First off… We ARE really in the country! Don’t expect everything you would at home. Places close on the early side. And our pace is a little slower here in the mountains! If you are having trouble turning on a TV or connecting to the internet…Breathe, that’s not what you are here for;) We will get ya sorted on everything, but take in the beauty and make a cup of hot chocolate as you get settled in.
Cleanings:
Our cleaning and linen fee is there to allow our cleaning lady to fully disinfect, clean, do laundry, fold linens and get the bathrooms and kitchen to sparkle. We charge just a bit more these years for all the changes we have experienced from Covid, property tax hikes and STR taxes. Hope you understand.
Airbnb has an etiquette that is very different from hotels. YOU are expected to do A LOT and to return the cabin to how you found it.

IMPORTANT.
If you are high maintenance skip this cabin. If you want total isolation also skip it. Our little cabin is not far off so you WILL see other folks and you will hear me out on the tractor mowing or clearing snow...You will for sure get an unsolicited visit from our black lab! Keep your voices down and let nature do the talking. We are in the farmhouse should you need us.
We are not a 500 room hotel owned by a corporation, this listing is family owned. If there is anything you need help with or is something not to your like please contact me. I live in the property and will be more than happy to come and help…Your reviews matter so please let us do our part and make your stay really enjoyable!
PETS
We love our animals at Bent Apple Farm, but we only allow dogs and we do charge a 150 dollar pet fee.
-Dogs must be crate trained and can not come to the property without.
-It is your responsibility to NEVER leave your pup unattended in the cabin even for trip to the grocery store.
-Please brush and trim your pet’s nails before coming to our cabin to avoid damaging our natural wood floors.
-If your dog is a chewer, this listing may not be a good fit for he/she.
-We don’t allowed pets in furniture or bed. If you cuddle with your dog in bed every night, this may not be a good fit for you.
-Be very cautious during hunting season to keep your pup close.
-At night/dusk be sure your dog is with you as we have coyotes and hawks, owls and bears in VT.

It’s hard not to love this house and this 80 acre farm!! It’s on one of the most beautiful country roads you can find in our entire state! A winding driveway brings you to a valley where we are situated between mountains and rolling hills perched on a little overlook….The view from this property is top notch. It looks out over Bromley mountain where you can take in nature and watch the sunset from our private hot tub!
The home has been featured in House Beautiful, and most recently the award-winning story for Chronical on New England - Channel 5. The house has appeared on our very own DIY and HGTV show called Backyard Goldmine, Cabin Crew and Unique Sleeps! It has been featured in countless cooking shows including the Ben’s own show Hook, Line & Dinner on the Cooking Channel. The farmhouse has a real VT nature! It’s beautiful inside and out. It’s calming, and comfortable. If you are a design or architecture nut you are going to fall in love with this house! If you are looking for big flat screen TVs to watch the game…This is not the right house for you;) If you are a chef…You found your home!! We have done countless cooking demos right here in this rockstar country kitchen! You will find just about everything you should need…Cooking here is a dream come true.
OUT & ABOUT…
Centrally located within 10 min to a big grocery store, health food store, a great butcher shop, and 3 min to a sweet little coffee shop…Shopping? We are 30 min to Manchester for all the outlet shopping you ever could ask for. Our house has skiing in all directions! If you are a total badass you might want to check out our hidden secret…Magic Mountain! It’s 3 min from the house and it has a great old school feel, but you better have some experience to take on this mountain! Stratton and Bromley are super close and Mnt Snow and Okemo just a little further for the entire family to enjoy!
ABOUT OUR HOME…
We think of our house as a “not so little” hidden gem. The house is large and can accommodate a BIG family, but most of the time my small family hangs in the kitchen and the house is still cozy and romantic if you are just a couple on a weekend getaway.
The house is often described as being one the most relaxing, romantic, dreamy VT houses in the State!! You literally will find only one or two bad review where the renter was correct, and we had to let go of our cleaner during Covid times!!! Besides that, people love it! The house offers the perfect mix of classic Vermont with modem appliances such as Woolf and Subzero! However, we have had complaints about outdated sound systems and old bathtubs…Please understand these items are by choice not because we are holding out on you;)
That being said, we are REAL VT…No frills but still luxury! Only two TVs in the entire house. Satellite internet is fine for a zoom call, but we are in no way a blazing high speed internet house! If you want to party there are plenty of way bigger, less fragile houses at Stratton with entertainment systems, bars and heated pools! This ain’t that:) It’s a beautifully designed shaker farmhouse! For the traveler who will fall in love with its unique beauty and attention to detail!
KEEP IN MIND…
Keep in mind our property is very private. Not a neighbor in sight, but we do have other cabins on the property and you might run into the cleaning lady grabbing your towels (she will on occasion do a load of laundry in the basement using the downstairs entrance) or you will most likely find me out mowing the lawn or Patrick mowing the fields. Two other cabins are visible however guests do know to respect your space.
With a wrap around country style porch and rocking chairs, you have your views to choose from! We have a pond perfect for winter ice skating and swimming in the summertime so you really won't run out of activities without leaving the property! xcountry ski or snowshoe anywhere on the property…That’s what it’s here for!

