Our entire 3rd floor is yours for private entry and enjoyment. The professionally designed Airbnb has been stylishly crafted for you to enjoy its light, airy, comfortable and well appointed nature. Your host has a hospitality degree and is dedicated to providing top quality service to make your Troy visit memorable.
LOCATION:
Our building is perfectly located downtown in an area close to any of your needs. You can comfortably walk to multiple fine restaurants, night spots, wedding venues (only a block or 2 for the Revolution Hall, Franklin Plaza, Tack House, Clarke Confectionery Wine House), RPI, Sage, Troy Music Hall, etc.), Farmer’s Market, river activities and more.
EXPECT SOME POSSIBLE STREET NOISE AT TIMES:
To minimize annoyances, new triple pane windows, room darkening window shades, white noise generating machines, disposable ear plugs and noise absorbing ceiling to floor drapes have been installed.
ACCESS:
You will enjoy a fully private, locked, and self-contained apt occupying the entire 3rd floor of our remodeled historic building. No worry about stairs--there is a chairlift available from the optional 2nd entrance (instructions for use are posted on stairway wall). Upon reserving you will receive your passcode for self-entry at any hour.
Owner lives on 2nd floor and is happy to assist or make recommendations for you to enjoy your stay.
You will like the convenience, security and privacy of your separate passcode locked stair entrance from the street. It allows you 24/7 private entrance. Optional 2nd street entrance has chairlift right to your floor for you or your luggage.
DESIGN LAYOUT:
The BnB was designed with 4 locking bedrooms with an additional great room that includes a living room (with couch comfortable for sleeping and converting futon) and chef's kitchen. An additional office area provides remote working space and has commercial grade treadmill. All 4 bedrooms have top quality adjusting head/foot Queen beds and luxurious bamboo linens.
PARKING:
Guests have FREE GARAGED PARKING a block away for 2 cars if car registration information is provided ahead of arrival. This avoids meters on weekdays. EV charging available in garage. Don’t struggle with meters if you are guests on weekdays! Street and city garage parking is free for all weeknights after 5pm until 8am and on weekends. It is rare if not impossible to find downtown garage parking like this for guests.
GUEST CAPACITY:
Each reservation can accommodate up to 10 if guests utilize the 4 Queen bedrooms along with LR futon and large LR sectional couch (which is comfortable and spacious with removable back pillows).
Base price is for 2 guests and there is an extra fee of $35 per night fee for each additional guest over 2 years of age per night being accommodated.
Cleaning fee is set regardless of guest number.
No overnight access to unit is allowed other than reserved individuals whose names must be given to Airbnb or host prior to arrival. Check with host for any exception you request.
NO PARTIES ALLOWED:
We are, of course, happy to have you enjoy the space with a few friends or family for a non-overnight drink, dinner, wedding picture or such.
Our guests are courteous and respectful folks whom we trust know the difference between a pleasant brief visit and abusing our space or being disruptive. We thank you for this. Guests who violate the no-party rule will be instructed to leave without refund. Any special needs must be authorized by host prior to arrival.
NO PET POLICY:
Sorry, our lodging does not allow pets. Guests who violate this rule will be fined $250 per pet per night and instructed to vacate the premises immediately without refund.
NO SMOKING:
We do not allow smoking of any type within the building. There is a $500 fine to registering guest for violation by them or any of their visitors.
We do our best to regularly use fragrance free products in consideration of our guests who prefer such or are scent sensitive or allergic. Please advise.
A diffuser of essential oils runs on occasion when the Airbnb sauna is in use. If you are fragrance sensitive you must advise us in advance to be sure it does not run for a few days before your arrival.
USE OF SAUNA:
A high quality Jacuzzi (Clearlight) 4 person infrared sauna had been installed in your BnB. We want our guests to be safe in the sauna so please understand that no underage individuals or alcohol are allowed in the sauna. You agree to hold host harmless for use of sauna and you agree to abide by safe policies.
Enjoy the Turkish towels and sauna bath robes provided for you.
Your phone can be turned to Bluetooth for infrared sauna setting. Connecting that to your phone’s stored playlist of relaxation music allows you to enjoy your selection inside via the sauna's speakers. Keep your electronics safe from heat and leave on bench outside the sauna.
BEDROOM DETAILS:
Your sleeping comfort is provided for by the four locking bedrooms and additional sleeping space in living room (large couch and futon are both available in living room). Bedrooms are provided with luxurious top quality temperature regulating bamboo linens. All 4 bedrooms have luxury Queen adjustable /or massage beds (Beautyrest Black Series, Stearns and Foster, or hand crafted Aireloom mattresses). Two of the bedrooms have fabulous handmade Queen size quilts available (made without electricity!) by an Amish artisan. Please help us make them last as heirlooms by taking good care of them.
