Immerse yourself in Hot Springs' architecture, art, authors and history in this spacious and comfortable 3/2 home on an oversized, treed, quiet lot 1 block from the National Park Pullman Trailhead (hiking and biking), and less than a mile from downtown shopping, restaurants, theaters, bathhouse row, Northwoods Trails and Hot Springs National Park Visitor's Center.

The space
1937, 3 bedroom, 1 + 3/4 bathroom, 1,452 square foot, renovated brick bungalow in the heart of Historic Uptown Park Avenue featuring a collection of local art and authors. Private, off-street parking for multiple vehicles, boats, trailers or RVs.

PRIVATE OUTSIDE SPACE: Enter the fully fenced backyard through a decorative gate under a canopy of 100 year old oaks along an antique brick pathway into a seemingly secluded grotto patio with a gas grill and outdoor furniture.

LAUNDRY/GEAR STORAGE: The backdoor opens into a bright and airy enclosed back porch with washer, dryer, utility sink and plenty of room for fishing, biking and hiking gear. An old fashioned clothes line is steps away to dry swimsuits and towels after a fun day at the lake or thermal water spas.

KITCHEN & DINING: The well equipped kitchen has everything you need to prepare great food together. Enjoy a meal with family and friends in the stylish dining room or have a casual bite at the bistro table in the sun room.

LIVING & SUN ROOMS: Relax at the end or beginning of the day in the cozy living room or the sunny enclosed front porch. Grab a cup of coffee, tea or a cocktail and a good bookm or challenge friends and family to a classic board game.

PRIMARY BEDROOM SUITE: The primary suite includes a queen sized pillow top bed, vanity, dresser, expansive walk-in closet, private bathroom with sink, toilet and 2 person jet Jacuzzi tub. Ceiling fan, built in blinds and black out curtains. Note: There is a shower in the main bath, but not in the primary suite bathroom.

SECOND BEDROOM: On the opposite side of the house, the second queen bedroom with pillow top mattress is a quiet respite overlooking the mossy, shaded front yard. Closet, clothes cube, ceiling fan, built in blinds and black out curtains.

THIRD BEDROOM & OFFICE: The third bedroom includes a business traveler's desk with easy access outlets and multi-device charger, and single day bed with trundle. Closet, clothes cupboard, ceiling fan, built in blinds and black out curtains. Note that you must pass through this bedroom to get to the private primary suite. It's a 1930's bungalow thing.

MAIN BATH: A tankless hot water heater ensures everyone gets a hot shower in the morning. Shower, tub, dual-flush toilet, plenty of towels and various toiletries for convenience.

WI-FI & TV: Whole house Wi-Fi. The living room includes a TV with several cable channels and free Netflix.

PETS: Well-behaved, house broken dogs of any size and any breed welcomed. The backyard is fully fenced. Furniture covers and dog deposit pick up tools are provided. A leash is required when out for walks/hikes. Trails, parks, downtown and many nearby restaurants are dog friendly! Certified Service Animals welcomed. Non-dog pets and non-dog emotional support animals should be discussed in advance to ensure their comfort, safety and suitability at the Harrell House. Thank you.

OTHER AMENITIES: Coffee maker, French press, coffee filters, coffee, teas, cocoas, tea kettle, Wi-Fi, desk with 6 convenient outlets and a 6 device charging station, iron and ironing board, clothes hangers, toilet paper, paper towels, hair dryer, shampoo, soaps, hand sanitizer, books and board games for different ages and interests, detergents, cleaning supplies, gas grill and grilling tools, stocked kitchen for cooking/baking and basic kitchen convenience items such as salt, pepper, ketchup, mustard, herbs, spices, sugar, flour, olive oil, etc.

There are 2 motion detection exterior cameras located on the property. One faces the front yard and the other the driveway; they record movement in the front yard and driveway only. The cameras do not view or record any activity inside the home or the private, fenced backyard.

NEIGHBORHOOD: The neighborhood is walking and biking friendly with a community coffee shop and a variety store for last minute items only 3 blocks away. Bus stop 2 blocks away. The house is 1 block from the Pullman Trail for hiking and biking through the National Park to 11 miles of scenic Sunset Trail (hiking only) and 26 miles of IMBA rated Northwoods Trails. The home is located a couple of minutes from downtown shopping, restaurants and attractions, Bathhouse row, Hot Springs National Park, spas, more hiking trails, Cedar Glades Park disc golf and RC plane field, the Farmers' Market and the Convention Center; less than 10 minutes from Majestic Park baseball fields and Magic Springs amusement park; and 20 minutes from Mid-America Science Museum, crystal digging, Garvan Woodland Gardens, and Lakes Ouachita, Catherine, Hamilton and DeGray.

The Park Avenue community, or Uptown as it is known to locals, is a hip and historic, friendly, diverse, revitalizing medium density residential neighborhood adjacent to downtown/bathhouse row with a mixed-use central corridor of locally owned and operated small businesses, mid-century motor courts and a couple of late 19th century mansions. Densely canopied side streets with more modest craftsman, cottage and bungalow homes lead up to the national park lands at the edge of the Ouachita (wah-chih-taw) mountains that surround the area.

You are likely to see deer, raccoons, squirrels, birds and a well-fed groundhog or two around. 1 block from the house the moderate .65 mile Pullman Trail for hiking and biking crosses through the National Park over Sunset Trail (10 miles hiking only) and connects to the Northwoods Trails (26 miles hiking and biking). Grab a cup of coffee or tea and a light bite to eat at Red Light Roastery 3 blocks from the house; or last minute items at a variety store down the street. Visit David F. Watkins Memorial Park 5 blocks from the house to see a day-lighted portion of the 1890's Hot Springs Creek Tunnel that runs for 3 miles under the city - very cool. Or, follow the architectural tour included in the house welcome book to see great examples of Art Moderne, Victorian, mid-century and other National Register worthy styles throughout the neighborhood.
