We have a canoe and life vests for guests to use at their own risk. Enjoy the beautiful pond up close with an evening cruise ;) We have upgraded the TV package to include the Red Sox by popular demand.
The house was completely renovated, with new kitchen, granite counter tops, stainless Bosch appliances, etc. As of spring 2017, there are brand new sheets, pillows and mattress covers for every bed in the house to make our quaint home feel more like a hotel. We have also upgraded some of the couches, beds, and bar stools over the winter.
The house has a large tranquil backyard which backs to a beautiful private pond with tons of wildlife, and huge outdoor deck with charcoal grill to watch it from.
The house has two living rooms, a dining room and kitchen in addition to the three bedrooms. One upstairs bedroom has a queen size beds, the other upstairs bedroom has a queen and two twins, and the downstairs bedroom has 3 twin size beds. There are three full baths.
The house is about a half mile from the Cape Cod melody tent, and about a 5 minute drive to the big Hyannis Craigville beach.
For rent by owner, it comes furnished and sheets/ bath towels are provided. There is wireless internet and a flat screen TV with cable.
A wonderfully relaxing place, quiet with great air, you will fall asleep and awake to the sounds of the frogs and the birds from the forest and the pond.
You can go fishing in the pond but you need a fishing license. I recommend rubber worms or surface bait like jitterbugs as the pond is full of weeds. There are a number of small bass in the pond and some sunfish.
I highly recommend the bait and tackle store right around the corner between the pizza place and the cape cod melody tent. They could also recommend you someone to go deep sea fishing with. I haven't done it yet but I want to. Let me know what your experience is. They are always helpful with questions from fishing to clamming.
Guests have access to the main part of the house (there is an in-law unit as well which is not part of the rental). There is a canoe with paddles in the back, lawn and deck furniture, bbq grill, fully equipped kitchen, TV with 100+ channels, Dvd/blu ray, cable, stereo, front and back yard. It is your own home. Laundry in basement. We just ask to not use or let the kids into the basement workshop with our tools, fishing poles, etc.
Interaction with guests
Guests are left alone and have the place to themselves. If I have to get into the house for any maintenance issues you will know in advance.
Other things to note
InLaw Apartment/Caretaker: We have a retired school teacher named Betty Anne and her gentle dog who lives in the in law apartment which has a completely separate entrance. You may see her in the driveway, or mowing the lawn, or doing laundry in the basement. Neither she nor the cleaning people will come into the home while you are enjoying it.
When you arrive, you will find a lockbox on the front door with the key inside. We will give you the code to the lockbox at check in. To open the lockbox, you punch in the numbers or letters then pull down the spring loaded lever and then pull out to open the front panel.

Arriving: If one of us doesn’t meet you, there will be a Lockbox on the right hand door at the end of the driveway. We will email you the combination. Please leave the key in the Lockbox at all times.
House: Kitchen: Feel free to use all the utensils in the kitchen. Feel free to use anything in the ‘fridge’ , or any of the condiments, cereal, flour, sugar, etc, if you ‘Need’ something. We operate under the “please replace what you use” policy. If you need a pinch of seasoning or some ketchup, go right ahead, but if you use up all our microwave popcorn….. ;)
Please do not use the china well marked in the china cabinet in the dining room. There are cleaning products, recycle containers, bags, etc. in the pantry between the kitchen and living room and under the sink. When you have full trash there are two large bins on the left side of the house, to be separated into single stream recycling and trash. If you are there on a Tuesday, please wheel them to the curb.
When you leave, please clean up after yourself, feel free to run the dishwasher and leave it for us to put away.
BEDS: There are 3 twin beds in the downstairs bedroom, a queen size in one upstairs bedroom and a queen and two twins in the other upstairs bedroom.
We have other bedding options available if your party might require it, please inquire.
Bath: Pull the shower valve to get it to work ;)
Inside: Please take off your shoes, we like to keep the inside clean and so check our shoes at the door. Please do not move furniture around, it scratches the floor. Feel free to enjoy the black fireplace in the family room (not the white one in living room!). Please bring your own firewood and make sure you open the flue! Please don’t tape things to walls and ceilings.
Outside: Please enjoy the deck and furniture and yard. Feel free to use the grill on the deck but please bring your charcoal and fluid and clean up afterwards. We have purchased a canoe for guests to use! The bigger plastic canoe is available for guests to use. The paddles should be hanging under the deck next to the bottom of the stairs and life jackets are hanging under the deck as well. Guests are REQUIRED to use life jackets at all times. Please do not use the older fiberglass canoe with the web seats. Please enjoy and be safe!. The pond is very muddy and just a few feet deep and not really good for swimming. Please don’t disconnect the hose next to the basement door as it waters our apple trees.
Linens: Extra towels, blankets, and sheets are located in the first floor bedroom closet. When you are done with your towels, please put them in the baskets in the bathrooms. It would be kind to take the sheets you have slept on and put them on the floor next to the bed, so we know which ones we need to wash.
TV, radio, games and INTERNET: The TV has cable. It seems to be easier to turn on the TV and the Sony player and control the TV from there. The Sony player plays dvd’s and Blu-ray, and can connect directly to Netflix. There are some movies in the hutch in the living room, feel free to watch! There are a number of board games on top of the hutch in the family room, play! Internet password is on the white board in the kitchen..
Heat/AC: The thermostat is located in the hallway between the kitchen and bedroom. Please don’t turn above 68 in the winter and below 72 in the summer, as we try and conserve energy. Enjoy the great Cape weather and fresh air with an open window! The furnace on/off switch is on the opposite wall with the red plate.
Basement: Feel free to use the laundry in the basement. Please bring some detergent! Everything else in the basement is off limits. Please do not use our tools, motorcycles, tents, boogie boards, fishing rods, etc. and don’t let children down there as there are many sharp objects. When the pond is high, the sump pumps will run to keep water out of the basement.
Things to do nearby: The beach is a five minute drive away. Turn right at the end of Sterling and just follow the road to the right. Cape Cod Melody Tent is a ten minute walk with concerts all summer. Main St. Hyannis and Hyannis Harbor is a five minute drive with shops, restaurants, historic places, kids activities and ferries to the Islands. Grocery store is to the left on Rt. 28, 3 minutes away. The best sushi on the cape Misaki is a five minute walk out the driveway to the left on Sterling Rd.

If something breaks, let us know, it’s probably not a big deal, we know glasses drop now and again.
