450 square feet, L-shaped, large enough for two with an optional (small) third person on the leather sofa or high quality air mattress provided. Charming, spotless, spacious. Steinway grand piano in beautiful tune. Plush down comforter, Vera Wang bed spread, Westin Hotels Heavenly Queen Bed, goose down comforter and pillows, thick cotton sheets. No closet but plenty of hanging space for clothes. Heated nicely in winter, cooled beautifully in summer. Fresh air flowing in through three French doors the rest of the year. Step out onto the balcony eight feet above beautiful Irving Place with its 19th century street lamps, slow-moving traffic, bicyclists and passersby. You'll feel like you're living in Washington Irving's 19th century living room because...you are! This was his house.
Tiny but powerful kitchen. Bake a whole chicken in the convection toaster oven. Stew a pot roast, fry eggs, boil pasta in the Cuisinart 3-in-one cooker. Fine utensils and stemware for 4. Dine on the leather sofa at the stylish coffee table. Make coffee or whip up a shake in easy-to-use coffee maker and blender.
Clean white bathroom with compact shower, great water pressure, medicine cabinet, and fluffy white towels. Host's personal belongings all packed away out of sight.
Sony Vaio monitor with Sony DVD player and Apple TV providing access to Hulu, Netflix, ESPN and other streaming services via my account. Yamaha CD player and Audio-Technica turntable for playing hundreds of jazz, classical and pop CD's and vinyl. High speed wireless Internet. Laser printer. 5 bar mobile signal.
Happy to greet you on arrival. Or not, depending on logistics and your preferences, in which case keys easily arranged. I'm as close as text, WhatsApp, email, or cell phone during your entire stay for anything you need, in or out of the apartment.
Enjoy the Union Square farmer’s market, major movie theaters, jazz clubs, shopping, sports bars, concert halls, hit restaurants, Little India, the NYU "campus" around Washington Square, the elegance of Lower Fifth and Park Avenues...all within a few steps.
Right between Gramercy Park and Union Square is Irving Place, one of New York’s quietest and most historic streets. Central Village, East Village, NYU, Flatiron, and Chelsea are all a brief walk. The West Village, High Line, Times Square, the Upper East Side, Soho, the Lower East Side and Tribeca are all within 10 minutes using the confluence of buses, subways, and taxis in Union Square, just a block away. Get in and out of the city in a flash from Grand Central or Penn Stations including Train-to-the-Plane to LaGuardia, Newark and JFK airports.

Not wheelchair accessible, sorry. And not suitable if you're seeking absolute quiet. Irving Place is residential so it's not loud like most streets or avenues in New York but the windows are thin, you're only a few feet above the sidewalk, and you do hear street life and the conversations of passersby at peak times of day. Although the apartment is customized for guests my personal belongings will be here packed efficiently out of site. The photos reflect actual condition and appearance when you arrive.
Had a really great stay at Dans place, location fantastic in the heart of the city in a safe and sort after Gramercy area. Apartment was compact but stylish and clean, so attractive from outside and was great opening French windows in the morning to catch early sun and street scene. Would certainly go back again and Dan was first class at communication which helped our first time airbnb nerves.
Dan's place was wonderful. The windows/doors were amazing to keep open and listen to the people on the streets and the breeze blow in. Had lovely 70 degree weather in April! Very clean place and comfortable bed. Dan was easy to work with and super nice. All directions on how to work the TV/CD etc were simple. The location is super. I never stayed in that area before but it is now a quick favourite. I have already asked Dan to come back, but he is booked. Hoping for a cancellation!! Thanks Dan for a fantastic visit.
The apartment was impeccably clean, and comfortable. Great location, can be noisy at the weekends, but you are in the heart of New York city! Dan was a pleasure to deal with. He was very relaxed and low key.
Dan's apartment is great and he was an absolute pleasure to deal with. The location is fantastic, right in Union Square which has great food, shopping and markets. The piano was definitely a bonus for a traveling muso! Thanks Dan, it was a fantastic experience and great meeting you.

Amazing apartment. Right in the center of everything. You have restaurants lined up at your doorstep & union square park 1 block away!! The apartment is very clean, has everything you need, extremely comfortable & superb furnishings. The Steinway piano is incredible & by far one of the best piano I've had the chance to practice with. Dan is awesome! He is extremely easy to communicate with, very friendly & willing to help & answer any questions you have. I highly recommend this apartment to anyone looking to have great, fun time in NYC.
Dan was a very accommodating host and did his utmost to make our week-long stay comfortable and enjoyable. He warned us that the apartment would be a bit of a squeeze for 3 people - two adults and our teenage son - but he agreed to fit us in and provided an airbed for our son to sleep on at no extra cost. It was 'cozy' but worth it for our son to have access to a good quality, well tuned piano to practice on during our stay. Dan's apartment is clean and well maintained, with a comfortable bed, and is very well located for enjoying all that New York has to offer.
We had a wonderful stay in Sweet Union Square Studio. First, Dan Critchett was the perfect host. He responded to my emails within an hour or sooner. He proactively sent text queries to make sure all was okay and that it was just fine to call him even Christmas Day if we needed anything. He graciously delivered keys to my son's workplace to make an easy arrival for us.
The apartment itself was perfect: great central location, subway a couple of blocks away, Union Square farmers market a block away, and Trader Joes 3 blocks away. Irving Place is a quiet historic street and we had floor to ceiling windows with a great view.
And best of all, Dan left the most clear instructions for managing 3 remote controls for TV, Cable, Apple TV, CD player etc that I've ever tried to decipher. We had zero problems with this.
We would stay in this apartment again in a heart beat.
This apartment is lovely, comfortable, and located in one of NYC's most charming and historic buildings. My sons and I enjoyed staying there for a long weekend. Dan kindly bought a super-comfy air bed when he heard there would be 3 of us. He is a great host, very responsive, and accommodating. Definitely recommend this spot -- very relaxing home away from home at the bustling holiday season.
I had two vacation days left for the year and desperately wanted to see New York for the first time. My Friend Terry and I found a sweet Gramercy park studio to stay in. Beautiful place, fabulous area close to everything and just as you see in the pictures Comfy bed, couch and quiet and friendly neighbors. The place is clean and cozy perfect for our stay.
We really felt comfortable and welcomed called it home sweet home for three nights. Dan is a fabulous host. had everything ready for us when we arrived and welcomed us, gave us the area details where to go great wine bars and coffee shops to go to, checked in to see if we were enjoying our stay, he was very easy to get in touch with a genuine and gracious host, we had no problems whatsoever just had a great visit
Fabulous Dan Thanks again and I plan to be back in the springtime or Summer and would absolutely stay there anytime.
