The villa is on the ground floor , no stairs to climb. high ceilings, large double doors in all the rooms that open to a beautiful private open sky patio.
Two bedrooms one bath , fully equipped kitchen. Common coin laundry in the building. Walk to restaurants , night life, supermarket, shopping , drugstore and all the sites and amenities OSJ has to offer .ACs in the bedrooms, two ceiling fans in the living area. Great cross ventilation. Netflix and wifi are included .

The space

Totally remodeled with charming private interior patio on the quiet side of San Sebastian St. .

One block from historic San Cristobal Castle .Walk to restaurants and shops in beautiful Old San Juan. A/Cs in the bedrooms , 2 bedrooms/1 bath . Internet, Net Flix. Street parallel parking first come , first served . Around the unit only residents with sticker, free from Monday to Friday from 7 am to 6 pm NO weekends , tickets are $250. However there are multilevel Doña Fela , Covadonga and La Puntilla all walking distance to the unit at very reasonable rates.
One queen bed in the master , loft bed in the second bedroom full on top , two twins at botton that can be made into a queen if hook together .

The futton sofa in the living area is a full bed but no A/C here , only ceiling fans. Clean linens and towels will be provided , no need to wash them when you leave is part of your cleaning fee.

There is UBER, a bus terminal and a taxi stand walking distance . There is also a free trolley stop around the corner that goes to all the amenities sites in OSJ.
There is a $70 one time charge cleaning fee .

Margarita who is my good friend from high school and is a local OSJ resident is in charge of the the house tours . She is a great ambassador to the Old City .

Please feel free to spray the plants in the patio and keep the water in the fountain full.
Netflix is provided , but no cable television .

You must leave all the dishes clean and take the trash out to green City bins , red for recycling before check out.
Keep the water fountain full at all times . Feel free to spray the plants if you feel they needed. Open the street main door windows , the apartment door windows and all the doors to the patio also for cross ventilation .Please take extra care of the dinning set , it is a real family antique. No furniture from indoors goes out to the patio, there are extra plastic chairs outside if needed. Turn the A/Cs off when not in use , electricity is very expensive in Puerto Rico ! Please do not smoke indoors , be considered with the future non smoking guests .
It is extremely important to make sure you turn off the ACs before checking out ! Also please keep your voice down if you hang out late at night in the patio , there are other guests and neighbors staying in the building and the noise from the patio can be heard in their homes.

The courtyard was great and my 17 month old toddler really enjoyed spending time out there. The apt was really close to everything. Margarita greeted us upon arrival which was nice. I rented a pack and play, high chair and stroller for $15. If you are bringing a baby or toddler bring your own stroller from home. The umbrella stroller we rented wasn't conducive to the streets of osj. I did suggest for Carlos to get a professional service for bug spray, small ants and a few roaches. We really enjoyed having 2 bedrooms so we could put our baby down for naps and nighttime without having to tiptoe around her. Super convenient location, you do not need a car to get anywhere in osj.

Carlos' place is a real winner. It is very quiet, while located on one of the most popular streets. It is now near the new bike path, that you can use to venture to Condado ans beaches along the way. This is our second time staying and we love the breezes from the large courtyard . Shower is of high quality with great pressure and instant warm water , that is not typical for okd San Juan. Margarita is Carlos' friend and will meet you and tell you everything you need to know about the area. She is quite a jewel and a plesure to meet .

Wonderful, well equipped 2 bedroom apartment in a quieter part of old San Juan just a short walk from Castillo San Cristobal. Carlos and Margarita are both super helpful and responsive.

This is a great place to stay when staying in Old San Juan. The house is well appointed with modern conveniences yet you get the feel of what it was like to live in the old city centuries ago. We loved the interior courtyard. It's a great place to relax and revisit the day's experiences while drinking wine or a Medalla (the preferred local beer). I was surprised how breezy it was despite only being open at the top. The wall fountain, the night lights and the plants provided a great atmosphere that made us feel like VIP. The location was excellent. One block away from the historic wall that surrounds OSJ and a majestic view of the Atlantic Ocean was a big bonus. Palmas Restaurant is less than a block away and a trolley stop is maybe 40 yards away. If you like to walk, jog or bike ride, the brand new urban trail is right across the street on Norzagaray Street, which connects OSJ with the Condado area. In short, staying in OSJ gave us the magical experience of staying in the middle of the old city we were looking for, and Carlos' house was perfect for us. The only advice I would give is not to bring a car. Parking on the streets is mostly restricted to the local residents (parking violation is $250) so it's nearly impossible to find a space. Plus, since the old city was built long before automobiles, streets are charming but extremely narrow. Even though there are parking garages, next time I will take a taxi from the airport and just walk or take the trolley to wander OSJ. A car is absolutely not necessary. We had a car because we had stayed in Cabo Rojo first and then ended our vacation by staying 3 nights in OSJ. But next time we'll reverse the order of places to stay (stay in OSJ first and then rent a car on our last day there when planning to transfer to another part of the island). The hostess, Margarita, was great, too. All in all, we highly recommend Carlos' house.

This place was great! It was exactly what we wanted for our trip to Puerto Rico and especially Old San Juan. It was a neighborhood, very authentic to the area. It was a great location to get everywhere we needed to go. It was even down the street from a lively place to get a drink, grab a meal, or dance.
