Enjoy our 18th century guest house with a true country feeling combined with modern aspects. Plenty of space for up to 4 people. Please take advantage of our beautiful veranda with views over our breathtaking landscape. Don't forget to relax by our 17 meters pool!
A 18th century olive plantation with a tobacco tower exquisitly restored with the original beams and stone floor into a guest house. It is composed of 2 bedrooms each with its own bathroom on two floors. There is a living room and a big dining room seating 8 with an open kitchen. Outside there is an infinity swimming pool, a pergola attached to the guest house and an outdoor barbecue big enough for grilling a lamb.. Quiet and peaceful with magnificient unobstructed views of the olive plantation and the green hills of Umbria yet only a few minutes by walking or automobile into Umbertide.

We have a film library for your enjoyment so you only have to choose and ask the housekeeper to give you the film.
There is also many fiction and non-fiction books for your perusal and we only ask that if you take the book then please leave another one behind for future guests.
Interaction with Guests
If I am there then I normally invite them to a barbecue and some wonderful Montefalco wine and offer inside tips on what to see or do.

James was such an amazing host! He had a bottle of prosecco in the refrigerator when we arrived and planned out our entire stay in Umbria! The house is beautiful and so is the view! I wish it would have been warm enough to try out the pool, it looked awesome! I would love to return to the area and continue to explore Umbria. It's truly a beautiful area!

My wife, two young boys and I spent a sunny and relaxing week at the self contained guest house. The kids loved the pool, which was always beautifully clean (tended daily by the caretaker) while we enjoyed the hot, Umbrian sun.
Right from the moment I booked, James was at hand via email to answer all my questions. He gave plenty of great bits of local advice, like where to find the 'Porchetta van' for an amazing Sunday evening roadside roast pork sandwich, or how to buy freshly made, organic buffalo mozzarella (complete with tour of the farm).
Early in the week, James arranged for the villa's chef to come to the house to teach us how to make different types of pasta. It was really fun for our boys as well as my wife and me, and just right for stocking the fridge with some good food for the rest of the holiday.

My friends and I had a lovely vacation in the Caimeli guesthouse. The property is exactly as shown in the pictures if not more beautiful. The views are certainly phenomenal. You can hear many birds and perhaps even see the wild ponies which roam the hills. The infinity pool is fantastic for a dip on a hot day. The kitchen is well equipped for cooking and there is patio outside for dining. The nearby town has some shops and a weekly open air market which we enjoyed. We bought delicious cheese, wine and produce locally for cooking. James, the host, is gracious and helpful if needed and had many good suggestions for activities in the area. The property is so beautiful you may not want to do anything but relax. The yoga studio is also a nice feature on the property. We had a lovely stay and would certainly recommend the property to others.

The Guest House is roomy, clean and well furnished.
The swimming pool takes your breath away - every single time you go there.
There´s a lot to see and do if you´re up for it, and peace and quiet if you´re not.
We visited Cortona, a few wineries and the Umbertide marchet as well as the nearby pizza-restaurant.
James was a very friendly host. He emailed us back very quickly, answering all of our question beforehand, and gave us lots of tips on what to see, where to buy what in Umbertide etc., when we got there.
We are already talking about, when we can go back!
We had a wonderful time at James's house, and I can clearly recommend it to those who look for a quiet place in the middle of Italy.
Although a bit hard to find (a sign on the road would help), the place is a beautiful, peaceful hideout with all ameneties you could wish for. The bedrooms are perfectly comfy with very good bathrooms and showers, kitchen and living room are clear and well-equipped. There is very nice patio for dining, which offers a fantastic view of the valley and the mountains.
The swimming pool is even larger as it looks on the photos, and it was in excellent condition. During the summer months, protection against the sun (e.g. an umbrella) would be desirable, as the sun is very intense, and more deckchairs would be good, especially if both houses - villa and guesthouse - are booked.
There are a couple of good restaurants available around the place, and the market in Umbertide has plenty of fresh food available.
Our stay with James could not be better... What a gracious host.. Upon arriving at Azienda Agraria Caimeli we were greeted by James with a bottle of Preseco. We arrived a bit late, so he had appetizers for us on his beautiful patio, overlooking his estate. We went for dinner at his truffle purveyors restaurant that evening. It was our first introduction to scrambled eggs and truffles ...AMAZING dish, we had a fantastic dinner and great wine...
The carriage house was delightful. Beds were comfortable and the home beautiful... The next evening, James slow roasted us lamb on his firepit. But prior to the wonderful dinner, he had made reservations for us for lunch and also a reservation at a Catina in Montefalco. James extensive knowledge and kindness made it easy for us to navigate our way through the many areas of Umbria & Perugia...This was especially helpful for us not knowing the Italian language!!!!!
. WE will be back to spend more time with our gracious host James... but the next time we will spend more time enjoying & his unbelievable estate. Thank you James for making our stay in Umbria spectacular & Unforgettable!!!!!!!!!!!!!!!!

I have two kids and an overweight Labrardor that just loves to eat pasta.
We love to have guests from all over the world and are very excited to show them our small little corner of it- from the culture to the food to the Sagrantino wine.. Everything that Umbria can offer and even parts of the Marche and Tuscany which border us.
We are a well-travelled family and I have lived in both Asia and the USA before settling here.
I am a purveyor of fresh truffles, olive oil, aceto balsamico and wine into Germany when I am not doing yoga, cycling, cooking, swimming, scuba diving, sightseeing or reading
