The Space

CONTINENTAL BREAKFAST AVAILABLE (INCLUDED)
Please let me know in advance if you are interested in the continental breakfast. We usually provide muffins, oatmeal, orange juice (fresh squeezed when in season or off our tree), coffee, tea, hot chocolate, milk and sometimes some other little bonuses. If you are on a special diet, let me know and I can work with you. I am also known for my homemade cinnamon rolls. It does take time to make these but if this is a favorite of yours, let me know prior to arrival and I'll try and schedule to make some instead of muffins. My family sure would love it. They never get sick of them.

YOUR BEDROOMS, LIVING ROOM AND BATHROOM ARE TOTALLY PRIVATE AND SEPARATED FROM THE REST OF THE HOME. But, you are always welcome to come hang out with us. We are social and love company but we understand you may want some quiet time too.

FRESH AND CLEAN
All Bedding and towels are freshly cleaned prior to each new guest arriving. The rooms are thoroughly cleaned also. It is a big area, hence the $6 one time cleaning fee for your entire stay.

IMPORTANT!!!
The listed price is based on 2 persons to a bed. If you are 2 person wanting separate bedrooms, there is a $10 additional fee to do so. Just plug in 3 people instead of 2, and the price will automatically adjust for the use of both bedrooms. 3rd bed is added for 5th guest. If you want all 3 beds (queen, full, single), and you are only 3 or 4, you must plug in 5 guests to pay correct price.

COSTCO & WALMART
We have a Costco right here at our exit too if you need a refill on any food items and our store has gasoline fill up station. Not all do. Best prices around for gas. I can take you if you don't have a card.

Walmart is just off the freeway too, just 2 miles down from us. Should have just about anything you may be needing (except gas). Regular Grocery Store is 2 miles away also.

THE QUEEN BEDROOM
Queen Size Mattress.
I am told by nearly everyone who stays here that this is the most comfortable bed they have ever slept in. Stay here for a great nights sleep. I've been asked what my mattress is, but it is my own combination of comfort that I created. 600 TC SheetsI have stayed at hotels that I never wanted to get out of bed, so I tried to recreate that here and believe it worked. You have a TV in your room. Heating Blanket, Ceiling Fan. Closet and Drawers. View, including the sunrise.

THE FULL BEDROOM
Full Size Mattress.
Very comfortable Bed with 600 TC sheets by Jennifer Lopez. Currently has no TV. But you still have the 92 inch TV in your family room. Can add a twin bed to the room if desired. Let me know prior to arrival. Heating Blanket, Ceiling Fan. Closet & small drawer space.

FAMILY/ENTERTAINMENT ROOM.
If you have a large group, this room is great additional space. Depending on how big your group is, we may not have additional bedding for everyone. If you are long distance or flying in, let me know and I will see what I have for you. If you are local, let me know also. I only have so much bedding and each group is different and would need to go over the details to see if this works for you. Bringing sleeping bags is always good for large groups, but I know that is not always possible. I have had up to 21 people stay here for the weekend before. Your view is of 20 acres plus and beyond of farmland. So fun to watch the tractors, crop duster, sunrise, the occasional storm, etc.

This room has 2 VERY comfortable couches (great for sleeping), a loveseat, microwave, mini refrigerator/freezer, pantry. If you need more refrig/freezer space, we have more space in our own for you. Also the 92 screen TV, yes 92, with Bose sound system. We currently also offer Netflix, Pandora, Full Cable stations, HBO and
WII. Wifi is available here too with Comcast HIGH SPEED INTERNET SERVICE. We also have a large movie collection or you could rent from Redbox down the street.

SEASONAL
We have a fire pit, fireplace, pool and outdoor Jacuzzi for you enjoyment that is seasonal. Our pool has a beautiful 5 ft waterfall. We also have a Bar-B-Q available all year long under the Palapa Hut that can be used in the winter if your up to it. We can get down to the 30's here in the winter and up to the 100's in the summer. I opened up 20 feet of fence line to create a view, I just love, of the farmland. Our Dog, Koda loves it too.

GREAT STOPPING SPOT FOR TRAVEL
You probably can't find a home more smack dab in the center of CA than ours. We are also just off the main artery of travel for California by car. Interstate Hwy 5 is the quickest route running through California reaching the borders of Canada to Mexico. I-5 to Hwy 120, go 2 exits to Airport Way right. First left, first right. YOU'RE THERE. So easy, So convenient.