If desired, the sectional couch and futon in living room can be used for sleeping. Your use of these extra sleeping spaces must still reflect the guest capacity for which you reserved. Please ask for additional linens as needed.
An infant portable crib (pack & play) is stored in unit closet along with sheets and blanket for it. Our little visitors are also provided a highchair, bibs, baby monitor, humidifier, toddler cup and dinner plates and silverware. You too can also enjoy the rubber duckies for the soaking tub (LOL).
All 4 bedrooms, the living room and the dedicated work space have remote control smart TVs with complimentary Roku and/or Netflix.
HEAT/AIR CONDITIONING:
You control your own heat and air conditioning (there are TWO separate thermostats), one in kitchen area and one in sauna hallway. Three bedrooms are equipped with ceiling fans and the 4th bedroom has a floor standing fan.
Two bedrooms are equipped with an electric remotely controlled fireplaces if desired. Please do not overload circuit by using both at same time.
WASHING MACHINE AND DRYER:
Washing machine and dryer (with all necessary supplies, including fragrance free for those who desire such) are provided free of charge right in one of your unit’s bathrooms.
BATHROOMS:
Two bathrooms are provided, both with heated towel racks. The first is a stylish shower bath (no tub) and the second has a contemporary design copper soaking tub (with additional hand shower).
Guests will find some plush Pottery Barn waffle bathrobes hanging in their closets or behind room door. Those, along with disposable slippers, are available to enhance the bathing pleasure.
The first bathroom has a walk-in rainfall shower (with short step up) and hand held additional shower hose. The bathroom is equipped with a large supply of towels (and heated towel rack) and extensive personal hygiene amenities. Shower bombs are provided if desired for use in this bathroom only (their ingredients could damage the copper tub in the other bathroom).
The shower has been fixed in temperature to a safe hot temperature. You must agree to NOT attempt to bypass this fixed setting. Forced turning of the fixed temperature lever beyond its capacity can break a mixing valve. Doing so will have guest incur full liability for any broken plumbing or faucet replacement or repair.
The second bathroom is available for a fabulous soaking bath in the contemporary oversized copper tub. It also has a hand held water shower head that can be manually used from the tub. Guests will find towels already heating for them on the towel rack.
Because copper can be damaged by citric acid, guests must not use any soaking (no Epsom salts) or bubble products other than those provided. Any violation that damages tub will result in guest being liable for restoring or replacing the tub if permanently damaged.
Luxurious lavender, goat’s milk and other safe bubble solutions are provided for soaking pleasure. Plush robes and oversized towels and disposable slippers are also provided.
The window in the tub bath is screened by a custom stained glass enhancing color and decor. Battery operated candles are on the window sills. Guests must agree to no live candles (other than cake birthday candles or the provided “warming” small candles in candlesticks) in the building.
BATHROOM ACCESSIBILITY:
Toilets have grip bars for safety. Arrange ahead if height adjustment is needed for toilet.
There is no bath chair. Use caution.
The tub does not have grip bars.
BATHROOM AMENITIES:
Full bathroom toiletries are provided (including but not limited to shampoo, razor, shaving cream, toilet paper, conditioner, shower bombs for shower bathroom only, hand cream, comb, mouthwash, floss, pre-pasted toothbrush, soap, towels, etc).
If you think of something that will enhance a future guest's comfort please advise us--if possible it will be provided from now on and thanks for the heads up! Our goal is to anticipate your needs before you even think of them.
VERY IMPORTANT--Your unit runs with a grinder pump. That means that nothing is to go into the toilets other than what nature needs. To do otherwise has ruined grinder pumps in the past--please respect proper care. Courtesy disposal bags are in each bathroom and are handy for feminine hygiene products.
KITCHEN:
All guests have private use of Chef’s kitchen with full size appliances and top quality equipment and supplies. Lots of staples (some spices, flour, salt and pepper, baking soda, olive oil, baking powder, maple syrup, breakfast cereal, sugar, butter, eggs, olive oil, etc) are provided. If you anticipate any special needs, just advise us and we will try to accommodate.
You will have all the fine high quality pots, pans and bakeware you should need. If there is a specialty item you need, just ask.
You will find All Clad pans, air fryer/toaster, excellent knives, Ninja blender for your smoothies, Kitchen Aid mixer, waffle iron, cake pans, coffee station, etc. Range is infrared and has pot filler.
