5 min taxi to nightlife and shops, 10 min walk to the beach.
Free parking on drive & rear of house.
The South Downs are directly behind us for beautiful walks & bike rides. Pitch & putt golf course and a golf club on doorstep. Watersport's, entertainment & restaurants at marina.

The space
Modern, clean house with wonderful sea views, peaceful with a south facing garden, yet minutes from town.

Walk in the front door and see through the expansive hallway and lounge out to the sea and the garden through three huge sliding glass doors. To the right is the study/2nd TV room and to the left the ground floor bathroom with shower. Straight ahead is the huge lounge/kitchen/diner, an open plan space with utility room off it.

The garden/large patio has an outdoor table, charcoal BBQ (please bring your own charcoal) and two loungers .You can bring deck chairs down from the first floor too.

Up the stairs takes you to the first floor - three sea facing kingsize bedrooms with sliding doors onto the balcony overlooking the sea, two are en-suite. Two bedrooms at the front of the house - one kingsize sofa bed, one room with two single beds (and a cross trainer). And a family bathroom with bath and a shower over it.

Up the stairs to the second floor to the master suite. Superking bed overlooking the sea and a balcony. Huge marble bathroom with walk in shower, and slipper bath where you can relax overlooking the sea. Large dressing room with sofa and desk/dressing table. Up here is also the airing cupboard.

Walk to the beach in 10mins.

Guest access
Free parking on drive (up to 3 cars behind each other) and on the road at back of property.
Taxi is 10mins max into town.
Seafront walk is 20-25mins into town.
Bus routes are 5 min walk away.

Other things to note
1. A dog usually lives here (but won't be here for your stay) so please note if you have allergies.
2. For those not familiar with air bnb please note this is our family home not an empty holiday let so it does have personal effects in it, and basics in the fridge but we try to 'de-personalise' it as much as we can and leave it spotless.
3. We don’t have constant hot water so please note for large parties there is enough water for 6 showers at once and a 1/2hr wait for the tank to re-heat
4. Air source heat pump with renewable energy.
5. For light sleepers please note on the top master floor seagulls land on the roof and can be heard in the morning.

Neighborhood highlights

We love the sea views and peacefulness yet are very close to trendy Kemptown with its antique shops and pubs and restaurants. We are also very close to the marina with pubs, restaurants, water sports, boat hire, a big Asda, bowling alley, casino and cinema. And the nightlife and shops in Brighton is a 5min cab ride.
There are two supermarkets (Lidl & Co-op) very close to us 5/10 min walk or you can of course get a food delivery.