NEIGHBORHOOD & PARKING
This is a wonderful neighborhood and I am so happy to have my neighbors. It is clean and neat and SAFE. We have one of the safest, if not THE safest, neighborhood in our town. It is only 11 years old. Our neighbors actually all know each other around here. Great place to have raised our daughter who is 18 now. Our home was one of the first built here. Our home is 3000 sf. I get comments from my guests all the time on what a nice neighborhood we have. We have a 3 car garage and provide you with parking on the driveway nearest the front door to our home. Look for the airbnb guest parking sign I put out for you. There is lots of parking on the street in front too and sometimes more on the driveway if available.

MAIN ATTRACTIONS.
* Midway point between SAN FRANCISCO and YOSEMITE.
* BIG LEAGUE DREAMS SPORTS PARK. Baseball, Slow and Fast Pitch Softball played in 6 Replica parks of different pro fields of our nation. Also Batting Cages, 2 restaurants that overlook the fields and an indoor soccer field.
* BASS PRO SHOP (Look it up, too much to describe) No one has ever been sorry they took the time to check this place out. Its a store with so much more. Only 2 in California and one right here.
* DELL OSSO FARMS FAMILY FUN". The Dell Osso's opened their farm up about 11 years ago and have added so much every year. Millions of people visit each year. Depending on the season will tell you what they are offering for your families to enjoy included Pumpkin Farm, Winter fun, Mud Run, Rodeo, etc.

ATTN: BIG LEAGUE DREAM BALL PLAYERS
My main idea was to help provide accommodations to sports players looking for an inexpensive place to stay for their team. But don't hesitate to book a room because you are not here for Big League Dreams, we welcome all who wish to stay here.

LITTLE MORE HOUSE INFO
All rooms are upstairs and one private bath upstairs with tub/shower combo. The faucet of the shower has a rain shower head and is adjustable for height. My taller guests tell me how they love this. A 2nd guest bath is at the bottom of the stairs with a corner shower. It is not private but can be used if needed. My larger groups have enjoyed this bonus. The house actually has 4 full baths and 5 bedrooms in a 3000 sq ft home. With the exception of my daughter, whose room is upstairs also and includes her own private bath, my husband and I rarely use the upstairs. Our master is downstairs.

Upstairs has it's own heating and air conditioning system. Ceiling Fans in all rooms. Share downstairs kitchen. Kitchen refrigerator may be used if more room needed. Freezer space too. Large dining table accommodates 12. Table for 4 to 6 in your room but may be removed to provide more sleeping space if needed.

OUR PETS
House is very clean. Yes, we have 2 cats, but you wouldn't know it. I am very particular about odors, especially cat odors. So you won't find that here. Our malamute puppy is now all grown up and turned 2 in Oct 2013 and is such a sweetheart and LOVES people. I have also trained him well. He will show you his tricks if you like. People just adore him. We have a gate between your area and the cats or dog can't wander in. Dog is allowed if you like, but no cats.

PRINTER and SCALE
Some of you have have had special needs such as a printer to print boarding passes and a scale to weigh your luggage. You have access to both of these here.

BEWARE OF HALLOWEEN SEASON
Because of our HUGE Annual Haunted House, the house can be in disarray most all of Oct and some of Nov, but your rooms will be untouched by the HH stuff. If you REALLY want to come at this time of year, the house will not look as it does the rest of the year. The rest of the house is a disaster usually because of the haunted house props, costumes, gadgets, boxes and storage bins, etc. It is an interesting time in our home, just bear that in mind or pick another place for this time. The HH is open Up to 11pm for 3 to 4 nights a year. But usually an hour after that to shut down. So, if sleep is your concern, you, will not want to come those nights. Inquire on what nights we are running the HH. We are Scary Perry Haunted House. Search us on internet or check us out on that book thats a face page. Some actually love coming this time of year.

THE POOL DOES NOT HAVE A FENCE AROUND IT.
Our city does not require that as other cities do. If this is concern for you, you may not want to stay here. SWIM AT YOUR OWN RISK!

We have a very large grassy area and I am open to tent camping as well but for 2 nights max . BBQ and firepit are available also to use. Send me a message and we'll talk.

NO PETS! NO SMOKING! NO DRUGS! If you must smoke, please smoke on the sidewalk, away from the house.

Guest Access

Ironing board and iron, hair dryer, magnifying mirror, pantry area, mini fridge and freezer, microwave are all located in your space. Need something we are not thinking about here, let us know. There is also a heating and air conditioning system built just for the upstairs area which you have control of. We only ask that you do not use the heat at night. Remember, you do have your heating blankets to keep you snuggly if needed.

Interaction with Guests

As little or as much as they like. We are very social and like to treat you as if you are family here for a visit.

