This spacious 3 bedroom 2nd floor apartment is updated with you in mind. The entire space has everything you could want during your stay.

This is the perfect spot in the Buffalo area - close to the airport 10-15min, 15min to downtown, 18min to Bills Stadium, 40min to Niagara Falls & minutes from many shopping options including the famous Galleria Mall & Niagara Outlets.

Both short term & long term stays are welcome. The space easily accommodates individuals, couples, families, & groups.

The space
The apartment is very clean and in excellent condition. We are constantly making updates to the space. Everything in the space has been done with your comfort in mind.

There are 3 bedrooms and 1 full bathroom.

The first bedroom is a standard size room with a king bed, dresser, nightstands, TV and closet.

The next is an oversized room with 2 queen beds, nightstand, dresser, TV and closet.

The 3rd bedroom is a smaller room that features a bunk bed (twin bed on top, full bed on bottom), dresser, a closet, TV, as well as a desk to use as an office space.

*ALL bedrooms come with a smart TV and/or a TV with a Roku.

The kitchen includes a tea kettle, Keurig with a coffee pot option. Coffee supplies and all kitchen appliances & dishes provided. The fridge has an ice maker and filtered water. The kitchen has a table with seating for 4.

The massive living room has a cozy sectional couch for viewing the 55" 4K smartTV with Roku. The TV has Netflix, Hulu, and other apps for your use along with a DVD player. There is also a stereo that can be used with the TV or with any bluetooth device to play music. The back area of the room includes a dining area with an additional table and chairs. The couch and air mattress can be used for additional sleeping spaces. We supply ample pillows and blankets.

There is central air and heat included throughout the space that can be controlled in the living room.

Guests enter through the shared front door with the code provided where they will walk up the stairs to their own private entrance to the space.

There are two driveway parking spaces available (one car behind the other) and street parking (overnight not allowed during winter months).

The backyard is a beautiful fenced in space with a newly remodeled composite deck, patio furniture with a fire table, a heated pool, and a hot tub. The hot tub is available year round but patio furniture and the heated pool may be limited from November until May. The heated pool is typically open by mid-May through the end of September.

**Use of the hot tub is available as an add on service to your reservation. For 1 night stays the hot tub is an additional $50 and for multiple night stays the hot tub is $30/night for the length of the reservation.

Guest access
The entire apartment as well as the backyard is available for guests. The heated pool is available to use when open during summer months. A washer and dryer is available for use in the basement upon request.

Other things to note
My wife and co-host Theresa and I live in the first floor apartment. We have a little 10 pound Havanese dog named Tater Tot. She stays with us on our first floor but you may see us taking her out in the fenced in yard for a little exercise! She is quiet and behaved. If you would like to meet her let us know - she is the cutest!

Neighborhood highlights

This home is located on a residential road that does get some traffic during the day since we are right next to a commercial shopping area. It is quiet and peaceful at night. Target, WalMart, Wegmans, and many other food options are very close by and within walking distance. The neighborhood is very safe and clean with families and couples living in the area.
