Your safety and comfort is paramount to us. Rest assured that our professional cleaning team is supplied with extensive cleaning and disinfecting supplies to maximize your protection. Additional supplies like sanitizing solutions are available inside the unit for your use.

Your Troy residence was specifically designed as an AirBnB and stylishly crafted for you to enjoy its light, airy, comfortable and well appointed nature. Your host has a hospitality degree and is dedicated to providing a top quality experience.

ACCESS:
The unit is a private, locked, self contained apt on the 3rd floor of the historic building (chairlift available from 2nd entrance) that once housed the first business college in NYS. Upon reserving you receive passcode for self entry at any hour. Owner lives on 2nd floor and is happy to assist or make recommendations to enjoy your stay.

You will like the convenience, security and privacy of your separate passcode locked stair entrance from the street. You have 24/7 private entrance by code. Your BnB entrance is at the top of those stairs with the locked entrance to it also passcode secured. Optional 2nd street entrance has chairlift right to your floor for you or your luggage. If you desire to use it, different passcode will be provided.

AVAILABILITY OF HOSTS:
Hosts live on 2nd floor where they maintain remote psychological practice. No clients enter building. Only locked administrative files and clerical materials are maintained in separate 3rd floor area. You have full private use of 3rd floor.

Hosts are as available to assist you as you wish or need.

DESIGN LAYOUT:
The BnB was designed to be self-contained and secure with 4 bedrooms (4th available only if 5-6 guests registered and by advance notice & agreement). All are equipped with top quality adjusting Queen beds.

Two bathrooms are provided, both with heated towel racks. The first is a stylish shower bath (no tub) and the second has a contemporary design copper soaking tub (with additional hand held shower).

HOST USE OF 3rd FLOOR:
Hosts live on the 2nd floor where they also conduct their remote psychological counseling practice. No clients are seen on site. You will have entire 3rd floor for your use unless you need appropriate maintenance.

Hosts have locked files in a separate hallway on 3rd floor, which they may access only on a rrare occasion with notice. Arrangements are made so no administrative work should need to be done on your level while you are a guest

Your hosts are always pleased to try to be available to welcome you upon arrival, and to help with recommendations for things to do as you Enjoy Troy!

OPTIONAL STAIR CHAIRLIFT:
Chairlift is available all days to help with luggage (accommodates 400 lbs) and for guest ease to reach 3rd floor. It runs only on one of the street entrances and we keep that street door unlocked for deliveries. Ask us for passcode for that entrance door. Detailed instructions for chair use are posted on the wall at the street entrance. Note--it must always stay at a charging station, located on all 3 levels.

IMPORTANT—Do not stop the chair prematurely, let it stop itself to land on charging site or battery will run down.

Your private dedicated stairway from street, with passcode entrance 24/7, is available for guests and is usually the preferred entrance. But, be prepared for a long stairway. Street door on that side must be kept locked. You can lock from outside the building via the keypad or inside via the revolving bolt.

The other street door is kept unlocked for deliveries (but the door at the top is locked to prevent entrance into 3rd floor without code). Code for top of that stairway will be provided upon reservation.

PARKING:
All guests have free parking (1 car) in a covered city garage 1 block away. With enough notice and all car details provided we can often authorize 2 cars instead if you need.

We pay for your parking through permit, and you do not need any tag or designated spot. It is rare to have a downtown Troy BnB provide complimentary garage parking. like this. You are able to avoid meter issues (and snow or rain!) that are in force during daytime M-F.

We will preauthorize you when you provide your car's information in advance. All guests staying after 5pm on Friday through 8am on Monday can have free use of city garages or street as well without permit permission--handy if you arrive with more than 2 cars.

GUEST CAPACITY:
Each reservation can accommodate up to 6 guests (with extra fee of $20 per night for each additional guest over 4 individuals). Note that 4th bedroom (with Queen bed) is only available upon advance agreement with host for those booking 5-6 guests.

No overnight guests are allowed other than reserved individuals whose names have been previously provided to host.

NO PARTIES ALLOWED:
We are, of course, happy to have you enjoy the space with a few friends or family for a non-overnight drink, dinner, wedding pictures or such. Our guests are courteous and respectful folks whom we trust know the difference between a pleasant brief visit and abusing our space or being disruptive. We thank you for this.

FOR OUR BRIDAL GUESTS:
It is not uncommon for bridal party guests to ask if the BnB can be used for wedding preparation photography. We welcome you and are thrilled that the space provides such a photogenic venue. We only ask that visitors, even though not being overnight guests, be kept to a number appropriate for the space and safety and that care be taken to not move furniture and please protect our property.

