River's Edge Cottage, a lovely riverfront property by The Kern River House. Unique spot on Kern River with Private River Access & epic vistas of the southern Sierra Mts. Meet the river as soon as you arrive! The large modern suite is perfect for 1 couple or small family. With a full bathroom, kitchenette, wood fireplace, cozy lounging nooks, propane BBQ, garden terraces, large dining patio, steady WiFi & fully gated property, you'll have everything you need to enjoy your riverfront stay.

Welcome to The Kern River House listing: River's Edge Cottage!

In a beautiful setting nestled among mature trees and terraced garden patios, your private 2-person suite has its a gated driveway, private entrance, kitchenette/dining area, and fireplace lounge. It is the entire lower riverside level of a larger 2-story house. The upper portion of the house is not rented and will be unoccupied during your stay, so the ample property grounds and riverfront are yours alone to enjoy! The suite is curated in a rustic-modern style with vintage artwork, favorite books/games, and comfortable furniture. Many thoughtful design details have gone into our space - even the cedar wood paneling is locally sourced and the fireplace is made from local river rock. We've brought the outdoors in.

The Layout: Main Room is a queen bed & living room with a deep sofa like a twin bed. Off of the Main Room is the Fireplace Lounge with queen sofa bed. Also off the Main Room is the Kitchenette and attached Bathroom. To walk from the Fireplace Lounge to the Kitchenette and Bathroom, you have to enter the Main Room so the bedrooms are attached. The Fireplace Lounge does have its own access to the outdoors. This bedroom layout is best for small families or 1 couple.

The entire property is fenced from front to backyard with lockable gates. Past the backyard fence is a quaint, historical river water canal that is crossed by a short foot bridge with security handrails. After the bridge crossing is the river's edge concrete patio with lounge chairs & a picnic table. This patio area has a metal handrail only, no fence. There is a natural boulder path with a handrail down to the river water. You must be sure-footed to access the water. There is a very nice swimming area at the house depending on the season & weather - please ask us about what to expect during your stay :)

Inside you’ll find a relaxing space to take in the experience of a breathtaking riverfront setting. Ideal for a couple or small family and accommodating up to 4 comfortably, the main bedroom opens to the large kitchenette and features a queen bed & a large, deep sofa. The fireplace/lounge room has a queen-size sleeper sofa. The adjoining bedrooms are separated by a short hallway with a privacy curtain. Each room has its own access to the outside.

A roomy full-size Bathroom with a walk-in shower is just off of the Kitchenette. You'll also have your own AC/heat, Cable TV & Wi-Fi. The well-stocked kitchenette is equipped with a dual electric countertop cooktop, *please note there is no full oven or traditional stovetop*, countertop toaster oven, microwave & mid-size fridge/freezer. Everything a chef needs for simple meals! Outside is a gas Weber BBQ (we provide the propane). Step outside to one of the patios for dinner, a glass of wine al fresco, or sit right at the river’s edge and feel the cool rush of water.

The sunrise over the eastern ridges will wake you gently to start your day. Adventure abounds for those who seek it. Hiking trails, kayaking, rafting, nature walks, mountain biking, fly fishing, Kern River Audubon Preserve, Sequoia Forest Giant Redwoods, Isabella Lake, Salmon Creek Falls – even a quaint chairlift ski resort less than a half-hour away - are all right here in the incredibly diverse Kern River Valley.

But, it’s ok to be mellow! Some guests enjoy it so much that they never leave the property. Take in the magnificent sunlit ranges of the Sierras at sunset. Relax by the fireplace or play a board game in the lounge to finish off your day. As dusk gives way to a Sierra night you can explore the bountiful shooting stars. You will sleep very peacefully to the sounds of the river. Stay in or go out. Either way, you’ll find the perfect stay for your plans at River’s Edge.

If you’re looking to accommodate a larger group, we do rent the entire 2-story house in another listing as "Big View House". But of course, never at the same time. Whichever way you book the house, the entire property is yours alone!

Guest access
You will have access to the entire property grounds and the entire downstairs floor with its own keypad entrance. In addition, there is gated parking on the driveway available for 2 cars. During your stay, the upstairs will not have guests and will not be accessible. You'll be the only guests in the house & on the property. The garage & housekeeping pantry are not accessible & will be locked.

Other things to note
POLICIES:
1. Guest max for nightly rate is 3. Extra guest is $50 per night per guest up to 1 extra guest max.
2. Guest MUST review/accept the Rental Agreement + Contact Form through the link at booking within 48 hrs.
3. No fireworks/outdoor fires are allowed (propane BBQ and indoor fireplace are OK)
4. No events, parties, photoshoots without prior Owner approval. We have a Nest camera pointed at the street entry to ensure only registered Guests are on the property.
5. Two well-behaved and house trained dogs will be considered for pre-approval. Please tell us about your pet. A pet fee per stay will apply.

The River's Edge house is in a quiet, residential neighborhood just 1 mile from downtown Kernville. We have neighbors on either side of us. Most of the residents in town are into outdoor river life. The streets in & around town are paved, well-maintained, wide & calm. Great for walks, runs, bicycling, & scooters.

Kernville is a historic town founded during the Gold Rush era. It's also situated on a Wild and Scenic river, and the natural surroundings are breathtaking. The downtown looks like an Old West town & has been used in movie shoots.

Downtown Kernville has several restaurants, coffee shops, the Kern River Brewery, a nice museum, a playground park, some antiquing and a very good grocery store. In addition, you'll find many outfitters for rafting, kayaking, tubing, climbing, mountain biking and fly-fishing in season. We can help you decide!
