Our lovely cottage with hot tub and fire pit offers a perfect cozy winter escape- it has feeling of complete seclusion but only a couple of minutes walk from restaurants and cafes on Main Street. Hike the mountains from our backyard! No car needed.

This studio is architect designed with attention to detail- beautiful cedar lofted ceiling with skylights, bamboo floors and glass doors overlooking a lovely secluded bluestone courtyard . Trailways bus direct from the Port Authority in NYC will land you within a couple of minutes walk from the studio.
Studio has a little kitchenette with microwave, fridge, toaster and very basic utensils.
Miles of pristine hiking trails await, easily accessible from behind the studio . Phoenicia is Old World Americana- a hidden gem of a town on the verge of rediscovery.
Stroll to breakfast at Sweet Sue's for the best (and biggest!) pancakes north of the Mississippi, Brios has great wood fired pizzas, and Ricciardella's has the classier cuisine. The Phoenicia Diner on Route 28 was just written up in Vogue Magazine and Tavern 214 is awesome. Drive 10 minutes to dinner at The Peekamoose for locally sourced produce cooked with love and flair in a beautiful setting. The world class Emerson resort and Spa is three minutes away and boasts the wonderful Phoenix restaurant as well as offering an array of spa treatments. Enjoy a latte and free wi fi at Mama's Boys Coffee Shop, rent a bike at Mike's Bikes or find something surprising at The Mystery Spot or The Home Store. Monthly art openings at the Arts Upstairs are a blast and classic movies and home grown theater take center stage at the Shandaken Theatrical Society Theater.Take a train ride along the Esopus Creek from the Railway Museum just around the corner.
Walk five minutes in any direction, and you are in the middle of unbridled wilderness. Wonderful hiking accessible from behind our property, swimming across the street in the Esopus Creek, cross country skiing, snow tubing trout fishing, seasonal festivals, you name it!.

Well behaved dogs welcome for additional $20 per night per pet. The courtyard is fenced off so it is possible to let dogs outside off leash. The Parish Field out the back of our properties is perfect for dog (and human) walking- it accesses the clearly marked Tanbark Trail which takes you up into the mountains and offers wonderful views of Phoenicia and surrounding mountains.

Trailways bus offers regular service from Port Authority to downtown Phoenicia. From the stop our property is just a few minutes walk.
Other Things to Note
Well behaved pets welcome for an additional $20 per night per pet. We make every effort to ensure all systems are working efficiently- very occasionally things break or malfunction and we will do our best to get them back to working order asap. We do not offer refunds for interruptions to electricity, hot water system, air conditioning systems, wi fi or hot tub etc.
1. No smoking inside please. You can smoke outside in the private courtyard. DO NOT LEAVE CIGARETTE BUTTS ON THE GROUND.
2.The Rinnai heater is very efficient- just push the ON button, and before long the space will be cozy. In the interests of energy conservation and keeping rates low for future guests please do not set beyond maximum temperature of 75 degrees. DO NOT OPEN WINDOWS OR DOORS IN WINTER TO REDUCE HEAT- simply turn down heater and wait. PLEASE TURN HEATER DIWN WHEN LEAVING FOR EXTENDED PERIODS AND TURN HEATER OFF WHEN CHECKING OUT.
3. PLEASE TURN AIR CONDITIONER OFF WHEN LEAVING FOR EXTENDED PERIODS AND TURN OFF WHEN CHECKING OUT.
4. Check in is 4PM. Check out is by 12PM on day of departure unless otherwise arranged.
5. Well behaved pets welcome for an extra fee of $20 per dog per night. No dogs to be left unattended in the cottage. Please keep pets off furniture unless you bring a special cover. You will be charged for any damages caused by pets or additional cleaning required due to pets in the studio.
6. Only number of guests approved at time of booking permitted to stay in cottage. Any extra guests are the sole responsibility of the person making the booking.

