This historic schoolhouse overlooks our family's regenerative organic farm. The Schoolhouse is bright & open, with a modern design & peaceful, rustic feel. It is the perfect place to relax & enjoy a country setting with views of the Green Mountains in every direction. We have added a new private deck at the Schoolhouse property, with a hot tub & panoramic barrel sauna. Come to unwind, cook, & enjoy a quintessential Vermont experience on our 250 acre property.

The space
OVERVIEW
This 800 square foot house is open and filled with natural light. It has vaulted ceilings, wood floors, concrete countertops, bright windows, and two large decks that look out over the farm and the mountains to the west. Most nights, the view of the sunset is spectacular.

FLOOR PLAN & LAYOUT
If you scroll all of the way through the listing photos, the last three images in the photo gallery show the layout of the house inside and out, to give you a sense of the space. Note that the upstairs loft bedroom is open to the main living area.

BEDROOMS
There are two bedrooms in the house. One is a private room downstairs with a king bed. The second is an open loft bedroom above the main living area, with a queen bed. (The peak of the loft bedroom is just over 6 feet, so taller guests will be more comfortable in the downstairs bedroom.) There is also a queen-size , memory foam fold-out couch in the living area that can be made up to accommodate an additional two guests.

WIFI & TV
The house has wifi and a Smart TV (Netflix, Hulu, Amazon, HBO, etc. streaming for your devices). There is NO cable/live TV nor DVD.

KITCHEN
The kitchen is well equipped with major appliances and cooking tools. We get a lot of questions about which specific kitchen items are available, so we've made a detailed list, and posted it at the end of the listing photos, with the house layouts. If you scroll backwards from the listing photo, you will see the kitchen list right away.

DECKS & YARD AREA
Outside, there is a large attached deck with an outdoor dining table and chairs where you can enjoy a meal al fresco. We have a propane grill on the deck as well. The yard has a fire pit and seating, as well as room for yard games.

HOT TUB, SAUNA, & OUTDOOR SHOWER
The hot tub, sauna, and outdoor shower are located on a separate, elevated deck adjacent to the house. This deck is private to the Schoolhouse, and about 20 feet from the front door of the house. We recommend bringing sandals, slippers or other slip-on shoes to walk to the deck in the winter when there's snow! The sauna and hot tub are available for use year round. The outdoor shower is available between May-September.

LOCATION
The house is located 3 miles down a well-maintained dirt road. It is a 10-15 minute drive to North Bennington and Bennington where you'll find dining, shops, and groceries, and a 25-30 minute drive to Manchester where there are designer outlets, recreation, and fine dining.


ABOUT OUR FARM
The Schoolhouse looks out over our family's 5th-generation farm. We use no chemicals (pesticides, herbicides, fertilizers, etc.) on the land. We practice regenerative agriculture—using our sheep and perennial fruit and forage crops to make sure our farm's ecosystems and animals remain fed, protected, strong, and resilient.

4 WHEEL DRIVE/ALL WHEEL DRIVE
The property is 3 miles down a dirt road and at the top of a long hill. We recommend 4WD/AWD for reservations between November and April. Our road is plowed and sanded by the town during storms, but we recommend a sure-footed vehicle. (The month of April is the end of “mud season” in Vermont, and dirt roads can be soft and squishy while the snow melts and temperatures rise.)

Guest access
Guests will have exclusive access to the whole Schoolhouse and its surrounding yard. We can also direct you to some lovely scenic trail walks throughout the farm.

The Schoolhouse is a private building with its own parking and driveway. It is a comfortable house with modern amenities, but we do want people to expect to hear the sights and sounds of a working farm. You'll occasionally hear tractors, sheep, and all kinds of wildlife as well.

COFFEE: The house has a coffee grinder, and a French Press and a basic coffee maker. It also has an adapter for Keurig cups.

PANTRY: We stock the house with salt, pepper, olive oil, balsamic vinegar, flour and sugar. There are several staple spices and seasonings as well.