BEVERAGE/COFFEE BAR:
We have equipped your floor with a coffee bar as you enter. You will find a Keurig and coffee pods, a pour-over coffee maker with filter and ground coffee, and a traditional drip multiple serve pot. Sugar (and non-sugar sweetener), creamer equivalent or milk, and honey are provider. There are even flavorings for your coffee. You will also have an array of tea options. You will have dinnerware for a leisurely coffee or a grab and go cup when on the run.
Interested in fresh squeezed orange juice? Enjoy our quality manual squeezer and the (generally) provided oranges to make your own fresh pitcher(request ahead). Guests who are of legal age may enjoy adding fresh orange juice to a more potent drink (mimosas for brunch?) and will find the supplies they need. Additional already squeezed juices will often be found awaiting the guest in the fridge.
PANTRY SUPPLIES:
Small convenient markets and health food store are within walking distance.

DINING SPACE
Your kitchen island serves for both food preparation and dining (6 stools provided). A folding table is stored in the room with folding chairs for more traditional dining space. Our island table was custom designed by a Troy woodworker who fabricated the "river table" from a forest in nearby Grafton, NY. A child's high chair and eating plate/utensils/sipping cup are available. Everything you find stored in unit is for your convenience and use while our guest.
ELECTRIC CAR CHARGER:
Two chargers are located in Troy’s 5th Avenue Garage at 1713 5th Avenue, one block away and the one to which we provide some complimentary parking. The garage is reached by going around in a rectangle—North on 4th, Right at light onto Fulton, Right at light onto 5th Avenue, The garage is on right just past intersection of Broadway and 5th Ave.
The chargers are located on the lower level. The city often has a vehicle of its own plugged in, although time limit is 2 hours. Additional EV chargers are located downtown within walking distance. Cost for charging is unknown.
SELF CHECK-IN:
Codes will be provided upon confirmation of reservation and they are changed periodically between reservations. If you make your reservation long before arrival, please recheck your messages to see if there is notice of a recent change. You can let yourself in at any hour past check-in time without disturbing anyone.
If you anticipate wanting or needing to use the stair chairlift from the optional second entrance, please be sure to note the different passcodes that will be set for that entrance. Chairlift instructions are posted inside street entrance.
TELEVISIONS:
6 flatscreen TV's are provided with free Roku, cable and/or Netflix (use our account or yours). Please note—TVs do NOT run off the same internet site as your WIFI. Please do NOT try to change the cable internet site. If you do so, your TV will NOT work until set back to the initial setting. If host is not available to fix it you may not find tv working.
TELECOMMUTING AND DESK SPACE:
One bedroom has small desk supplied for light personal or business needs and is equipped with Ethernet (bring your cable just inn case).
Additionally there is a study/work space that is comfortably equipped as a work/study room with cherry Stickley desk, couch, recliner, TV, HP copier/printer with paper and printing help arranged by request. This space is also used as a walk-through area to access the tub bathroom or the optional 2nd chair assisted street entrance..
Arrangements can be made if you want or need Ethernet in the 2nd office area although you will have high speed internet for free. An ethernet cable is generally available but bring your cable if you are sure you need this system.
We can also accept a fax for you and we will provide fax number by request.
Main Troy Post Office is across the street and UPS/FED EX pick up is nearby.
Free Wifi. The Airbnb has a high speed network, with ethernet option (bring cable) Internet name and passcode are given on sign in unit.

Guest access
Guests have personal self entry at any. hour from street for 24/7 access. BnB unit is on third floor Guests can use the optional 2nd staircase from street for mobility assistance to get to the same location.
Entire Airbnb is private, and use of building’s 3rd floor is reserved for Airbnb use only.
Please keep private street entrance door locked at all times. Also keep door at top of shared stairs locked for security. This protects your unit when that street door is open during daytime for deliveries.
Hosts are happy to allow access for you to their 2nd floor patio by permission only. Feel free to ask ahead or even at the last minute if you want. We need to review some usage matters and open up access through our second floor. The more notice you give the more assurance you can have that it would be open to you.
The patio is a complimentary, but not guaranteed, amenity. However, it is delightful and we will do all we can try to make it open for your pleasure.
Advanced notice and confirmation is required (prior to arrival) to assure that it will be available for you. You access patio through our 2nd floor residence so your understanding is appreciated.
