, or unruly behavior will result in cancellation, removal from the property, and loss of fees. 420 use is permitted outdoors only and must comply with New Mexico law.

Guest access
Access is via an improved, well-packed gravel road off US-70. Motorcycles have no issue using the road. There is no risk of flooding or mud; the property sits on the side of a mountain with proper grade and water diversion.

The property is gated; guests must open and close the gate upon entry and exit.

Guests may walk or bicycle the trails on the property and have direct access to the Lincoln National Forest for hiking or mountain biking. No ATVs, dirt bikes, or other motorized vehicles are allowed on the property, except e-bikes.

Guests may trailer ATVs, dirt bikes, or other recreational vehicles and depart directly from the property on them; however, please do so quietly and do not exceed 5 mph while on the property.

Other things to note
Bring flashlights. This is a rural property, and many areas are not lighted at night.

This is a rural countryside property adjoining Lincoln National Forest wilderness. The property is enclosed with 7-foot elk fencing, which deters deer, elk, coyotes, and wolves. Guests should still expect the possible presence of raccoons, feral cats, foxes, skunks, ringtails, insects, and snakes, including rattlesnakes.

Four working pasture dogs roam the property and significantly reduce wildlife activity.

Guests who walk beyond the immediate area of their rental (30-foot perimeter) do so at their own risk. The host and Airbnb are not responsible for accidents or incidents occurring outside this area.
