The Bothy is a modern self-contained studio attached to the owner's home. An old stone bothy converted in 2017, the accommodation offers a private open plan space with it's own entrance, patio garden and parking.

Situated on a smallholding looking out to sea in a beautiful region on the Solway coast, secluded beaches and coves are only a 15 minute stroll and the artists town of Kirkcudbright a short drive away.

The space
The Bothy is an open plan studio featuring a cosy sitting area with sea views from the patio doors, a compact fully equipped kitchen, spacious king size bed and bathroom with large shower cubicle.

An old stone bothy for farm workers in the 19th century, it has been converted with attention to detail retaining many character features. It benefits from modern touches and is highly insulated making it a quiet space, warm in winter and cool in summer and has underfloor heating and an electric stove.

The Bothy is compact but feels light and spacious with it's high ceiling and is comfortable for 2 guests. The addition of a unique double loft bed means it offers twin accommodation, or can accommodate 2 extra guests, the loft being ideal for children over 12 and those with a head for heights (see other things to note).

Guest access
You will have the accommodation to yourself along with a private patio and enclosed garden. You're also welcome to explore our 15 acres of land.

Other things to note
We’re up a farm track which can be a little bumpy but is easily accessible to all vehicles.

Wifi is very slow (0.5Mbps) so only suitable for email and basic web browsing.

All the accommodation is on ground level (except loft bed) with low entrance and shower thresholds so is very accessible. The loft bed is high up (2.5m), accessed by a pull out staircase so is not suitable for young children, those unsteady on their feet or without a head for heights. Please contact us for more details.

Kinganton is a 15 acre smallholding looking out to sea where we grow our own organic vegetables and keep ducks and sheep as pets. Our land features ancient oak trees, a bluebell wood, a seasonal pond and springs, with wild visitors including Roe deer, red squirrels and hares plus a variety of birdlife including owls and red kites, plus a regular visiting peacock.

With sandy beaches, rocky coves and a few surprising old ruins by the sea just a few minutes stroll away, plus walks in the rolling hills and woods around us, there’s plenty to explore on foot, or bike, right from the door. We’re also ideally situated to explore this unspoilt region of South West Scotland. The Artist’s Town of Kirkcudbright with it’s harbour, art galleries, cafes, restaurants and calendar of events is 8 miles away, as is the picturesque village of Gatehouse of Fleet. The Galloway mountains and forests are just a few miles inland offering great walking, mountain bike trails and watersports at Loch Ken. The area is also recognised for its clear skies as one of the 12 best stargazing sites in the world, and the first Dark Sky Park in the UK.

We like to leave guests to enjoy their break and respect their privacy but are close by if you need anything. As a family with young children running a smallholding there will be animals and children roaming nearby.