NO PET POLICY:
Sorry, our lodging does not allow pets.

NO SMOKING:
We do not allow smoking of any type within the building. There is a $200 fine to bring in a cleaning crew to do a professional cleaning if this rule is abused.

We do our best to use fragrance free products in consideration of our guests who prefer such or are scent sensitive or allergic. Please advise.

BEDROOM DETAILS:
Your sleeping comfort is provided for by the three (four by advance agreed notice for 5-6 guests) locking bedrooms with luxurious top quality temperature regulating bamboo linens All bedrooms have luxury Queen adjustable /or massage beds (Beautyrest Black Series, Stearns and Foster, or hand crafted Aireloom mattresses). Two of the bedrooms have fabulous Queen size quilts handmade (no electricity!) by an Amish artisan. Please help us make them last as heirlooms by taking good care of them.

If desired, the sectional couch and futon in living room can be used for sleeping but this does not extend maximum unit capacity beyond 6.

An infant portable crib (pack & play) is stored in unit closet along with sheets and blanket for it. Our little visitors are also provided a high chair, bibs, baby monitor, humidifier, toddler cup and dinner plates and silverware. You too can also enjoy the rubber duckies for the soaking tub (LOL).

All 4 bedrooms, the living room and the dedicated work space have remote control smart TVs with complimentary Roku and/or Netflix.

BATHROOMS:
Guests will find plush Pottery Barn waffle bathrobes hanging in their closets. Those, along with disposable slippers, are available to enhance the bathing pleasure.

The first bathroom has a walk-in rainfall shower (with short step up) and hand held additional shower hose. The bathroom is equipped with a large supply of towels (and heated towel rack) and extensive personal hygiene amenities. Shower bombs are provided if desired for use in this bathroom only (their ingredients could damage the copper tub in the other bathroom).

The second bathroom is available for a fabulous soaking bath in the contemporary oversized copper tub. It also has a hand held water shower head that can be manually used from the tub. Guests will find towels already heating for them on the towel rack.

Because copper can be damaged by citric acid, guests must not use any soaking (no Epsom salts) or bubble products other than those provided. Luxurious lavender or goat’s milk bubbles for soaking pleasure are provided along with plush robes and oversized towels and disposable slippers.

The window in the tub bath is screened by a custom stained glass enhancing color and decor. Battery operated candles are on the window sills.

WASHING MACHINE AND DRYRR:
Washing machine and dryer (with all necessary supplies, including fragrance free for those who desire such) are provided free of charge right in your unit’s bathroom.

BATHROOM ACCESSIBILITY:
Toilets have grip bars for safety. Arrange ahead if height adjustment is needed for toilet.

There is no bath chair. Use caution.

The tub does not have grip bars.

BATHROOM AMENITIES:
Full bathroom toiletries are provided (including but not limited to shampoo, razor, shaving cream, toilet paper, conditioner, shower bombs for shower bathroom only, hand cream, comb, mouthwash, floss, pre-pasted toothbrush, soap, towels, etc).

If you think of something that will enhance a future guest's comfort please advise us--if possible it will be provided from now on and thanks for the heads up! Our goal is to anticipate your needs before you even think of them.

KITCHEN:
All guests have private use of Chef’s kitchen with full size appliances and top quality equipment and supplies. Lots of staples (some spices, flour, salt and pepper, baking soda, olive oil, baking powder, maple syrup, breakfast cereal, sugar, butter, eggs, olive oil, etc).

You will have all the fine quality pots, pans and bakeware you should need. If there is a specialty item you anticipate needing just ask.

You will find All Clad pans, air fryer/toaster, excellent knives, Ninja blender for your smoothies, Kitchen Aid mixer, waffle iron, cake pans, etc.

BEVERAGE/COFFEE BAR:
We have equipped your floor with a coffee bar as you enter. You will find a Keurig and coffee pods, a pour-over coffee maker with filter and ground coffee, and a traditional drip multiple serve pot. Sugar (and non sugar sweetener), creamer equivalent or milk, and honey are provider. There are even flavorings for your coffee. You will also have an array of tea options. You will have china for a leisurely coffee or a grab and go cup when on the run.

Interested in fresh squeezed orange juice? Enjoy our quality manual squeezer and the (generally) provided oranges to make your own fresh pitcher. Guests who enjoy adding fresh orange juice to a more potent drink (mimosas for brunch?) will find the supplies they need. Additional already squeezed juices will often be found awaiting the guest in the fridge.

PANTRY SUPPLIES:
We probably can easily locate anything else for you that you might need. Many grocery stores (Instacart) can deliver to the building with adequate notice, and host will attempt to accommodate your wishes by supplying the unit with your needs if possible upon advance word.

