Cottage perched on top of hill with 22' long floor to ceiling windows. Have a front row seat with fabulous view of the "Gunks" and the Mohonk Preserve/Mountain House.

DOGS WELCOME BY REQUEST! TWO MAX. No cats or other critters. Fire pit is gas operated.

The space
This is a Passive house, very efficient and well insulated. The windows are triple paned and run over 20 feet long and are from floor to ceiling in the living area and open kitchen. The bedroom, also with huge windows and a lovely view of the Mohonk Preserve Ridge and the Mountain House. The full bath comes with a deep soaking tub and shower.
The kitchen includes all appliances with a dishwasher as well all utensils, a selection of pots and pans, coffee maker and French Press, etc. The kitchen and living room are one large and comfortable room. The TV has cable, HBO, Netflix, and Apple TV. There is WIFI as well as a Sonos speaker for guests to enjoy.
The air inside is replaced and refreshed completely every hour. The buildings lungs are kitted out with MERV-13 filters, which filter out dust and viruses!

But the view is what makes it! There is a gorgeous panorama of sky and ridge line with ever changing light and meandering wildlife in the meadow below. The cottage is in its own "room" of oaks and hickories, oldies, backed by gardens and a parklike lawn.

WE DO NOT GENERALLY OFFER REFUNDS FOR STORMY WEATHER, COLD WEATHER, SNOW STORMS, ETC. Please be prepared for country driving and being snowed or iced in for a number of hours during active weather. We have a wonderful plow person who keeps our driveway passable and at time will salt and sand for us. He times his passes for maximum effectiveness and does not plow continuously. It can be wonderful fun in the winter to just get cosy, or get out and enjoy the snow!

Guest access
The entire cottage of approximately 900 square feet is for guest use. We do not keep any of our personal items in the cottage. Guests are welcome to walk the interior 5 fenced and gated acres we maintain on our 30 acre hilltop. We live in two other buildings about 300 yards away and have one other Airbnb rental in those buildings as well. There is a dedicated parking area for the cottage.

This property consists of three buildings on 30 acres with two Airbnb rentals and our private living space and studios. The 5 acres with buildings are fenced and accessed by a gate that must be kept closed to keep deer out.

This is the Hudson Valley countryside at its best. Next door is acres of protected land to hike, bike, rock climb, swim, snowshoe, and just enjoy. There are also numerous wineries, restaurants, farm stands, and antique shops to explore.

I am first of all an artist but have found myself over the years building and renovating, something I truly enjoy. My husband is a writer. We made the happy decision years ago to move to the Hudson Valley in order to have the space we needed for our large library, studio, and land for a vegetable garden and fruit trees. We are thrilled to have found a sweet spot on top of a hill with great views that we would love to share with you!!