8. The cottage, hot tub and surrounding yard and walkway are not child proof. Children are welcome to stay, but please watch your child at all times. No children under 16 years old in hot tub without adult supervision at any time.
9. . The Cottage is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
We are waiting for the bus to take us back to the Bronx and our so sorry to have to leave Kerry's cottage. It was the most romantic and relaxing week we have ever had. The hot tub and the hammock and the town and everything were perfect. We will be back!
Kerry left detailed check in instructions and recommendations that made simply laying back and enjoying my trip the only thing I had to worry about. The cabin was comfy and adorable and the super private backyard and nearby trails are now my happy places that will get me through overcrowded New York train rides. And omg the pancakes in Phoenicia. Thanks, Kerry and hope to be back soon!
We wanted a comfy place to stay for hiking in the Catskills, and this outdid all our hopes: We walked to dinner and breakfast in the lovely town of Phoenicia, we soaked in the hot tub and lolled in the hammock, and we were in the center of all the Catskills' loveliness. The cottage is quiet, and private, and has everything you need: Even a first good cup of coffee. Thank you, Kerry!
We had a lovely time staying at Kerry's cottage. Loved that it was right in the middle of Phoenicia so that we could easily walk to fun cafes, bars, and shops. Also enjoyed the privacy of the backyard and hot tub. This space was set up with everything we needed for a short and relaxing weekend upstate. Thanks again, Kerry!

Kerry is hands down one of the best hosts around. First, his cottage is absolutely lovely and located in a very central location in a small town. The overall decor of the studio is gorgeous, with a splendid shower and skylight. The hot tub had just broken down on our check-in day but Kerry went above and beyond to compensate for the broken tub by offering my girlfriend and I a day pass to the nearby Emerson Resort and Spa. He's very responsive! We had a great time with the local hikes and excursions and definitely are looking to come back in the summer! 5 stars! (Just a heads up there is little to no cellphone service in the neighborhood).
My husband and I were really looking forward to soaking in the hot tub. We were surprised to see Kerry there (he did email to give heads-up, but no cell service to get email) upon arrival. Kerry was there for hours trying to resolve the issue but to no avail.
Despite the mis-hap, Phoenicia is really charming and true to it's description with short walks to stores, restaurants, and hiking trails. Kerry gave us plenty of recommendations for hiking. We visited 4 different trails ranging in difficulty and truly enjoyed our time outdoors. The Phoenicia diner on RT 28 is wonderful, as is Brio's for pizza in town.
We will definitely be back; hoping on that trip we will get to utilize all of Kerry's amenities. Again, despite the circumstances with the hot tub, Kerry is a very kind host.

Hi! It's such a pleasure to be hosting on airbnb.
I am originally from New Zealand and my wife Rebecca is from Scotland. We have been living in the States for the past 14 years. I'm an opera singer and have sung at opera houses and concert halls around the world. My time at the Sydney Opera House was my favorite! I love music,, nature, being with my family, and writing.
I'm a festival organizer and opera producer- a sort of self styled "operapreneur". I started the The Phoenicia International Festival of the Voice a few years back and I now run the Kingston Festival of the Arts and Opera Theater of Kingston in my newly adopted favorite city- Kingston, NY.
We have two young kids- Edrick and Rosa. Edrick is 5 and a wild nature boy Rosa is 11 and is an amazing pop singer, fashionista and artiste. We moved from the heart of the countryside in Phoenicia to the "big city" of Kingston just a few months ago and loving it!
We have lived in many places around the world, but think Phoenicia is one of the most beautiful- the nature is astounding. Phoenicia is definitely one of the few remaining 'outpost towns'- somehow untouched by the rest of the world. It's sort of fun living over half an hour from the nearest mall, in a sort of semi-wilderness but only a couple of hours from the biggest city on earth!
Our new home, Kingston-is just 30 minutes from Phoenicia and has a perfect balance of city life, beautiful architecture and nature.