Some breakfast items for self preparation and snacks will be provided. Notify prior to checking in of special needs or allergies.

DINING SPACE
Your kitchen island serves for both food preparation and dining and no separate dining room is available. It was custom designed for us by a Troy woodworker who fabricated the "river table" from a forest in nearby Grafton, NY. Child's high chair and eating plate/utensils/sipping cup are provided. Everything you find stored there is for your convenience and use while our guest.

ELECTRIC CAR CHARGER:
Two chargers are located in Troy’s 5th Avenue Garage, the one to which we provide some complimentary parking. The garage is one block away but reached by going around in a rectangle—North on 4th, Right at light onto Fulton, Right at light onto 5th Avenue, The garage is on right just past intersection of Broadway and 5th Ave. You can Google it if necessary.

The chargers are located on the lower level. The city often has a vehicle of its own plugged in, although time limit is 2 hours. Free for your use!

SELF CHECK-IN:
Self check in is by passcodes from street entrance. Unit is on 3rd level where you will have password coded entry to BnB entrance door. Codes will be provided upon confirmation of reservation and they are changed periodically between reservations. If you make your reservation long before arrival, please recheck your messages to see if there is notice of a recent change. You can let yourself in at any hour past check-in time without disturbing anyone.

Unit specifically built and stylishly decorated by professionals to be a luxury BnB. Enjoy special features--the 4 high quality pillow topped Queen adjustable beds (4th if 5-6 guests by advance agreement). Beds are generally appointed with luxury Cozy Earth bamboo temperature regulating sheets and similar duvet and duvet covers and/or artisan quilts.

Remember you will also enjoy heated towels, the beauty of custom designed artisan stained glass; custom barn doors. You can prepare meals in your Chef outfitted kitchen, dine at your “River table” , or be right downtown to walk to night spots & restaurants or attend wedding venues.

There are antique historic features; extensive personal amenities (you should lack for nothing!); exclusive use of free washer and dryer right in your unit (with full laundry supplies including fragrance free options): pot filler over induction range with full oven: full size appliances including top quality blender; air fryer/toaster; microwave; Kitchenaid mixer; dishwasher; bottled water, waffle maker; chef quality knives and china; full size iron and ironing board; Kurig coffee maker fully stocked; snacks; All Clad pots and pans; coffee bar stocked ready to make tea or coffee, glasses and bar equipment (our over 21 age guests may provide your own refreshments). Squeeze your fresh orange juice—sky is the limit.

Bringing baby? We have an infant portable pack and play crib with linens (and baby monitor, eating utensils, bibs, baby bath) are available (although unit is NOT designed for young children--please advise your host if traveling with a little one).

You control your own heat (two separate wall controls) and central air. Three bedrooms equipped with ceiling fans and 4th bedroom has floor standing fab.

One bedroom has a modestly sized electric (remote control) fireplace for both atmosphere and additional warmth if desired.

Option of chairlift to third floor is always available to assist with carrying luggage upstairs or for mobility impaired (carries up to 400 lbs) or if you just don’t want the stairs. Just let us know and we will give you passcode for that entry.

6 flatscreen TV's are provided with free Roku, cable and/or Netflix (use our account or yours). Please note—TVs do NOT run off the same internet site as your WIFI. Please do NOT try to change the cable internet site. If you do so, your TV will not work until set back to the initial setting and if host is not available to fix it you may not find tv working.

TELECOMMUTING AND DESK SPACE:
One bedroom has small desk supplied for light personal or business needs and is equipped with Ethernet.

Additionally there is a study/work space that is comfortably equipped as a work/study room with Stickley desk, couch, recliner, TV, HP copier (with paper and printing accessible by notice).

Arrangements can be made if you want or need Ethernet although you will have high speed internet for free. We can also accept a fax for you and we will provide fax number by request.

Main Troy Post Office is across the street and UPS/FED EX pick up is nearby.

Free wifi. The Airbnb has a dedicated high speed network, with 2 other network options available in the building if needed.

Note—the cable TV does NOT work off the same internet site. Do not adjust TV connections please.

LOCATION:
Building is centrally located downtown in a convenient walking and traffic area. You can comfortably walk to multiple fine restaurants, night spots, wedding venues (only a block or 2 for the Revolution Hall, Franklin Plaza, Tack House, Clarke Confectionery Wine House), RPI, Sage, etc.

EXPECT SOME POSSIBLE STREET NOISE AT TIMES:
To minimize annoyances, new triple pane windows, room darkening window shades, white noise generating machines, disposable ear plugs and noise absorbing ceiling to floor drapes have been installed.

