Guest access
Guests have full access to the entire cottage, including a private 2-acre property with over 400 ft of shoreline and surrounding natural space for recreational use and outdoor enjoyment.
This is a private property with no on-site staff.
CHECK-IN / CHECK-OUT:
Check-in: after 4:00 PM
Check-out: before 11:00 AM
Early check-in and late check-out may be available upon request and must be arranged in advance. Last-minute requests may not be accommodated. Availability depends on cleaning schedules and cannot be guaranteed.
Unauthorized late check-out may result in additional charges as it may impact cleaning schedules and/or subsequent bookings.
OCCUPANCY & BOOKING INTEGRITY:
• Base rate includes up to 8 guests
• Maximum occupancy: 12 guests
• Additional guests: $50/person/night
All guests should be declared at booking. Undeclared guests will be charged at $50 per person per night and may result in penalties or termination of the stay.
The Property Owner(s) reserve the right to:
• Request names, ages, and government-issued identification
• Verify occupancy at any time during the stay
Only registered guests are permitted on the property. No unapproved visitors or events are allowed.

• Removal from the property

INDOOR WOODSTOVE (STRICT PROHIBITION):
Indoor Wood stove is not available for guest use under any circumstances.
WATERCRAFT (CONTROLLED USE):
We do not provide any motorized or non-motorized watercraft.
Guests wishing to bring or use any watercraft must obtain prior written approval. Where approved:
• A separate Water Activity Liability Waiver must be executed (mandatory)
All water access and activity are governed by the House Rules – Water Liability Clause, which forms part of the booking agreement.

Your reservation is subject to all terms, policies, and instructions associated with this listing, including but not limited to Listing Details, Guest Access, Other Details, House Rules, Additional Rules, House Manual, and all referenced content.
By confirming this booking, the primary Guest acknowledges and agrees that they have:
• Read and understood all applicable terms, rules, policies, and instructions
• Accepted that these terms apply to all members of their party
• Agreed that these terms form a binding and enforceable part of the reservation
Failure to review listing details, house rules, or pre-arrival instructions does not constitute grounds for refund, cancellation, complaint, or dispute.
Failure to comply may result in charges, removal, or cancellation without refund.
ROAD, DRIVEWAY & PARKING:
The cottage is located on a public road that is maintained by the city year-round. Access roads may be curvy and steep. Guests must drive according to conditions and follow all posted signage.
The private gravel driveway is steep and is not cleared of snow in winter. Four-wheel drive is strongly recommended. Guests are solely responsible for vehicle access decisions and parking safety.
There are two designated parking areas:
• Upper parking pad (by the entrance): accommodates up to 4 vehicles and is mandatory during winter conditions.
• Lower parking area (at the bottom of the driveway): accommodates up to 4 vehicles and may be used during summer months, at the guest’s discretion.
Due to the steep driveway and changing weather conditions, guests are solely responsible for assessing whether it is safe to access and park at either location. This applies in all seasons.
Both parking areas are surrounded by trees. Weather conditions, including wind, storms, or falling branches, may pose risks.
Important Conditions of Use:
• Four-wheel drive is strongly recommended in snow or icy conditions
• During winter conditions, all vehicles must use the upper parking pad
• Parking on the street is strictly prohibited under any circumstances (risk of fines, towing, and obstruction of snow removal)
• Vehicles must not obstruct access routes or snow clearing operations
• Guests are solely responsible for all vehicle-related decisions, risks, and outcomes
Guests agree that:
• They assume full responsibility for vehicle access, parking decisions, and associated risks
• The host is not responsible for any vehicle damage, towing, fines, or related incidents
No Refund Condition:
No refunds will be provided due to weather conditions, road conditions, driveway access limitations, or vehicle suitability.
Guests acknowledge that access conditions may vary and agree that inability to access or use the driveway—due to weather, road conditions, or vehicle limitations— does not constitute a listing inaccuracy, defect, safety issue, or failure to provide the accommodation, and is not grounds for refund, cancellation, or dispute.
WILDLIFE & NATURAL ENVIRONMENT:
This is a countryside/wilderness property. Wildlife, insects, natural terrain, and changing weather conditions are inherent to the location.
These conditions do not constitute defects, safety issues, or grounds for refund or complaint.
Guests are responsible for maintaining awareness and exercising caution at all times.
SAFETY & PROPERTY USE:
Guests use the property, including all indoor and outdoor areas, at their own risk. This assumption of risk applies to all members of the Guest’s party and any visitors.
The property includes natural terrain, waterfront access, and a steep driveway. By booking, guests acknowledge these inherent risks and accept full responsibility for their safety and the safety of all members of their party.
The host assumes no liability for injuries, accidents, or losses arising from the use of the property.
Guests acknowledge that the property is located in a rural/remote area and that emergency services, utilities, and service providers may be delayed or limited. This does not constitute a service failure or grounds for refund.
WATER AND SEPTIC:
The property operates on a well and septic system.
• Water may have a natural odor due to mineral content
• Guests may choose to bring bottled drinking water
Septic Rules:
Do not flush anything other than toilet paper.
Improper use may result in charges up to $500 or more depending on damage.
INTERNET & CONNECTIVITY:
High-speed Starlink WiFi is provided as a convenience.
Guests acknowledge that:
• Service may be subject to interruptions beyond host control
• Connectivity speed and reliability may vary
Internet access is provided as a convenience only and is not an essential service. Interruptions, reduced speeds, or outages do not constitute a listing deficiency or grounds for refund.

OUTSIDE SECURITY:
Exterior security cameras are installed at the main and side entrances for safety and security purposes.
No cameras are located inside the property or in private areas.

Pets are NOT permitted. Guests may contact the Host for exceptions, which are granted at the sole discretion of the Property Owners.
