Texoma. Open plan living, stone fireplace, large kitchen, marble/steel island, farmhouse sink, tiled bathroom. 3 bdrm. 2 bath, 2000 sq. ft. Acc. 10 adults, King bed, Queen bed, 2 bunk-beds, sleep 4 people, Single & sleeper chair in living room. No smoking, no pets. Private fire-pit, free wood!

Sleeps 10 adults: 1 king in master, 1 queen with single above in bdrm. 2, 2 bunk beds that sleep 4 people in bedroom 3, In living room a single can be made up with available mattress and also has a sleeper chair. Central heat and air. Sliding barn doors to master bdrm. Tiled bathroom shower. Washer/Dryer in house. Double Carport to protect your vehicle. House shares a common wall with 4 bdrm. High Chaparral home also listed on Airbnb as Rock House Resort. We have lots of room to park your boat and trailer. Game room on site (shared space between 4 houses) with pool table, ping pong, air hockey and foosball so you don't miss out on the fun! Private propane grill with free propane. We take pride in maintaining a very clean environment for our guests, we are pet free and smoke free. Detectors in room to ensure your room is non smoking. Private fire - pit with free firewood. TV includes 250 channels + 11 movie channels.

This house is next to the High Chaparral (4 bedroom home) so if you have a large group you may need/want to rent both. Any Events will have to be approved in advance of booking. Please read House Manual in Other Details Section before booking. We respect all our guests and want everyone to have a wonderful memorable time here with family and friends!

Guest access
Game room available to guests (shared space with 4 houses.) Private fire-pit in backyard. Multiple seating areas with tables and chairs.
Guests do well catching fish in our pond. We feed the fish daily. The pond is stocked with bass, crappie, catfish and bluegill. You are welcome to use our rods and lures. The fishing will be great this summer!

Read this before booking this house! IF YOU ARE LOOKING FOR A ROWDY PARTY HOUSE TO GET DRUNK, BLAST MUSIC & STAY UP ALL NIGHT PASS US BY WE DO NOT WANT THAT TYPE OF ATMOSPHERE HERE! Our guests are great people who come here to relax, enjoy family and friends, the lake & country environment. Quiet hours are 10 pm to 8 am. Please be respectful to other guests & be quiet in & around the houses from 10 pm to 8 am so other guests are not disturbed. No music, slamming doors, loud TV, shouting, etc.

If you are playing music during the day please keep it at a reasonable level.

Any events will need to be approved before booking with number of guests known. We have hosted many family reunions, weddings and birthday parties. No loud rowdy parties with excessive noise. If you have more than maximum number of guests per house multiple houses will need to be rented.

No Smoking indoors.
No pets.

Minimum stay is 2 nights.
Kitchen is fully equipped with dishes, bowls, silverware, cooking pots, pans, everything you need.
Propane grill is ready to go and filled with propane. We provide propane for no extra charge.
Wood and paper for the fire-pit are next to it, lighter is on shelf by door. We provide wood for no extra charge.
We have good well water which is run through a fine filter and is good for drinking.
No fish placed in refrigerator in house, we have a separate refrigerator/freezer, please ask and we will show you.
No cleaning of fish on property. No cooking of fish in house, please use propane grill.
No hunting or firearms use on the property.
The house uses a septic system, please put only toilet paper and nothing else down toilet.
Hot water heater is on demand/tankless so no waiting between showers.
Towels and wash clothes are on the shelves in the bathroom.
The Game room is a shared space with 4 houses on the property.
Please leave door unlocked and key on table when checking out.
Please leave all bedding on beds, and towels in hamper, I will take care of everything.
