• For 4 guests, please book at the 6 adults rate if need 3 bedrooms.
• For 2 guests, please book at the 4 adults rate.

The space
At the Baan Khunying Villa, we aim to assist our guests with the lowest pricing possible to enhance your stay. If your group has only four adults using 2 bedrooms, we won’t charge the full villa rate for six adults. Instead, you’ll pay-per-room, like in a hotel, while still enjoying the privacy of the entire villa without sharing it with any other guests.

Our best prices depend on the number of guests, with accommodation for a maximum of 9 people. The number of bedrooms is assigned based on the number of ADULTS booked on your reservation.
• Booking for 1-2 adults, you will have access to the entire villa with 1 bedroom.
• Booking for 3-4 adults, you will have access to the entire villa with 2 bedrooms.
• Booking for 5-6 adults, you will have access to the entire villa with 3 bedrooms.
• Booking for 7-9 adults, you will have access to the entire villa with 3 bedrooms and each with an extra bed.
If you prefer separate bedrooms:
• For 3 guests (1 person for each room), please book at the 6 adults rate.
• For 4 guests, please book at the 6 adults rate if need 3 bedrooms.
• For 2 guests, please book at the 4 adults rate.
***Children aged 0-9 stay free in the parents' room (One child below 10 years old sleep for free on extra bed in their parent’s bedroom). If they need a separate bedroom, please count the child as an adult and book at the right total ADULT rate. For children aged 10 and older, the adult rate applies.
***You will enjoy exclusive use of the villa, with no other parties joining during your stay.
***Additional Charge for Extra Bed
If you require an extra bed but have not booked for a 7th, 8th, or 9th guest, the following additional charge will apply and can be paid directly to the property:
- For two guests needing two separate beds in the same bedroom, the additional charge for extra bed fee is THB 500 per person per night.
Minimum number of guests per booking : 2 guests
Just let Airbnb and our check-in manager know in case you want to open the room for any extra friends or family during your stay.

We have access to two different beaches. One short path from our gate leads to a beautiful sandy beach on the left hand side of the villa and another natural step leads directly to the rocky beach from the front of the villa. The car will enter the villa from the land side.
Be ready to embrace a brand new experience at Baan Khunying.
For lunch and dinner, you will find some selected menus from Rawai Beach restaurants in our dining room, and we also suggest that you install “Grab”, a Thai app where you can order from any restaurants of your choice in Phuket. The Grab bikers will collect them and wheel them to the Villa for you to sample Thailand’s superb cuisine while enjoying the incredible view of the islands from the villa’s upper deck.
Please try to make your way up there around cocktail time at 6pm and while browsing at your Grab menu, set yourself a beautiful table for your candle-lit dinner.
You can find out from our check in manager where to get the seafood freshly arrived from the sea every afternoon. Just at the nearby Sea-gypsy village.
On some lunar calendar in the same month, the sea gets more tidal. Please check out an app called Phuket Tides.

Please make sure to put the exact numbers of adults including the number of children and their ages in order to prepare the room correctly. Feel free to send us your inquiry and ask any questions via Airbnb inbox.
ROOM INFORMATION
There are three spacious bedrooms with double beds. Each bedroom has its bathroom en-suite with an inner courtyard to dry your towels and swimsuits.
The downstairs bedroom also has an extra divan bed.
The kitchen is fully equipped and recently modernized.
There is one outdoor dining room and an open-air Thai-style sitting room.
One of our great features to enhance the view and the luxurious feeling is the interior-exterior living area with unique huge Thai-style divan bed to hang out together. Here is when you feel that you never want to leave this place.
An indoor Courtyard Garden, an ideal spot for lunch, links the two upstairs bedrooms.
Enjoy your evening on the top deck verandah with breathtaking views.

Small bathroom and general tidy up everyday
A caretaker lives in a cottage near the property to provide support and security for guests.
The bathrooms attached to each bedroom are enclosed but are open to the sky. If you leave the outdoor lights on, it may happen that moths are attracted to the light and land near the towel racks. On a similar note, there are small geckos that live in the roof and sometimes look for food in the high bedroom ceilings. They are harmless. But guests should know that to some extent one is living close to nature.
