Welcome to your Tiny Home! Our Tiny Houses are located on our RV Resort property. Rio Verde is a hidden oasis right in the heart of several local attractions, restaurants, hiking trails, and home of the Verde River. Discover the joys of a minimalistic lifestyle and experience the transformative power of “living” in a Tiny House. Nestled amidst nature’s embrace, this retreat offers an idyllic setting for self-reflection, rejuvenation, and a deeper connection with the environment.

Kitchenette: The kitchenette is stocked with all the essentials including: a refrigerator/freezer, 2 burner cooktop stove, toaster oven, and coffeemaker. We supply the necessary cooking utensils, pots/pans, dishes, glassware, silverware, coffee, cream, and sugar. There is a large kitchen sink that can be used for washing dishes and preparing food. The Tiny House has dish soap, sponges, paper towels, trash bags, and any additional items needed can be provided upon request.
Living Room (with futon bed or bunk beds): The living room features all-natural, floor-to-ceiling cedar planking which is allergy friendly and encourages a deep, relaxing slumber. There are lots of little windows to peek out at the beautiful river or hillside views. Depending on which Tiny House you booked, there will be a futon bed or bunk beds located in the living room area. You can lounge on these during the day or use them as a bed at night. Extra blankets, pillows, and sheets are provided upon request. Each Tiny House has a collapsible table; perfect for eating inside or setting up games or a laptop. There are plenty of outlets to plug in electronics or charge phones. Shelves are located near the kitchen area for additional storage. You will stay cool in the summer months with a wall mounted air conditioning (AC) unit, a ceiling fan, and an additional fan. The AC unit doubles as a heating element to keep you warm during the winter months.
Bedroom Area: The loft is equipped with a comfortable queen-size bed. Depending on which Tiny House you selected, there will be a futon bed or bunk beds additionally located in the living room area which can sleep extra guests. Additional blankets, pillows, and linens can be provided upon request.
Full Bathroom: Includes a Dometic toilet, vanity sink, and walk-in shower. The shower comes equipped with a shampoo and body wash dispenser. Towels, washcloths, and bathmats are included and extra towels can be provided upon request.
Exterior/Patio: There are several outdoor amenities for you to enjoy during your stay. Each Tiny House includes a propane grill, a picnic table, a fire pit, and 4 folding chairs. You can BBQ in the great outdoors and (if fire restrictions are not in place) roast marshmallows around the campfire at night. Soak up the majestic river or hillside views during the day and the starry desert skies at night.
Additional Information: Old Town Cottonwood is only 3 miles away and gives you access to plenty of local shops, wineries, breweries, and restaurants. Sedona Main Street is an easy 20-minute drive with spectacular Red Rock views that has a multitude of shops, restaurants, galleries, spas, and tour options. Another quick 15-minute drive in the other direction will take you to Jerome where you can enjoy Haunted Ghost Tours, Jerome’s Historic State Park, and more shopping and eatery options.
The Verde River flows along the border of the park and is accessible for you to walk the trail along the river’s bank, swim, float, fish, or even kayak in the river.
Additional amenities at the park include our newly renovated laundry facilities. The laundry room is located in the center of the park, is accessible 24/7, and has coin operated machines. We also have 3 newly renovated private bathhouses with hot showers and keycode entry access.
The on-site ECO Center offers yoga classes every Monday, Wednesday, and Friday from 10-11AM and there is a sustainable ECO farm right across the bridge with 55 chickens, 5 goats, and fields of fresh herbs and vegetables. Farm Fresh eggs are available for purchase: $9.00/dozen (cash ONLY).

Guest access
Once your reservation is made, you will receive instructions for accessing your Tiny House. We offer self-check-in for your convenience. No need to stop by the RV Park Office. The key box code will be sent to you at 3PM on your arrival date. Each Tiny House has a parking space for ONE vehicle. Additional parking can be accessed in our overflow parking lot(s) nearby.
Other things to note
Our Tiny Houses are best suited for 2-3 guests. If you have more than 3 guests, please look at booking one of the Tiny Houses (1, 2, 6, or 7) that are equipped with bunk beds.
Families or parties larger than 4 guests, you will need to reserve multiple Tiny Houses.
