Studio, bath, kitchenette & more on the private 3rd floor of this century-old house. Space to relax or work. Enjoy french-press coffee, teas, quick breakfast fare & snacks. This 3rd-floor retreat has its own door at the 2nd-floor landing, so privacy is assured. You'll have the floor to yourself, incl light-duty kitchenette w/ sink, minifridge, microwv, kettle & toaster oven. Wifi, books, games. Convenient to Lake Ontario AND downtown. Walk to zoo & falls. Near hospital. 15min from airport & RIT

The space
Enjoy your own floor of this stately home built in 1900. Your studio-style main room is spacious and cheery, the bathroom isn't cramped or shared, and your private landing on that floor is stocked with books & games. It also has a light-duty kitchenette with sink, minifridge, microwave, toaster oven, electric kettle, and eco-friendly disposable bowls, plates, cups & individually wrapped utensils. There's bottled water, quick breakfast options (some gluten free), and plenty of snacks. It's not a full-on kitchen, but you can prepare anything that's steamable, microwavable, baked/toasted/broiled or in the "just-add-water" category. There's also a cutting board and knife for fresh fruits, breads & cheeses.

The studio-style main space has a small dining area, a coffee station, and a good-sized desk with a TV that can double as a second monitor if needed (cables included). The full-size bed has a comfy memory foam mattress to ensure a good night's sleep. There's also a medical-grade air purifyer in the space, as well as an additional space heater and fan to boost your comfort in any direction beyond the radiator heat or air conditioning unit in the space.

Overall, staying in this space is like having your own airy artist's garret in a historic, renovating neighborhood near parks, the Genesee River Gorge, Maplewood Rose Garden, two sets of waterfalls, and the Zoo. A perfect central location that's 10 minutes in either direction to Lake Ontario or to the center of downtown.

In addition to the kitchenette & snacks on your floor, there are some great local eateries who deliver via UberEats, Postmates, etc, including Jamacian & Caribbean, as well as a lot of other great options both local and chain. Delivery drop off is at your designated door to the house. Super convenient.

Guest access
You will have a dedicated door to the house and a small, enclosed entryway where you can leave bags or small items if needed. There's also a closet for your coat and a place for shoes/boots if it’s wet out.

You will only need to pass through the main house a few steps across the foyer and up the first set of stairs. From there, the 3rd floor has its own door and is completely private. In addition to your studio-style room, bathroom, and private landing on that floor, there is a second bedroom that you can inquire about adding to your stay. Otherwise it is locked.

Your pet is welcome if it is fully house trained and not left unattended for long (1 hour max). Because I have an elderly cat, your pet must stay with you on the 3rd floor and be on leash, carried, or in a carrier when entering and exiting the house. The yard isn't fenced, but there's a nice park with walking path less than 1 block adjacent to the house.

You are welcome to sit in the backyard patio. You can also vape or smoke out there as long as you dispose of your butts in the outside trash can.

You can park in the driveway in one of the 2 marked spaces toward the front of the house. You may use the adjoining drive to pull in and out around any other car but cannot park in a way that blocks that other driveway. There is also street parking with attention to signage about side-of-street schedule.

Other things to note
A note about Covid-19: Please be advised of current NY travel restrictions and book accordingly.

The county provides a dashboard showing the virus positivity rate in the area. The guest guidebook in the space lists a link to local Covid stats in case you want to monitor it yourself. Most retail establishments, outdoor dining, and some distanced indoor dining are available at the moment. The zoo is also open via online reservation.

There is a medical-grade air purifier in the space you book that will have been running for up to 24hrs before you arrive. Hand sanitizer, wipes, and some disposable masks are provided in the space. We follow Airbnb's Covid cleaning guidelines, and also regularly sanitize high touch surfaces in the foyer and first stairway. There are also air purifyers in the foyer and on the stairs.

Additionally, I have been vaccinated, and both myself and my partner (who is here intermittently through the week) are being very mindful, personally, about social distancing and exposure. Although we are on the first & second floor of the premises, we will keep and expect in-person interaction low. But feel free to message through the app or text with any questions or needs. I am happy to be of help! :-)

Rochester, New York, United States

Rochester and the surrounding area--from Lake Ontario to the Finger Lakes region--has numerous sights and activities to enjoy, and all of them are easy to get to from this airbnb space. Even Niagra Falls is just a 90-minute day trip.

The house itself is in a historic neighborhood with large homes from the late 1800s to early 1900s. It includes a mix of renovated homes, renovated tenant-occupied properties, and a smaller number of properties in process or need of renovation. This house sits on a tree-lined street nearest the park side of the neighborhood.

The location is 2.3 miles from Rochester General Hospital, near the Kodak facilities, and close to all downtown businesses. 15 minutes from the airport. 13 minutes from the University of Rochester. 15-17 minutes from Rochester Institute of Technology and Strong Memorial Hospital.

I'm a transplant from the midwest who recently made a move from the deep south Bible belt to the snow belt. As a host, I'm delighted to offer travelers some "southern hospitality." :-) I enjoy good friends, good food and cozy comfort ( I live in my pajamas and slippers as often as possible). Comfort is reflected in how I live in my home and how I set up the Airbnb space I host. As a traveler I like to explore new places, making my own plan as I go. Having a home base where I can set myself up with a sense of privacy and self sufficiency matters to me. As a host, I try to offer that to our guests. My goal is to be warm and responsive but respectful of your space and privacy.
