• The apartment is entirely on the ground floor of a typical STONE BAITA IN PIEDMONT, located in a small hamlet of only 7 houses, totally surrounded by greenery and the woods.
It offers independent access and direct views of your 1000 SQM PRIVATE GARDEN (fully fenced, secure for small dogs).
• ALTITUDE NOTE: The property is located at 700 METERS ABOVE SEA LEVEL, offering fresh, invigorating mountain air and stunning valley views.
**UNIQUE FEATURES**
• ROMANTIC BEDROOM: The highlight is the large bedroom, featuring the restored, antique bathtub. Indulge in a relaxing bath while gazing at the surrounding woods with a glass of good wine.
• NATURAS FURNISHINGS: The entire space is characterized by local wood and stone elements, with furnishings created by our own artisan company, Naturas, ensuring a truly unique stay.
• OUTDOOR ACCESS: Both the bedroom and the fully equipped kitchen open directly onto your private big garden and the EXCLUSIVE HOT TUB (free of charge).
**YOUR PRIVATE OUTDOOR SPA**
• Our private hot tub (3m diameter, 90cm high) is a true private SPA just for you, available with NO EXTRA COSTS and NO TIME LIMITS.
• Its soothing hydro-massage treatment helps reduce stress and improve circulation.
• TEMPERATURE: Automatically regulated and adjusted by you. It's kept very hot in cooler months (up to 40°C) and pleasantly warm in summer for cooling down.
• ALL-WEATHER USE: The tub is covered by a sliding roof, making it usable even in rain or snow for an extra romantic atmosphere.
• DAILY MAINTENANCE: We perform a quick, necessary cleaning/sanitization of the tub in the early morning (approx. 30 mins).

You have exclusive access to:
• A hammock, comfortable sun loungers, and a patio for outdoor dining.

• A WOOD BRAZIER (initial wood supply is included; additional baskets are €6 each).
• EXTERNAL TABLETOP BARBECUE: A small charcoal grill is available upon request, free of charge. Must be returned clean; charcoal is to be purchased by the guest.
**ESSENTIAL AMENITIES & EXTRAS**
• KITCHEN: Fully equipped with a 5-burner gas stove, electric oven, fridge/freezer, and microwave.
• Initial basic supplies for the first two days are provided: coffee, tea, sugar, salt, oil, and vinegar.
• CONNECTIVITY: Free RELIABLE WI-FI, cable TV with foreign channels (tivùsat), air conditioning, heating, and mosquito nets.
• LAUNDRY: A WASHING MACHINE and a portable drying rack are available. A CLOTHES DRYER is also available for an ADDITIONAL FEE (please inquire about the cost).
• PARKING: Street parking is available nearby. EV charging station available for an EXTRA FEE.

• NATURE, TREKKING & BIKE: Start walking/hiking or biking directly from the Baita. You are close to the stunning CICIU DEL VILLAR NATURAL RESERVE (famous for its unique, giant rock formations, or "earth pyramids," linked to a local legend). The area is rich in charming, authentic alpine villages (borgate).
• ALPINE CHALLENGES: Take on the Colle dell'Agnello (2,748 m)—the second highest paved pass in Italy and a legendary stage of the Giro d'Italia—or drive over it to visit Saint-Véran, the highest commune in Europe inhabited all year round!
• WINTER FUN: In winter, we are strategically located for cross-country skiing (Valmala), magnificent snowshoeing (ciaspole), and ski mountaineering (ski alp). Small, authentic ski resorts with fantastic views are also nearby.
• WINE & FOOD: The immediate area offers exceptional local cuisine at great prices, including the famous regional dish, Ravioles della Valle Varaita (gnocchi made with local cheese, served with butter and cheese). The area is also well-known for its MUSHROOMS and CHESTNUTS. For wine lovers, the renowned LANGHE area is nearby for wine tasting and experiencing the White Truffle of Alba (in Autumn).

**RULES & OTHER GUESTS**
• OTHER GUESTS: The property above is rented to other guests, but they have separate access and NO VISUAL ACCESS to your private garden.
• DOGS: Well-behaved dogs are WELCOME but must be agreed upon at the time of booking. Dogs are not allowed in the hot tub and must be called back if they bark.
• DAMAGES: Should accidental damage occur to the furniture, doors, walls, fixtures, hot tub, garden equipment, or if extra cleaning is necessary (e.g., stains or pet hair are found on cushions, carpets, armchairs, linens, towels, throws, and blankets), the costs for repair or replacement will be charged.
• NUDISM IS PROHIBITED.

### ARRIVAL & LOGISTICS
* PERSONAL WELCOME: We are delighted to welcome you in person and show you to your accommodation.
* LATE ARRIVAL POLICY: If you need to arrive AFTER 8:00 PM (20:00), we will provide instructions for SELF-CHECK-IN via a key box. In this case, we will meet you the following morning to personally welcome you.
* IMPORTANT HOT TUB POLICY: THE HOT TUB CANNOT BE USED ON THE EVENING OF YOUR ARRIVAL IF YOU PERFORM A SELF-CHECK-IN. Due to the detailed operation required, we must explain its use in person. You will be able to enjoy the Hot Tub starting the morning after our personal meeting.
*ACCESSIBILITY: We are located just 2 km from the village of Rossana (CN), in a tiny hamlet of only 7 houses, surrounded by greenery and woods. You reach us easily via a paved hillside road, with a short uphill stretch and a couple of hairpins. Only the final 200 meters are gravel, but the road is easy, flat, and accessible year-round with any vehicle.
Free outdoor parking is adjacent to the property (50 m). Luggage unloading is possible right in front of the Baita entrance.
