Mountainbrooks Ranch Boulder Cabin is one of 2 cabins (also see Mountainbrooks Aspen Cabin) on our family guest ranch located on 9 acres with trees, meadows, streams, and wildlife—just 12 miles south of Estes Park, Colorado, on Highway 7 near Rocky Mountain National Park. Permission required for pets. This modest, rustic, and quirky cabin is great for a quiet mountain getaway or a family vacation. We have free WiFi, free USA long distance phone service, and a TV with Chromecast streaming.

The space
Mountainbrooks Ranch is our family-owned guest ranch which has been in operation each year since 1948. So 2023 was our 75th Anniversary year. Boulder Cabin is a modest, rustic, and quirky mountain cabin in a wildlife area - not a new luxury condo or hotel. The surrounding acreage is a delightful sample of high-country beauty just off the world-famous Peak to Peak Highway.

Please take a look at our photos which were all taken on the Mountainbrooks Ranch property. Please note that interior photos usually make rooms appear larger and better than they are. For example, the kitchen and bathroom in Boulder Cabin are small rooms - and some rooms have stained ceilings or floors from water and other damage years ago. Over the years, we have put our efforts into function instead of appearance. So the roof, fixtures, and appliances are all in good working order, but paint and other finish details have a lower priority (like many old mountain cabins). But unlike many old mountain cabins, Boulder Cabin has free WiFi internet service and free long distance phone service to anywhere in the USA. There is also a TV with a Chromecast device so that you can stream on the TV any compatible video services that you have on your smartphone like YouTube or Netflix. In 2020, we were finally able to get faster internet service.

In 2024 we remodeled the bathroom. It is bright, clean, and warm! It now features a heater and exhaust fan in the ceiling and new wall paneling. In 2019 we installed new flooring in the kitchen, bathroom and porch room. The luxury vinyl floors look like maple wood or gray stone. We did not disturb the previously-existing wood floors in the living room and bedrooms. We updated some of the fixtures in the bathroom and repainted the bedrooms. We also applied new stain to all of the exterior walls of the cabin.

Boulder Cabin was actually built on a very large boulder! Although the floor is very slightly sloped, it has never moved. The story is that it was started as a project for a high-school shop class in the late 1940's. Granddaddy bought the property and hired a builder to complete the cabin and the beautiful fireplace after the class had abandoned the project. But since the floor had already been built, it was left with the slight slope.

Both bedrooms have private doors to a very small hallway which leads to the bathroom and the living room. There is a large sofa in the living room and a single bed in the porch room. Each bedside has an extension cord (for your phone charger or other electronic device) and a lamp for each person.

There is a small deck outside the porch room's back door which is a nice place to sit and enjoy the meadow with its very large ponderosa pine trees.

Our cabins are cleaned and checked before and after each guest. However, there is no way to prevent occasional bugs, moths, flies, mice, etc. from getting inside the cabin - or in any mountain cabin! We keep a mouse trap bucket in the crawlspace under the cabin. We just want to make sure you are aware of this.

Since Mountainbrooks Ranch has operated since 1948 as a Guest Ranch pursuant to Article 4-507 D of the Boulder County Land Use Code, we are not required to obtain a Boulder County Vacation Rental License.

Guest access
Guests may access all parts of the cabin except the basement or crawlspace area under the cabin. The basement area is not a part of the rental area and should not be accessed except in an emergency. Guests are welcome to explore and hike around the nine-acre property within the barbed-wire fences. Please do not disturb other guests in Aspen Cabin. Please do not disturb other people's vehicles, the garage building, the outhouse, or the old wood-fired stove near Aspen Cabin.

NO CELL SERVICE: There is no cell phone or mobile data service available in this mountain neighborhood. We have free WiFi (shared with Aspen Cabin) and free long distance to the continental US and Canada on the cordless land line phone (which is also shared with Aspen Cabin).

NO FIRES: No Candles! No Fires in the Fireplace! No Fires Outdoors!
The only fires allowed are adult-supervised normal cooking on a stove, in an oven, or in a steel outdoor grill.

SIGN: Mountainbrooks Boulder Cabin has a sign by the front door which says "MOUNTAINBROOKS RANCH BOULDER CABIN" and is also marked with a letter "B" on the window of the front door.

COLD WEATHER: The temperature can be freezing cold at night at 8500 feet--especially in the spring and fall months. We have blankets, comforters, and oil-filled electric radiator heaters. DO NOT use the electric heaters on the highest setting--it will cause the circuit breaker switch to turn off the electricity (which will mean an even colder trip outside to reset the circuit breaker switch). Please check the weather in Allenspark Colorado before your trip and bring appropriate clothing.

WATER CONSERVATION: Please exercise water conservation to protect our water well.

Neighborhood highlights

Granddaddy called our property Mountainbrooks Ranch. The property has been owned and operated by our family since 1948. We consider it very special. We sometimes stay on the property in our small travel trailer. We would like to be here all summer if not for our other commitments. It is our home away from home. Mountainbrooks Aspen Cabin and Mountainbrooks Boulder Cabin, at elevation 8,500 feet, are located just off the Peak to Peak Highway near the Rocky Mountain National Park, the Roosevelt National Forest, Allenspark, and Estes Park, Colorado. Relax on the property among the trees, meadows, streams, and wildlife or adventure in the mountains nearby!

A lawyer can also be a musician! ...and a mediator, a teacher, a business owner, and a proud father... I like to keep lots of irons in the fire. We call the property Mountainbrooks Ranch and my family has operated it since the late 1940s. My wife (and Co-Host), Faeda, and I have also enjoyed visiting other Airbnb listings as guests during our travels. We prefer Airbnb listings over hotels. I am an attorney with a private practice in Fort Worth, Texas, and I am also a professional guitar instructor, a member of a band, a qualified mediator, a graduate-level mediation trainer, the owner of a mediation and training business, a former adjunct college professor, the president of a professional association, a licensed pilot, the executive director and founder of an educational and charitable 501 (c) (3) community music organization, and a devoted husband and proud father.
