This lovely 1,512 sq ft home is in a quiet, tree shaded neighborhood in West Sedona, close to community parks, restaurants, tennis, golf, hiking/biking, performing arts and celebration venues, a movie theater and shopping needs.

The home accommodates 4 people with a king sized bed in the master bedroom and two twin beds in the second bedroom. No pets live onsite but pets (dogs only) are allowed with prior approval and specific requirements.

The space
This warm and comfortable updated older home has large open rooms and offers a fully equipped kitchen with all the necessities for cooking when you don't want to go out to Sedona's many diverse restaurants. Many of these restaurants are within close proximity (even walking distance) to the house.

The home is eclectic, filled with original artwork by the owner and her family and some interesting antique furnishings. The backyard has tree shaded views of Sedona's famous Thunder Mountain and the house sits in the heart of old West Sedona in an area with fresh spring water fed by an underground aquifer. In front of the house, there is a green, leafy and very private covered patio with a small, bubbling waterfall that is perfect for reading, meditating or just visiting. There is also a large, shaded back deck with comfy rocking chairs and a lower deck with a table and chairs for morning coffee or evening relaxing or eating while watching and listening to the many birds in the area. For those who like to grill outside, a propane grill is provided. In addition, for star gazing (Sedona is one of ten designated Dark Sky communities in the world) there are chairs and an elevated lava rock fire pit (cannot be cooked on for anything, not even marshmallows). There is also a large, fully fenced "Sedona rustic" back yard with an infinity walking path (please be careful as the back porch, stepping stones and yard are older and rough). The underground aquifer feeds the tall trees and greenery of the area but the dry climate does not encourage grass so please don''t expect a landscaped lawn.

The house has a large living room with two couches to sit and read one of the many interesting books on the book shelves. The room also has an electric log fireplace for ambience (safety restrictions don't allow real fire producing logs) and an extensive library of CDs with a CD player.

The 22' x14' den/family room features a large dining or game table, a library of board games, large couch and chairs and a flat screen TV with cable television. The den/family room can not be used for parties or big events however There is a computer alcove with Internet in the room that is a perfect personal workspace with a small desk and comfortable office chair. The Internet is wired to go all through the hose and is 75 mps. Please see house plan on the listing to understand the house layout.

The house is misted with all "green" products and all linens and towels are cleaned using the Ecolab® cleaning products recommended by the healthcare industry to combat viruses (specifically COVID) and pathogens. In addition, our cleaning company uses only eco friendly, hypoallergenic, non toxic, and chemical free cleaning products. It has also been safety certified for guest comfort and concern. This is our effort to provide the cleanest, healthiest and safest setting possible.

Other things to note
No smoking is allowed at any time, either inside or outside on the property. No candles or open flames are permitted in the house or in the outside patio and deck areas. Cooking outside is only allowed on the BBQ grill and nothing can be cooked on the fire pit.

Pets (dogs only) are allowed (2 dog limit) with a pet fee of $35 per dog but they must be under 30 lbs and well house trained. Larger dogs will be considered for a pet fee of $45 per dog. Pets are not allowed on the furniture without a pad underneath them. They cannot be left alone in the house at any time and owners must clean up after pets both inside and outside. If extra cleaning is required because of pet soiling, owner will be expected to pay for the cleaning.

The cables for the TV, hoses for the washing machine and flue for the fireplace are set correctly as is and must not be changed. If they are moved, it can result in damage or unsafe operation of the equipment. If a repair is required, the visitor will be charged for it. The washing machine must be used with cold water and high efficiency detergent. We provide the Ecolab® detergent.

Neighborhood highlights

The house is in a quiet neighborhood in west Sedona but is very convenient to all parts of Sedona and the surrounding area. There is a community park nearby with large swimming pool, tennis courts, play area and a walking/jogging trail. There is a dog park adjacent to the community park.

There are always many activities in and around Sedona for visitors to enjoy, such as red rock tours, tours of area wineries, the International Film Festival, events at the performing arts center and other activities and the house is in close proximity to all. Sedona is full of wonderful and diverse restaurants and eateries and many are located in West Sedona or nearby.

At 4,326' in altitude Sedona enjoys a moderate climate. There is something to do all year and this home is inviting and comfortable in all seasons. It is right in the heart of west Sedona and is close to shopping of all kinds, basic drug stores and grocery stores and a community park with a clubhouse and amenities. There are wonderful restaurants, a movie theater, and hiking and biking trails with bike rentals nearby. Sedona is always voted as one of the country's most beautiful areas and people visit from all over the world for recreation, spiritual renewal, art enjoyment or just sightseeing and relaxation.

In addition to Sedona's own charms, it is also approximately 2 hours to the Grand Canyon, 45 minutes to Flagstaff and 1 1/2 hours to Phoenix so this home is in the heart of the Northern Arizona vacation country. There are many attractions and much to do in this area. Winery tours, hot air ballooning, Old Town Cottonwood and the mountain town of Jerome are all nearby. Kayaking, fishing and hiking and biking are available and nearby Flagstaff offers a ski area, the Grand Canyon and the Grand Canyon railroad from historic Williams, AZ.. Bearizona near Williams and the Out of Africa wildlife park near Cottonwood are fun and nearby. The tourism office in Sedona has much information about the area for both adults and children. Come visit; you will enjoy your stay!
