This is a spacious, comfortable double bedroom. It's a cosy room, a warm and pleasant space with touches of luxury. A lovely central location from which to enjoy Edinburgh.
Warm, friendly and relaxed environment. That's the most important thing about this flat; how well those of us who live here get along. Mostly it's quiet, our place away from the rest of the world - we like reading, cooking and watching movies. It's the kind of place where you check if anyone needs to use the bathroom before jumping in the shower for 20 minutes. If that sounds like you please read on...
This is a carefully modernised traditional Edinburgh tenement flat built in the 19th century. Its architecture, decor and comfort combine to make this a very homely flat. It boasts many original features including large windows, high ceilings, cornicing, wood panelling and solid wood floors. It also offers modern creature comforts such as temperature-controlled gas central heating, unlimited hot water, double glazing, modern fitted kitchen and good quality furniture.
I own a few flats and look after a few others for friends but this is a real Edinburgh home, it's my home. I bought 10 years ago and have put a lot of time and effort into making it feel right. And because it's my home it comes with some very special features including an esoteric audiophile hifi system and home cinema, high end kitchen equipment (Miele, NEFF, Dualit, etc.) and a luxury heated-floor marble bathroom. This is a lovely space to spend time in and the perfect base from which to explore the city from.
Easter Road is walking distance (about a mile) from Princes Street, Waverley Train Station and the Royal Mile. It is the closest point to town with free on-street parking so ideal if you're travelling by car. If you don't fancy walking then the award-winning local bus service runs routes right past the flat direct to both the new town and the old town.
WHAT YOU GET:
This listing is for the the green room, a space I enjoy spending time in. It has a pleasant atmosphere with half wooden floor and half lovely wool carpet around the bed - perfect on cold mornings. It also has an extremely expensive electric massage bed which is very comfortable and great for reading, lazy mornings and a certain comedy value.
This listing is for a private room with a double bed which will sleep 2 people comfortably.
Interaction with Guests
The flat is about a mile from Waverley Train Station; you can walk, catch the no.1 bus or jump in a taxi.
From the airport you can catch the regular (and inexpensive) no. 35 bus which brings you all the way to the flat in about an hour.
SETTLING INTO THE FLAT:
I will meet you when you arrive to hand over a set of keys, show you round the flat and answer any questions you may have about the accommodation, location and Edinburgh in general. After that, well I live here so ask questions when you see me or call if i'm out. You will get my email address when your booking is confirmed and my phone number is on all the key fobs.
Easter Road is great neighbourhood that i've seen go from strength to strength over the last decade. Close to the city centre but with its own identity and community. In the immediate vicinity we have the best Italian restaurant, best bakery, best off-license, my favourite pub and the best Thai food i've eaten since Bangkok. There are cool cafes, vintage shops and an award-winning local supermarket (as well a choice of big supermarkets slightly further away, perhaps 10 minutes walk).
The flat is central enough that many guests walk everywhere. You will find high street shopping, restaurants, pubs, historic tourist attractions and the picturesque walks that Edinburgh is famed for.
PLACES OF INTEREST:
The Royal Mile is less than 1 mile away, it is the heart of Edinburgh's old town. It links Holyrood Palace (the Queen's official residence in Scotland) and the Scottish Parliament with Edinburgh Castle. Halfway up is a section called High Street which is the epicentre of street theatre, especially during the Fringe.
Princes Street is also less 1 mile away. It is the main shopping street and the epicentre of Hogmanay celebrations (Scot's new year).
George Street, where Edinburgh's nightlife and the Fringe's Assembly Rooms (plus other venues) are based is even closer.
Bristo Square in the Old Town is the hub of the commercial Fringe (Gilded Balloon, Pleasance, Underbelly, etc.). It is 1.5 miles away so 25-30 minutes walk or catch the 35 bus from just outside.
Murrayfield rugby stadium is slightly away from the centre of town so takes about 25 minutes on the bus
Edinburgh is a small city so many guests find they can walk everywhere they wish to visit. However, if you prefer public transport or wish to visit the attractions on Edinburgh's outskirts (such as Rosslyn, Cramond and Portobello) then a close by bus route will take you there. The buses are now GPS tracked with arrival boards at the stops and you can even download a free app to your phone to see exactly how soon the next one is arriving.
Other Things to Note
Some discounts are applied automatically. For example, if you stay for a week you get one night free and if you stay for a month you only pay for 3 weeks. AirBnB's system is good but not perfect so I have to apply some discounts manually. In particular if more than 1 person stays in this room for a week or more then I will manually apply a discount to the price you are quoted.
When you enquire about renting this room I will send you a special offer with the correct price.
NO smoking inside the flat or stairwell.
If you have to smoke please go outside.
Please check if anyone needs to use the bathroom before taking a shower.
No shoes on the bedroom carpet or living room rug please.
Please keep communal areas tidy, especially the kitchen:
Wipe surfaces, put dirty dishes in the dish-washer and wash pots, etc.
Please be courteous and don't disturb the neighbours or other guests.
Feel free to play CDs and enjoy the home cinema.
Please put CDs away carefully.
And DO NOT touch the turntable or vinyl.
Pets are only allowed if cleared with myself in advance, a security deposit is paid and they do not damage anything.
Report any issues promptly so I can sort them out, my phone number is on the key fob.
Had an enjoyable visit to Edinburgh staying in Zeb's flat. He was very responsive in dealing with queries beforehand, and was pleasant and helpful during the stay. It's a 3rd floor flat, quiet, and well located with a bus stop right outside for 1 and 35 routes. Recommended!
Zeb was a helpful and lovely host. I stayed here whilst looking for permanent accommodation in Edinburgh and ended up extending my stay to two weeks. The flat is homely and easy to come and go as you please. The access to easy public transport outside the front door is a definite positive. Great bathroom too. I'd advise that there are cracked tiles in the kitchen and the flat sometimes became a little cluttered and messy- this didn't bother me but may other guests. Overall was a great stay and appreciate being able to be there. Thanks!

I have just arrived in DF and love it. My plan was to travel down through Central America to Colombia but now I think I will stay in Mexico. So I'm looking for an affordable clean room with a good size bed (I am 1.83m tall) in a friendly apartment for 1-2.5 months. I don't need much but wifi is essential and I'd like to be quite close to my friends in Roma and Condessa. I will travel round quite a lot but want to have somewhere permanent that I can leave my things and always come back to.
A little about me. I'm 38 years old, university educated and don't smoke or drink (though did try tequila last night which was fun so perhaps I do drink now). I do a lot of AirBnB hosting in Edinburgh, one of my jobs is renting out other peoples' flats, so I think I know how to be a good guest. My other jobs are organising small music festivals and teaching massage. I have a good life but Escocia is too cold over winter so I try to travel when the wind, snow and ice arrive.