Use of the patio is for your overnight guests. We are comfortable with giving permission for a few friends to spend some time enjoying that space with you—dine at the table, watch a movie, enjoy good conversation, congratulate the new graduate, etc. Please keep in mind that Airbnb does not allow disruptive or unauthorized parties. We love Troy, want you to enjoy it too, but we live and want to respect our neighbors too.
Other things to note
Reserving individual must be present as a guest and must be at least age 21. Names of guests must be listed on reservation or provided to host prior to arrival. Only registered guests allowed overnight status.
Thank you for respecting that absolutely NO SMOKING OR VAPING is allowed. A $250 penalty will be enforced in order to fully professionally clean unit.
Pack and play for an infant is provided in the unit. Child dinnerware, high chair, baby monitor, baby bath and child silverware and bottles are provided. Nonetheless, the unit is not designed for children and guests assume all liability.
NO PARTIES are allowed as per Airbnb regulations. Host reserves the right to ask all guests to vacate with no refund if ruling is not respected. Overnight guests must be those listed on the initial reservation with full names provided to host prior to checkin. Any need for clarification of this ruling must be discussed with and approved by host prior to arrival.
We love dogs, but sorry NO PETS allowed. There is a $250 fine per pet per pet day and host reserves right to immediately ask your party to vacate premises for violating house rule. Sorry doggie friends, I love you but future guests may have allergies.
LONGER OCCUPANCY may be available by special arrangement with reduced negotiated rate.
Non-toxic, chemical free cleaning supplies are used when possible. Please discuss with host if this is essential for your comfort.
Cleaning staff is utilizing top quality sanitizing and disinfecting supplies between guest stays.
If you want to use 24/7 covered garage 1 block away, you MUST give us info. for up to 2 cars (license, State, make, model, color) PRIOR TO ARRIVAL so we can call it in to City by noon on a weekday. It will then be free for you! You will not need a pass or designated spot once authorized by us. Otherwise, you need to feed street meters during daytime on weekdays until 5pm and cannot use garages. All street and garage parking is available free to City visitors weeknights from 5pm until 8am and all day and evening on Saturdays and Sundays without authorization or meters.

KITCHEN:
All guests have private use of Chef’s kitchen with full size appliances and top quality equipment and supplies. Lots of staples (some spices, flour, salt and pepper, baking soda, olive oil, baking powder, maple syrup, breakfast cereal, sugar, butter, eggs, olive oil, etc) are provided. If you anticipate any special needs, just advise us and we will try to accommodate.
You will have all the fine high quality pots, pans and bakeware you should need. If there is a specialty item you need, just ask.
You will find All Clad pans, air fryer/toaster, excellent knives, Ninja blender for your smoothies, Kitchen Aid mixer, waffle iron, cake pans, coffee station, etc. Range is infrared and has pot filler.
BEVERAGE/COFFEE BAR:
We have equipped your floor with a coffee bar as you enter. You will find a Keurig and coffee pods, a pour-over coffee maker with filter and ground coffee, and a traditional drip multiple serve pot. Sugar (and non-sugar sweetener), creamer equivalent or milk, and honey are provider. There are even flavorings for your coffee. You will also have an array of tea options. You will have dinnerware for a leisurely coffee or a grab and go cup when on the run.
Interested in fresh squeezed orange juice? Enjoy our quality manual squeezer and the (generally) provided oranges to make your own fresh pitcher(request ahead). Guests who are of legal age may enjoy adding fresh orange juice to a more potent drink (mimosas for brunch?) and will find the supplies they need. Additional already squeezed juices will often be found awaiting the guest in the fridge.

Small convenient markets and health food store are within walking distance.

DINING SPACE
Your kitchen island serves for both food preparation and dining (6 stools provided). A folding table is stored in the room with folding chairs for more traditional dining space. Our island table was custom designed by a Troy woodworker who fabricated the "river table" from a forest in nearby Grafton, NY. A child's high chair and eating plate/utensils/sipping cup are available. Everything you find stored in unit is for your convenience and use while our guest.
ELECTRIC CAR CHARGER:
Two chargers are located in Troy’s 5th Avenue Garage at 1713 5th Avenue, one block away and the one to which we provide some complimentary parking. The garage is reached by going around in a rectangle—North on 4th, Right at light onto Fulton, Right at light onto 5th Avenue, The garage is on right just past intersection of Broadway and 5th Ave.
The chargers are located on the lower level. The city often has a vehicle of its own plugged in, although time limit is 2 hours. Additional EV chargers are located downtown within walking distance. Cost for charging is unknown.
SELF CHECK-IN:
Codes will be provided upon confirmation of reservation and they are changed periodically between reservations. If you make your reservation long before arrival, please recheck your messages to see if there is notice of a recent change. You can let yourself in at any hour past check-in time without disturbing anyone.
