The Trailer is a restored 35-ft 1953 Spartanette with an open plan, one full bed, two twin beds, a dining area, kitchen, and bathroom. The fridge and sink work; guests use the communal outdoor kitchen to cook. There’s a private hot water shower, but no toilet—guests use a private outhouse. Includes electricity, WiFi, fans, and space heaters. Also features a private picnic table, grill, firepit, and access to the cedar sauna. Available mid-April to mid-November.

Welcome to The Outlier Inn!
The Outlier Inn features 12 unique accommodation options, available for individual nightly bookings with a two night minimum. There are 7 year-round, winterized accommodations with private indoor facilities and heat, and 5 seasonal accommodations with private outhouses and communal outdoor kitchens, showers (hot water!), and dining. While there are communal gathering spaces on the property, each accommodation has it’s own privacy and it’s own picnic table, charcoal grill and firepit. Guests are encouraged to spend time interacting with our sheep, goats, alpacas and chickens, and perusing our 24 hour self-service Barn Shop. There is a spring-fed, swimmable pond on the property as well as a communal sauna, accessible by all guests. There is also a Rails-to-Trails hiking trail accessible from the property which leads to a park with a lake and children’s playground and to the neighboring hamlet of Mountaindale.
The Trailer is a gorgeous, fully restored 35 foot Spartan Spartanette from 1953. It has an open plan with one full-size bed in the front and two twin beds in the back. There is a beautiful banquette dining area, kitchen and bathroom. Please note that only the refrigerator and sink function in the kitchen. To cook, Trailer guests have access to the communal outdoor kitchen. There is a private shower with hot water in the Trailer but the toilet does not function. Trailer guests have access to a private outhouse. Trailer guests also can enjoy a private picnic table, firepit and charcoal grill. There is electricity in the Trailer along with Wifi, fans for the summer and electric space heaters for the early spring and fall. They also have access to the communal cedar sauna. Available mid-April to mid-November.

Guests are encouraged to explore the 12 acre property, relax by the pond, cuddle the alpacas, sheep, and goats, and go for a hike on the 6 mile rails-to-trails path across the street.
There is access to a communal outdoor fire pits (wood is available for purchase), a 6 burner outdoor stove and grill, a hot double outdoor shower and an outhouse.
High-speed internet is provided in the communal areas.
The town of Mountaindale is 2 miles from the Inn and you can purchase groceries, wine and sundry items there. Our own eggs and vegetables are available for purchase in the Barn Shop along with other local items and wares.
Other things to note
The property has multiple dwellings and many shared spaces. We often host yoga retreats and have musicians recording in our full music studio. Please ask us if you would like to know what is happening during your stay.
Guests are also invited to book one of our Airbnb Experiences: a farming experience featuring the animals, their fiber and our vegetable garden OR a recording studio experience featuring deep listening in a world-class acoustic environment.

Neighborhood highlights
The Inn is located directly across from Silver Lake and guests can access the 6 mile long rail trail for an easy hike. We are just down the road from the hamlet of Mountaindale, with it's cute shops and restaurants. We are very close to many hikes, waterfalls, and swimming spots.
Sullivan County was the site of hundreds of Borscht Belt hotels and resorts, which had their heyday from the 1920s through the 1970s. When air travel became more attainable, the area's tourist industry declined and left many camps and resorts vacant.
Recently, many artists and small farmers have moved into the area and are working to bring it back culturally and economically. The county is extremely diverse with a mixed population that is similar to that of the South Williamsburg area of Brooklyn.
The natural offerings given by this area are prized by residents. There are hikes that will lead you to rivers, waterfalls and look-out points. Lakes are everywhere and offer great fresh water swimming. The Basha Kill wetland is the largest wetland (over 3,000 acres) in southeastern New York and is home to a diverse population of wildlife and plants.
Many beautiful and sustainable farms are close-by and welcome visitors. Information can be found in the guidebook.

The Outlier Inn is 90 miles from NYC in the foothills of the Catskill mountains.
We specialize in group rentals of the entire property for retreats, workshops, off-sites, and events. We also rent to individuals on a nightly basis. Our accommodations range from year-round homes to seasonal glamping.
The 12 acre property has the following accommodations: 2 family guest house (sleeps a total of 17), cottage (sleeps 6), bungalow (sleeps 8), main house (sleeps 8), 2 tiny houses (each sleeps 3), vintage trailer (sleeps 4), and geodesic dome (glamping for up to 25).
Property amenities include an outdoor kitchen, outdoor shower/bath, outhouse, covered outdoor dining area, wood-fired hot tub (for full property rental only).
The Inn also features a full-service recording studio and fiber farm, with alpacas, sheep and goats who are all shorn for their wool. There is also a vegetable garden and produce is available for sale to guests.
There are many incredible hikes and swimming spots nearby, as well as cute towns to visit.
