No separate Park Reservation Required! Beautiful modern home, clean, well-maintained, spacious. Full kitchen, nice bathrooms, two comfortable King beds. Top two levels of a three level duplex (access is at street level). Inside park gates in a premium location. Organized attentive host and great reviews! Exempt from reservation system whenever it is active. Centrally located between the Valley and the Mariposa Grove. Closest lodging to the Glacier Point Road and Badger Pass.

The space
Royal Retreat is a modern two-bedroom mountain home inside Yosemite Park gates. With two king-bedrooms, it is perfect for two couples.

Located at 5,500 feet, this area offers the closest lodging to the Badger Pass Ski and alpine adventure area.

Located inside the park gate, in the Yosemite West neighborhood, Royal Retreat is approximately 20-30 minutes from popular attractions, including the Valley floor and its breathtaking waterfalls, Glacier Point, Mariposa Grove of Giant Sequoias, and Wawona with its golf course. It sure beats driving over two hours from one of the gateway cities!

You can feel the care that went into each detail, from the rustic Shaker-style cabinets and doors to the handmade wooden staircase. One of the unique features is you do not climb stairs to access the front door. This is rare in our area; most rentals are on a hill, and you haul your bags up flights of stairs to enter. Also unique is central air conditioning: So much better than mini-splits and not common. For winter, enjoy central heating. In addition, Royal Retreat's guest bedroom, which boasts a king-size bed, is on the first floor with a bathroom right across the hall, making it perfect for guests who are less mobile.

In terms of amenities, Royal Retreat offers luxury upon luxury. The home is fully equipped - towels, linens, dishes, cookware. You only need to bring yourself, your food/drink, and a good time!

Royal Retreat offers beautiful views of the forest from its rooms. The living room and loft are especially relaxing; both receive ample sunlight and showcase peaceful views of the trees surrounding the property. If you want to grill, the covered deck gives you the luxury of being outside, while still providing shelter from the sun or rain.

We have another small home on site-Serenity Suite, directly below Royal Retreat. All of your space is separate and private including your parking area, entrance and deck. You will not need to interact with other guests, but consideration for those living below you is appreciated.

We are sorry - there is no TV service or reliable cell phone service in this area or at our home. We do have internet with Wi-Fi (see other section for internet limitations). We have a video library. Streaming entertainment (Netflix) is available with your own entertainment subscription, or if you bring your own plug-in device. (Major internet upgrade in August 2023, older reviews reference the replaced system).

We welcome children and all guests must be declared at booking. Guests 6 months and older count as children towards the guest count and are charged. 1 guest under 6 months is no charge, can be added to the 4 maximum guest count, and must be declared at the time of booking. (5 person maximum for low season through March 31, or occasionally when otherwise offered, includes any infants, and an infant cannot be used to increase total guests to 6 humans)

Disclosures related to COVID 19: We have removed a limited number of soft furnishing items included in pictures to protect you, out of an abundance of caution. Items removed are: downstairs couch throw pillows, all throw blankets, and 1 thin quilt from each bed. These limited items were removed because they are hard to launder and our additional cleaning procedures impact our time available for hard to launder items.

Disclosures related to AirBNB "Travel issues": Our home is located in the mountains, in a natural and rustic environment. The following "vermin" may be present inside the home: Flies, ants, spiders, scorpions, mice and chipmunks. The presence of any of these does not constitute a "travel issue" as you are advised they may be present. With regard to mice and chipmunks, we have a regular pest control service and we consider trapping and removing a high priority. Nonetheless, they may be occasionally present. Construction of the home is such that rodents only enter as a result of guest negligence through leaving doors open. Keeping doors closed when not in use will limit or eliminate entrance of pests. Presence of ants is rare and owners set ant traps during any seasonal resurgence of ants. Owners cannot guarantee the home is 100% free of any vermin/pests. This home has never had ants or rodents detected or trapped in it, to date, in its long rental history.

Gas Fireplace: the use and operability of this amenity is not promised or guaranteed, as the gas fireplace does not constitute the primary heat source for this home. In the event of non operation of this unit, guests will contact owners and owners will attempt a repair. If owners cannot self-repair, a repair will be scheduled, however, commercial repair generally take 3 weeks to schedule.

Guest access
We require a signed rental contract and agreement upon booking which has our policies, including rules for our fire-risk area, food storage, and other details. We also require a listing of the names of guests who will stay in the home as part of this signed contract and a contact address for the primary guest. Entry codes are provided after the signed contract is returned, with an image of renter's ID. The details of the contract are effectively identical to our house rules disclosed in this listing. Guests must complete these additional booking procedures within 48 hours of booking.

Cell Service: There is NO cell service at our home. We offer a landline.

Internet Connection: We live in a remote area. Internet is Starlink Satellite. Due to the forested and mountainous location, certain functions such as live video (i.e. Zoom) are generally limited and performance will vary. (Major internet upgrade in August 2023, older reviews reference the replaced system).

Maximum occupancy: Normally 4 humans, any ages. (5 humans low season Nov 1 - Mar 31, or when otherwise offered in the listing details). When maximum occupancy is listed at 4, one infant under 6 months old may be added to this, at no charge (no extra guest fee). You may not use AirBNB's "infant" option to add a person with no charge, except one infant under 6 months old. Humans over 6 months old must be booked as children so we can charge for them according to our policy. When maximum occupancy is listed as 5, all humans, including infants under 6 months, count towards this maximum, but infants under 6 months are no charge.

Animals: Not Allowed (we have an exemption for ALL types and qualifications of animals)

Our neighborhood, Yosemite West is special. It sits high above the elevation of Yosemite Valley and provides a quiet and peaceful escape. When its hot below, or jam packed with tourists, I feel great relief when I arrive in Yosemite West. Birds are chirping and we regularly see wildlife in our neighborhood, including deer, coyote and bears. Its peaceful, yet inside the park gates and close to all the best spots to visit.
