The space
A safe retreat for lovers, families with kids and dogs, birders, or for artists and writers. The space has been described by guests as magical, spacious, peaceful, & like a fairy tale. It captures stunning views of the river and countryside from the queen bed and every back window. It is very quiet, but you can hear the river if you open the windows. Flocks of wild birds float into the feeders outside your window throughout the day.

A gorgeous, large, renovated bathroom with oversized freestanding tub, river views, and a cozy electric fireplace provide a luxurious spa-like experience.

We have a luscious queen bed in the sleeping room. The sitting room offers a full-sized day bed with a pillow top mattress, and a twin trundle tucked away. With two large rooms, there is ample space to move around and sleep 4. We offer free wifi, and an extensive en-suite movie library. We want you to enjoy your time here away from the "real world" so we do not have local channels or cable access from the TV. We do have a speaker console for your smartphone to play music or podcasts.

We offer a limited kitchenette with sink, mini-refrigerator/freezer, coffeemaker, electric kettle, toaster, induction burner, and microwave. We provide coffee, tea, and hot chocolate mix to start or end your day. We do not have a range or oven in the space, but we will have a mini Weber charcoal grill available upon request (please bring your own self-lighting charcoal for use). We ask that you wash, dry, and put away your dishes after use, or we will gladly do them for you for a $25 fee.

PLEASE NOTE: Your pets are welcome for an additional person fee. We prefer that your pet is not alone in the space while you are not there. IF ANIMALS MUST BE LEFT ALONE IN THE SPACE WE REQUIRE THAT THEY ARE SECURED IN A CRATE - this goes for cats, too. We have an extra large crate available, if you forget your at home. Also, if any damage occurs because of your pet, you will be charged accordingly to repair or replace the damaged item/s.

While we provide basic amenities like shampoo/ body wash, hand soap, and lotion, some additional amenities have been provided by our guests. In the interest of being as green as possible, you may find a partially used bar of soap, or a half-emptied hotel conditioner bottle. If there is something you need, please let us know. If we can get it to you, we will.

The space is primarily heated and cooled with a heat pump unit with supplemental heaters, electric fireplace, fans, and humidifier in the space as well.

Your experience here is the real deal. It is our private home. Access to the space is through an unglamorous, functioning mudroom which is the staging area for various home improvement projects and the cat box. We try and make it welcoming, but there is only so much we can do.

Requests during Covid: We assume that guests are taking all of the appropriate safety precautions. There is hand sanitizer on the table in the mudroom for you to use. We do not require masks on the property but do ask that you keep appropriate distance from us and our neighbors.

We have two dogs and a cat on property. It's unlikely that you will see Jovie the Cat, but it is very likely that you will see or at least hear our Red Heeler Greta, and/or our Cowboy Corgi puppy Whidbey when you arrive. One of them may even pop a head through the cat door in the mudroom to greet you. They may be a bit loud at first, but they are all VERY friendly.

Although we request a minimum stay, we have some nights between guests that are not booked. Please inquire if you would like a shorter stay.

This is a rural location IN VERMONT so folks should plan to shop for food before they arrive (though the nearest store is about 8 minutes away), or we are delighted to make local recommendations for restaurants that will be open on the days that you are here. Being in a truly rural village setting is a rare treat, but as with most things, there are tradeoffs with certain conveniences.

Originally called Pondville, South Newfane is a quiet little traditional village in the Town of Newfane (chartered in 1753), surrounded by beautiful country lanes, the Rock and Marlboro Branch rivers, and hiking trails right out the door. There are historic homes, a church, historic one-room schoolhouse which is now owned by the community. Olallie Daylily Farm is a ten-minute walk to buy bulbs, pick blueberries, or just enjoy the beautiful blooms.

We are right at the heart of the Rock River Artists Open Studio Tour when that is happening. Two-minute walk to the South Newfane Schoolhouse hub of the event, and a short walk to at least three studios featured on the tour. Hiking, boating, small, friendly farms are also just a short drive away, including the famous Scott Farm in Brattleboro.

While you feel like you are lost in time, the location is incredibly convenient to shopping, skiing, restaurants, water sports, and entertainment within just a few minutes. For skiing, Mt. Snow is 20 minutes away, Stratton 45 minutes, Bromley 50 minutes. We are just 15 minutes from Brattleboro, 8 minutes from Newfane, 15 minutes from Wilmington, 50 minutes from Manchester, 1 hour from Bennington - all easy day trips.

We are also fortunate to be in the middle of many incredible farm-to-table style restaurants just down the road, as well as many other delicious spots in Wilmington, Newfane, & Brattleboro.
