450 square feet, L-shaped, large enough for two with an optional (small) third person on the leather sofa. Charming, spotless, spacious. Steinway grand piano. Plush down comforter and pillows. Westin Hotels Heavenly Bed, queen-size with goose down comforter and pillows, thick cotton sheets. No closet but plenty of hanging space (and velvet hangers) for clothes. Heated warmly in winter, cooled beautifully in summer. The rest of the year enjoy the fresh air flowing in through three French doors leading out to a balcony eight feet above beautiful Irving Place. Sounds of slow-moving traffic and passersby at peak times of day, but never annoyingly loud. You'll think you're living as they did in 1860 when the house was built.
Tiny but powerful kitchen. Bake a whole chicken in the toaster-size convection oven. Stew up a pot roast, fry eggs, or boil pasta in the Cuisinart 3-in-one cooker. Fine utensils and stemware for 4. Dine at the stylish coffee table in a leather sofa or comfortable suede armchair. Make coffee or whip up a shake in easy-to-use coffee maker and blender
Clean white bathroom with compact shower, great water pressure, medicine cabinet, and fluffy white towels. Host's personal belongings all packed away out of sight.
Sony Vaio monitor with Sony DVD player and Apple TV providing access to Hulu, Netflix, ESPN and other streaming services via my account. Yamaha CD player with hundreds of jazz, classical and pop CD's. High speed wireless Internet. Laser printer. No land line or fax but 5-bar mobile signal.
Happy to greet you on arrival. Or not, depending on logistics and your preferences. Keys easily arranged. I'm a text or phone call away during your stay for anything you need. You'll feel like you're in Washington Irving's 19th century living room because, well, you will be. He lived here.
Enjoy the Union Square farmer’s market, major movie theaters, jazz clubs, shopping, sports bars, concert halls, every kind of restaurant, Little India, the urban campus of NYU, the elegance of Lower Fifth and Park Avenues.
Right between Gramercy Park and Union Square is Irving Place, one of New York’s quietest and most historic streets. Central Village, East Village, NYU, Flatiron, and Chelsea are all a brief walk. The West Village, High Line, Times Square, the Upper East Side, Soho, the Lower East Side and Tribeca are all within 10 minutes using the confluence of buses, subways, and taxis in Union Square, just a block away. Get in and out of the city in a flash from Grand Central or Penn Stations including Trains to the Planes to LaGuardia, Newark and JFK airports.

Not wheelchair accessible, sorry. And not suitable if you're seeking absolute quiet. Irving Place is not loud like most streets or avenues in New York but the windows are thin, you're only a few feet above the sidewalk, and you do hear street life and the conversations of passersby at peak times of day. My personal belongings packed neatly out of site except for a few things stored above the kitchen cabinets.
Amazing apartment. Right in the center of everything. You have restaurants lined up at your doorstep & union square park 1 block away!! The apartment is very clean, has everything you need, extremely comfortable & superb furnishings. The Steinway piano is incredible & by far one of the best piano I've had the chance to practice with. Dan is awesome! He is extremely easy to communicate with, very friendly & willing to help & answer any questions you have. I highly recommend this apartment to anyone looking to have great, fun time in NYC.
Dan was a very accommodating host and did his utmost to make our week-long stay comfortable and enjoyable. He warned us that the apartment would be a bit of a squeeze for 3 people - two adults and our teenage son - but he agreed to fit us in and provided an airbed for our son to sleep on at no extra cost. It was 'cozy' but worth it for our son to have access to a good quality, well tuned piano to practice on during our stay. Dan's apartment is clean and well maintained, with a comfortable bed, and is very well located for enjoying all that New York has to offer.
We had a wonderful stay in Sweet Union Square Studio. First, Dan Critchett was the perfect host. He responded to my emails within an hour or sooner. He proactively sent text queries to make sure all was okay and that it was just fine to call him even Christmas Day if we needed anything. He graciously delivered keys to my son's workplace to make an easy arrival for us.
The apartment itself was perfect: great central location, subway a couple of blocks away, Union Square farmers market a block away, and Trader Joes 3 blocks away. Irving Place is a quiet historic street and we had floor to ceiling windows with a great view.
And best of all, Dan left the most clear instructions for managing 3 remote controls for TV, Cable, Apple TV, CD player etc that I've ever tried to decipher. We had zero problems with this.
We would stay in this apartment again in a heart beat.
This apartment is lovely, comfortable, and located in one of NYC's most charming and historic buildings. My sons and I enjoyed staying there for a long weekend. Dan kindly bought a super-comfy air bed when he heard there would be 3 of us. He is a great host, very responsive, and accommodating. Definitely recommend this spot -- very relaxing home away from home at the bustling holiday season.
I had two vacation days left for the year and desperately wanted to see New York for the first time. My Friend Terry and I found a sweet Gramercy park studio to stay in. Beautiful place, fabulous area close to everything and just as you see in the pictures Comfy bed, couch and quiet and friendly neighbors. The place is clean and cozy perfect for our stay.
We really felt comfortable and welcomed called it home sweet home for three nights. Dan is a fabulous host. had everything ready for us when we arrived and welcomed us, gave us the area details where to go great wine bars and coffee shops to go to, checked in to see if we were enjoying our stay, he was very easy to get in touch with a genuine and gracious host, we had no problems whatsoever just had a great visit
Fabulous Dan Thanks again and I plan to be back in the springtime or Summer and would absolutely stay there anytime.
Dan's apartment is beautiful, spacious and in an excellent location. It has everything you need to feel relaxed and welcome -- a great bed, nice living room set-up, a TV with endless choices, fast wireless, a shower with great water pressure, etc. It was so clean as well. And the neighbors inside the building are super quiet.
The best part of our two-night, December experience, though, was Dan himself and his availability to us. We had a few questions about the area (where can we get coffee, for instance), and Dan was always available, with a super-fast response, for a great suggestion. Dan was like our SIRI on our two-day experience.
Next time we travel to New York -- this time was business/pleasure -- we will be choosing Dan.
This place is real, just like in the pictures. Comfortable and quiet despite being a block away from Union Square. Plenty of light and enough room for a lonely traveller or two (in case the two are a couple, of course). Comfy bed, proper heating, beautiful windows, functional kitchenette. Dan's music collection is quite a treat (that is, if you're into classical, golden age jazz and latin music).
And Dan is a great guy. We had a coffee and a long chat in a cofeeshop down the block after I've checked in. I'd like to meet him the next time I'm NY. And I'll definitely book another stay in his 'Sweet Union Square Gramercy Studio' too.
