The main building has no windows facing the guest house's front and garden.

25 m2 (269 ft2) + sleeping loft 8,5 m2 (91 ft2).

Compact, but fully equipped small house.
Full kitchen and bathroom.
Hall with space for clothes and shoes.
Living room with sofa, TV and dining area for 2 - with a view of the garden.

Please note that the sleeping loft has a low ceiling - you can sit up in bed, but not stand up/walk.
Steep stair/ladder.

The downstairs sofa is a sleeper sofa/sofa bed - it converts into 2 separate beds, with top mattresses. If you prefer to sleep downstairs, please let me know, and I’ll leave the top mattresses for the sofa in the guest house for you.

Good indoor climate via fans and air-to-air heat pump (A/C).

As the host, I live in the house next door and am available when needed. But the majority of guests never meet me during their stay.

Guest access
You will have access to the tiny house / cabin / cottage / guest house, with furnished porch, your own part of the garden, and parking in the driveway (1 car). If you need to store something during your stay, or want to drop off luggage before check in, there is space in our garage.

Other things to note
Please note that this is a quiet residential area, and no parties or loud noise outside can be accepted.

The max no of guests is 2. No guests not included in the booking, please, unless agreed well in advance with me. This applies to both daytime and nighttime.

If 2 people are coming, please either enter full names for both guests in the booking, or mention both names in your message to me.

Booking for others is against Airbnb rules - if in doubt I may need to ask to see ID.

The guest house / cabin is pet free to be allergy safe.

The house is not suitable for children, for safety reasons: Steep ladder, open loft, elevated patio without railings, no childproofing on corners, cupboards, electrical outlets, etc.

No smoking inside the guest house (includes all kinds of smoking, also vaping). You are welcome to smoke on the porch or in the garden, provided you keep windows and door closed.

There is no underfloor heating in the bathroom, so the floor may feel a bit chilly in mid-winter. But the bathroom in itself is nice and warm.

This is a "tiny house". Which means that even though it is fully equipped and all the furniture is full size, it can feel small. For example, the shower may feel a bit small (80*80 cm arched doors).

Nice residential area with quiet streets and gardens. Calm and safe area for walking, trecking or running.

3 minute walk to bay/lake Edsviken, nice paths and gravel roads, the woods, several nature reserves, Edsberg Castle and Edsberg Park. Few minutes' walk to a tiny beach and cliffs you can swim from. Also close to a golf course.

Walking distance to several restaurants, grocery stores (shopping trolley available) and utdoor gyms (free).

If you plan to participate in the EX Swimrun or the Sollentuna Winter Marathons, the start and finish area is only 500 meters away.

I live with my husband and daughter aged 18. We live in a house/villa with garden, in a suburb to Stockholm, close to water and woods, but also to trains, buses, shopping and restaurants. The guest house/studio we are renting out, is on the same property, but with a private garden location. If you need anything, I’m available. But if you don’t, we’ll give you privacy.