The Neighborhood

We are a very safe friendly neighborhood nearing 12 years old now. We were one of the first 7 homes built in this entire area. We know nearly all our neighbors, which would make it very difficult if we ever decided to leave. As the saying goes, you can pick the neighborhood but you can't always pick the neighbors. We are very lucky.

Getting around

I can always take you to somewhere around town if you need it, but most guests coming here have their own car or a rented car. Stockton airport is 10 miles but only Allegiant air flies from there. The major airports, Oakland, Sacramento, San Jose, San Francisco are all about 1 hr to 1 hr 20 minutes. Traffic conditions could delay those times. Make pre arrangements and for a fee, I can pick you up or take you for much less than a service or taxi.

  • Ever come across something that looks good in pictures but in real life it's not the same as the pictures.... Well, not the case with Gerry & Phil's place. Their place is as nice or better than what you see in the pictures. Gerry & Phil were nice hosts. And Koda showed how smart he is with his doggie tricks. My two night stay was for business reasons and I appreciated the safe, clean, and quiet space. Safe, clean, and quiet - thank you. Spacious also. I will try to find my way back.

  • Gerry and Phil's place in Manteca was such a welcomed oasis for our travels. Gerry makes time to ensure she covers everything with guests upon check in, even provided off the street parking in their driveway with an "air bnb guest" parking sign in drive. The couple are very accommodating, genuinely nice folks and ready to provide suggestions and just have friendly conversation. The photo of the pool and back yard don't do it justice, the space really is terrific. This is in neighborhood of homes with some density, but feels very private and is extremely relaxing. Thank you both for a wonderful stay - we can highly recommend staying with Gerry and Phil!

  • What a wonderful place and people! Gerry and Phil and the rest of their family were really wonderful hosts for us. They were very organized, friendly, thoughtful, personable, considerate, and went above and beyond with a regular supply of fresh homemade cinnamon rolls and muffins, fresh orange juice and coffee, and allowing us to host a barbecue and pool party in the back yard. Gerry even cut us a break for both rooms as we were staying about a week. The rooms were spacious, clean, beautiful, a whole half a house for just us. It was home away from home (I never did admit I love dragons too, Phil), complete with dog and cats.

  • Staying at Gerry and Phil's was the best choice we could have made. This place is absolutely spotless, comfortable and convenient. Both, Gerry and Phil, are friendly and fun to be with. My family and I felt at home... a bit better actually.

    We are certain we've made new friends and have great appreciation for what our hosts did for us. When we ran into some unexpected trouble, Gerry and Phil became our family. They supported us and helped us just like our own relatives would have done if we had been with them.

    Koda is a very nice and friendly dog, and the cats are not disruptive at all. Staying here was so like home that our daughter even went with Phil to take the dog for a walk.

    There are no words that can describe how nice our hosts were and how good the place is.

  • I had a great experience at Gerry and Phil’s house and I really wish I could have stayed more than one night! Gerry, Phil, and their daughter were a pleasure to talk to and went out of their way to make sure I was comfortable and relaxed. Some of the highlights of my short, but sweet visit were the hot tub, the comfortable bed, their awesome dog tricks, delicious coffee, and the fresh squeezed orange juice at breakfast time. I will definitely be back in Manteca for my next visit from the East coast. Thank you so much Gerry and Phil for the wonderful experience!

  • This place is so awesome that it's getting two reviews!.....One from me and one from my boyfriend :)

    My review:
    First of all, I am totally new to AirBnB. When I made reservations to stay with Gerry and Phil, I was having some complications getting through due to website glitches. Gerry and Phil were more than helpful! They helped my boyfriend and I at the last minute when we did not have anywhere else to stay. They were also very accommodating as the GPS we were using rerouted us to a longer path and ended up checking in much later than we had anticipated. Although my boyfriend and I got in pretty late, Gerry and Phil welcomed us in with bright and cheery smiles :)
    In the morning, Gerry made fresh-squeezed orange juice as well as some other foods: blueberry muffins and fresh fruits. It was such a delight talking story with her during breakfast. Also, it was interesting to see how she ended up living in Manteca and what got her started doing AirBnb hosting.
    Thank you Gerry and Phil! We'll definitely be back again with more stories to tell of our AirBnB adventures! - Shekinah