Shoes and Boots - Leave all shoes under the benches in the mudroom.
We ask our guest to no use outdoor shoes inside the house. This makes cleaning easier and will protect our soft pine floors.
Guests have access to their own private outdoor shower (I mean really awesome) and pond which is great for swimming! Please stay off all machinery and or motorcycles, snowmobiles.

Fireplaces: it’s essential you take a look up the chimney to be SURE the flue is fully open. Be very gentile with the device...Push it upwards lightly and set the teeth to the most open position. Do not attempt to do this by feeling around or you will knock the device off the tracks. If you don’t check to see it’s open the volunteer fire department will arrive via an automatic call to them from ADT as the room fills up with smoke. It’s not a fun way to spend your day so check carefully with the flashlight of your phone.
Grilling:
You have a nice grill in the porch. No need to bring much at all in the way of cooking/grilling we are well stocked! Be sure to turn off the gas both on the grill and at the propane tank after use. Let us know if you have used a tank so we can be sure to replace it for the next guests.

At no time is there a lifeguard on duty, you (the renter) are responsible for the safe operation of the pond and are responsible for all persons in your group using the pond during your stay.
• My use of the pond facilities during my stay involves certain risks, including but not limited to:
1. The risk of injuries resulting from tripping or falling over obstacles in the pond area;
2.The risk of injuries resulting from unsupervised divers and swimmers and skaters colliding;
4. The risk of other injuries resulting from participating in any action in the pond or on the ice in winter.
5. I recognize and fully understand that the above list is not a complete or exhaustive list of all possible
risks; the list only provides examples of types of risks that I am assuming.
THE SAUNA - instructions inside sauna
USE SAUNA AT YOUR OWN RISK

1. The use of drugs, medication or alcohol prior to or during the sauna session may lead to dizziness or unconsciousness.
2. Please consult your physician if you are in doubt of your ability to use sauna.
3. No guests under the age of 18 are permitted in the sauna unless accompanied by
a parent, legal guardian, or supervising and consenting adult.
4. Please discontinue the use of the sauna if you feel light-headed, dizzy, or heat
exhausted.
5. Sauna sessions should be limited to a maximum of 40 minutes at one time.
Other things to note
Your car must have 4x4 in the winter and spring time!!!
WHAT TO BRING...
-Bring extra towels for the hot tub and sauna! We have you covered for regular bathroom towels.
-Pack warm! VT can get chilly even in the warm months when the sun goes down!
-Pack a good pair of boots.
-Keep in mind we clean out the kitchen of just about everything between guests so please bring spices and even cooking oils.
If you wish to use our beautiful wood burning stove we ask you bring a stack of dry kindling to ease up the process! If you forget to pick it up our local grocery store and hardware store have stacks waiting for you but keep in mind they close early!! We provide wood and You are welcome to use as much of it as you want
