The farmhouse has 5 bedrooms and sleeps 8 adults and 2 children. It is complete with Wi-Fi and satellite TV on both the main floor and the 2nd floor.
The main floor includes a spacious living room including fireplace and large TV, fully furnished kitchen, dining room area for 10, King size master bedroom with attached small bedroom for port-a-crib, 2 bathrooms, laundry area and screened porch that leads to large outdoor decks.
The 2nd floor has 4 bedrooms: one full, 2 queen and 2 bunk beds, a TV room, a game room and an outdoor deck.
There are outdoor gardens, a large backyard, fire pit and parking on site.
The home is provided with pillows, linens, blankets, comforters, towels, hand towels, wash cloths and kitchen towels with extras located in the closets.

Other things to note
You are responsible to place all debris, rubbish and discards in plastic bags and transfer to the large trashcans in the driveway by the bunkhouse. Soiled dishes and cooking utensils should be placed in the dishwasher and cleaned. Beds should be left unmade upon departure for the cleaning service.
PLEASE NOTE: We are on a septic system. This is just one reason we limit the overnight guests to 10 individuals.

– Coffee grounds, egg shells, nut shells
– Filter tip cigarettes
– Sanitary napkins, tampons or condoms

CLEANING AND REPAIRS:
The home will be cleaned and ready upon your arrival. Upon departure, all dishes must be cleaned or a $100 fee will be charged to your credit card. Guests agree to keep the house, furniture and furnishings in good order. Removing, adding or changing furniture without Owner’s written approval shall be deemed a material breach of this rental agreement and is strictly prohibited. The Guests will be responsible for the cost of replacement of any damage to furniture, premises or replacement of missing items.
CHECK-IN & CHECK-OUT
Check in is at 3:00 p.m.
Check out is at 10:00 a.m.
A late checkout is subject to extra rental charges at the rate of $100/hour after a grace period of 30 minutes.
Guests may arrange for extra nights in advance to avoid any late checkout fees. Extra nights are charged at the daily rate and may be granted if available. If Guests are not present when the cleaning crew arrive and have left their possessions in the house, they will collect and remove them from the premises in order to prepare the house for the next incoming Guests. The Guest will be charged $150 for this service.
PLEASE checkout promptly and allow our cleaning crew to do their job.
INDEMNIFICATION:
Guest agrees to indemnify and hold harmless Owner for any liability arising before termination of this Rental Agreement for personal injuries or property damage caused by the negligent Guest(s).

DEPOSIT:
Security deposit and cleaning fee due with signed short-term Rental Agreement. We only accept major credit cards. No checks.
Security deposit will be refunded 10 days from end of the rental period less charges for:
-damage to furniture
-clogged plumbing
-damaged appliance
-bringing offsite purchased alcohol outside the boundaries of the Farm House Property (see details below)
-unreturned keys
-missing TV remotes
-missing cooling remotes
-missing furniture
CANCELLATION POLICY:
If cancellation is 30 days prior to the commencement of the rental period begins, 50% of all fees will be refunded to your credit card.