    My girlfriend and I loved this place. The hospitality of Gerry and Phil is simply some of the nicest you will find, I guarantee.
    On our trip, we were running late and needed a place to stay, so we used Yelp to help us. Even when we were running late, Gerry and Phil offered to stay up and give us a tour. Gerry was very patient and friendly, joking while providing the next day's itinerary.
    The 2nd story living room, bathroom, and 2 bedrooms consisted as the guest quarters. The unit was decorated with pictures and kiddy toys like dragons and movie posters. Microwaves, a TV with a DVD player and movies, a mini fridge, and even a bedroom TV.
    The place is fully furnished with 2 beds, couches, dinner tables, chairs, clean sheets/blankets, pillows, and an assortment of towels and bath supplies.
    The house was very clean and well kept, regardless of the 2 friendly animals roaming around. Gerry even showcased her dog's trained skills! Everything was very good looking.
    Breakfast was very good with an assortment of fruits, drinks, and muffins. As usual the silverware was immaculate. Her homemade orange juice was fresh and pulpy. Coffee was also available from one of those modern Keurig machines.
    The backyard looked just like the pictures with a pool, jaccuzi, hammock, chairs, a play castle, with an expansive view of the surrounding neighborhood. 1 parking stall is available with some street parking around the local cul-de-sac.
    Gerry warned us that after visiting her BNB, we would be spoiled- we would be hard pressed to find another with such kind hospitality; she was right. This place will leave you with a great feeling of wanting to come back! -Austin

  • My husband and I thoroughly enjoyed our stay in Manteca. Gerry and Phil were excellent hosts and made us feel right at home immediately. The guest area is spacious, clean and comfortable.

    We were visiting family and touring the area; we were disappointed we were only able to swim in the pool once because of our time constraints. When we visit next time we will definitely take advantage of the beautiful pool and hot tub. The cinnamon rolls were delicious and we're glad we ordered them in advance.

    We highly recommend staying with Gerry and Phil - their B&B is a real gem.

  • Gerry and Phil have topped my list of gracious hosts. Just when I thought it couldn't get any better they proved me wrong. Gerry is such a sweetheart we actually missed her the next day. She takes pride in being a host and her set up is 5 star quality. The Queen size bed is like sleeping on a cloud. The towels and linens are Supreme. She is super friendly and we enjoyed chatting with her. She was very accommodating to all of our needs and she even offered us fresh squeezed orange juice. She works hard to make everything just right for her guests. If we are ever in the area again without a doubt we will stay and I would hope it would be for a few days. She is a gracious host, with a beautiful heart and a huge spirit. Phil is a gentle spirit as well, they both made us feel welcome and cared for. Our friends were first timers to the airbnb experience. I explained this was the ultimate airbnb experience I've had. I'm super grateful to these folks for doing what they do. I cannot say enough. Start you see is v what you get. Gerry is a detailed hostess. Everything is well organized and put together like a pro. We absolutely loved our stay. A beautiful home. Stay a week if you can it's so perfect as a get away. Pool, bbq and jacuzzi. Ladies your man will be in heaven with the 92 inch TV in the guest living area. Amazing!

  • This is the best vacation my girlfriend and I ever had in living with host. We stayed at Gerry's and Phil's house for 5 days and we enjoyed every moment of it. They are very friendly, helpful, and hospitable. Their house was very clean and organized and the price was absolutely worth it. They gave us a bedroom along with a living room that had a huge TV+cable and many other things that we didn't even get a chance to use. Their sweet dog named Koda is super playful and friendly. they are 5 star hosts. I wish we could have stayed longer but our return ticket was already purchased.

my husband and I moved here from Fremont CA to Manteca CA 11 years ago in 2002. We love where we live. Our daughter, who is a very sweet loving girl and the reason for the move. She is a freshman in college and loves to sing, dance, and act. She is also musically talented with her piano, flute, guitar, and, more recently, ukelele. My husband's hobby is Halloween and he and his partner spend a lot of time getting the "Scary Perry Haunted House" put together every year. It is top quality and outdoes what a neighborhood haunted house would usually put out. Therefore, house is in quite disarray from this event. We used to not open the house to airbnb during this period, but due to demand of people wanting to stay here then, we decided to keep if available and see if it works out. Since Dell Osso Farms is open during that time and it a big attraction, it would not be in our best interest to shut down during that time. We have lived in the bay area all our lives until we moved an hour east of it. So we know the bay area quite well. We have spent many years turning our yard into an oasis and think we are about done. We get many compliments on how beautiful it has turned out and it is great to see my vision become a reality. Gardening is my hobby so in springtime you will usually see lots of flowers. Well, at least until we got the dog who thinks flowers are toys. Flowers make me happy. I love hearing people's stories so I hope, if you stay here, you will tell me yours. I also am an Independent Designer for the Origami Owl Jewelry Company. If you are interested in the product because it is not sold in stores and want to see it, let me know and I will bring some or send me a message of your wish list and I can put one together and send a photo if possible. Some people are not prepared before they get here and wish they would have known.