If you anticipate wanting or needing to use the stair chairlift from the optional second entrance, please be sure to note the different passcodes that will be set for that entrance. Chairlift instructions are posted inside street entrance.
TELEVISIONS:
6 flatscreen TV's are provided with free Roku, cable and/or Netflix (use our account or yours). Please note—TVs do NOT run off the same internet site as your WIFI. Please do NOT try to change the cable internet site. If you do so, your TV will NOT work until set back to the initial setting. If host is not available to fix it you may not find tv working.
TELECOMMUTING AND DESK SPACE:
One bedroom has small desk supplied for light personal or business needs and is equipped with Ethernet (bring your cable just inn case).
Additionally there is a study/work space that is comfortably equipped as a work/study room with cherry Stickley desk, couch, recliner, TV, HP copier/printer with paper and printing help arranged by request. This space is also used as a walk-through area to access the tub bathroom or the optional 2nd chair assisted street entrance..
Arrangements can be made if you want or need Ethernet in the 2nd office area although you will have high speed internet for free. An ethernet cable is generally available but bring your cable if you are sure you need this system.
We can also accept a fax for you and we will provide fax number by request.
Main Troy Post Office is across the street and UPS/FED EX pick up is nearby.
Free Wifi. The Airbnb has a high speed network, with ethernet option (bring cable) Internet name and passcode are given on sign in unit.

Guest access
Guests have personal self entry at any. hour from street for 24/7 access. BnB unit is on third floor Guests can use the optional 2nd staircase from street for mobility assistance to get to the same location.
Entire Airbnb is private, and use of building’s 3rd floor is reserved for Airbnb use only.
Please keep private street entrance door locked at all times. Also keep door at top of shared stairs locked for security. This protects your unit when that street door is open during daytime for deliveries.
Hosts are happy to allow access for you to their 2nd floor patio by permission only. Feel free to ask ahead or even at the last minute if you want. We need to review some usage matters and open up access through our second floor. The more notice you give the more assurance you can have that it would be open to you.
The patio is a complimentary, but not guaranteed, amenity. However, it is delightful and we will do all we can try to make it open for your pleasure.
Advanced notice and confirmation is required (prior to arrival) to assure that it will be available for you. You access patio through our 2nd floor residence so your understanding is appreciated.
Use of the patio is for your overnight guests. We are comfortable with giving permission for a few friends to spend some time enjoying that space with you—dine at the table, watch a movie, enjoy good conversation, congratulate the new graduate, etc. Please keep in mind that Airbnb does not allow disruptive or unauthorized parties. We love Troy, want you to enjoy it too, but we live and want to respect our neighbors too.
Other things to note
Reserving individual must be present as a guest and must be at least age 21. Names of guests must be listed on reservation or provided to host prior to arrival. Only registered guests allowed overnight status.
Thank you for respecting that absolutely NO SMOKING OR VAPING is allowed. A $250 penalty will be enforced in order to fully professionally clean unit.
Pack and play for an infant is provided in the unit. Child dinnerware, high chair, baby monitor, baby bath and child silverware and bottles are provided. Nonetheless, the unit is not designed for children and guests assume all liability.
NO PARTIES are allowed as per Airbnb regulations. Host reserves the right to ask all guests to vacate with no refund if ruling is not respected. Overnight guests must be those listed on the initial reservation with full names provided to host prior to checkin. Any need for clarification of this ruling must be discussed with and approved by host prior to arrival.
We love dogs, but sorry NO PETS allowed. There is a $250 fine per pet per pet day and host reserves right to immediately ask your party to vacate premises for violating house rule. Sorry doggie friends, I love you but future guests may have allergies.
LONGER OCCUPANCY may be available by special arrangement with reduced negotiated rate.
Non-toxic, chemical free cleaning supplies are used when possible. Please discuss with host if this is essential for your comfort.
Cleaning staff is utilizing top quality sanitizing and disinfecting supplies between guest stays.
If you want to use 24/7 covered garage 1 block away, you MUST give us info. for up to 2 cars (license, State, make, model, color) PRIOR TO ARRIVAL so we can call it in to City by noon on a weekday. It will then be free for you! You will not need a pass or designated spot once authorized by us. Otherwise, you need to feed street meters during daytime on weekdays until 5pm and cannot use garages. All street and garage parking is available free to City visitors weeknights from 5pm until 8am and all day and evening on Saturdays and Sundays without authorization or meters.