We are not NEAR downtown, we ARE downtown. In fact, we consider it the ideal spot. We are located in the Central Troy Historic District. You will never regret locating yourself right here with all the Troy excitement. You are in the middle of all the conveniences and opportunities for entertainment, wedding celebrations, dining, shopping, visiting educational institutions--all the fun.

One of the foremost attractions in the Capital District is the Troy Farmer's Market held each Saturday year round. We are an easy stroll down Broadway to the River Street location during Spring, Summer and Fall. The Winter Market is right across from our building.

The Market is considered one of our country’s finest and a must do if you are lucky enough to be here on a Saturday,

This is a vibrant transforming neighborhood with nightlife for young and old (we are a college town); the arts with special events the last Friday of each month "Troy Night Out"; the nearby highly respected Troy Music Hall has some of the finest acoustics in the country; and incredible and ethnically diverse dining options and night spots.

With the excitement, please expect the occasional street traffic of pedestrians and vehicles (especially on Friday or Saturday nights). We have provided new triple pane windows, room darkening shades and noise absorbing drapes to minimize any intrusion on your enjoyment of your space.

The architecture feels like a Victorian time capsule, and has been sought out by movie producers for its unique charm. Your lodging will itself be one of the historic sites--it is the location of the first business college in NY. Some of the college catalogues from the late 1800's and early 1900's are stored right in your unit! The building once enrolled 600 students per semester.

Please check the Guidebook we have prepared for you online with ideas. Go to our BnB listing online and locate "Guidebook" and see what interests you. Then call to confirm their information. Your unit also has a basket with extensive information about the area.

If you will have an extended stay, speak to the owner about delivery of groceries right to your unit (Instacart delivers). Grubhub and other services also will deliver food to your unit door. Even Instacart delivers from numerous grocery stores.

If you need your unit stocked with anything special prior to arrival, just let us know and we will do our best to shop for you.

Everything you might need seems to surround our building--hair salons, antiques shop, pharmacy, book shops, boutiques, massage, music venues, etc. Come and ENJOY TROY in comfort and convenience.

My husband and I have 4 adult children and 2 wonderful grandchildren. You might be lucky to catch sight of our mini poodle Freud when we walk him, but he stays downstairs.

We have enjoyed an active life of downhill skiing, biking, gardening, travel, and the arts . I am trained as a chef and you have a kitchen in your BnB that is truly chef designed and outfitted. As foodies we delight in the famous Saturday Troy Farmer’s Market right at your doorstep (we even provide the market basket).

We are always happy to recommend selections from the multiple dining and socializing options right within easy walking distance. Nothing beats the convenience of being right downtown—park in the garage free (we provide authorization for 1 car) and don’t worry about moving your car.walk.

We continue to work remotely only from our residence on the 2nd floor. The 3rd floor will be yours with private street entrance or optional alternate street entrance with full stair chairlift ti the 3rd floor for you or luggage.

We maintain a small wing on part of that 3rd floor for a locked off set of files and a part-time office manager Monday-Thursday mornings. Are you telecommuting? She can assist with copies and fax needs.m or ask us to help.

As hosts we are happy to be as available to our guests as desired or to give you full privacy as wished.

During your stay

You will have exclusive use of your entire unit with private staircase from street. Additional 2nd bathroom with copper soaking tub is there for your use as well.

Hosts do all psychological counseling by remote teletherapy from 2nd floor. No clients will enter building. All efforts are made to give you complete private use of the 3rd floor accommodations except for unanticipated servicing of unit.

When you reserve you will be provided codes to enter without owners. If you have mobility needs and wish to use the other entrance with stair chairlift, the code will be provided upon request to access that street stairway as well. The chairlift stairway has a different code to enter 3rd floor than does your private stairway.

We are delighted to help with recommendations, concerns, directions (etc) by email, text, or in person as appropriate. We will send you a link for our extensive, custom designed tip guidebook online. A full basket is available just outside your unit with brochure ideas and information of fun local options. Please recheck current schedules of restaurants and entertainment facilities. You generally can have as much or as little interaction with hosts as you need or want since we live on 2nd level.

If you want to check in personally with one of the owners, please advise us and we will happily accommodate you if possible. We try to be accessible but invisible to you unless needed or desired. We understand your entitlement to privacy and peaceful use of your space. Your host has a hospitality degree, and working to give guests the 5 star experience they deserve is the objective.

If you arrive early and need to drop off luggage (or need your belongings stored for a while after checkout) just advise us ahead and we will do all possible to accommodate.
You will have exclusive use of your entire unit with private staircase from street. Additional 2nd bathroom with copper soaking tub is there for your use as well.
