Escape the hustle and bustle and enjoy pure tranquility in this detached Tuscan villa with breathtaking views of the Chianti region and the Apuan Alps. There are no other guests. The private swimming pool is by my orchard with 30 olive trees. Ideal for musicians (grand piano and violin available!), peace seekers, and big groups who appreciate authenticity. The space:
Unique Features:
1. This detached villa, once a hay barn, has been lovingly converted by me into a comfortable home with an authentic Tuscan atmosphere, featuring chestnut wood beams, 'cotto' tiles, and a Corten steel banister. The villa is located just below the medieval borgo Lucardo.
2. From the large terrace at the back, you can enjoy the magnificent views over the Chianti (with sunrise), and at the front over the Apuan Alps (with picturesque sunsets).
3. For musicians: The villa is detached, so you can play the Pleyel grand piano or the violin provided without disturbance – whether it's 10 am or late at night.
Please note: This is my own home, decorated with antique and distinctive furniture. It is cozy and full of character, but not a luxury resort. I enjoy hosting guests who are looking for tranquility and authenticity – just like me.

The sleeping accommodation:
• 2nd floor: 2 (small but cozy) bedrooms; one room with 1 king-size bed (160x200 cm) – foldable as a sofa, so this space can also be used as a dressing room or study – the other room with 2 single beds (90x200 cm, convertible to a double bed on request). Shared balcony with breathtaking views over the Apuans. Bathroom with gold mosaic shower, toilet/bidet and washbasin.
• Basement: 2 bedrooms and 1 bathroom with shower stall, toilet, bidet and washbasin.

Amenities:
• Ground floor: Large living room with wood stove, sitting area, dining table and Pleyel grand piano. The fully equipped dining kitchen (6-burner stove with 2 ovens, dishwasher, household appliances) invites you to cook delicious meals for yourself.
• Musician-friendly: In addition to the grand piano and violin, there is space to practice without causing a noise nuisance.
• Two terraces: the large terrace in the back – with BBQ – is covered by a pergola, and the seating area in the front is shaded thanks to the large old oak tree.
• Outside: Private swimming pool (9x4x1.10 m, ± May-October) with a view of my orchard with 30 olive trees. With outdoor shower and air mattresses for added enjoyment.
• Free Wi-Fi with a reliable connection via our own satellite dish.
• Energy costs are included (electricity, water, fans). When used at the request of geothermal floor cooling: €20 per day. The villa can be rented year round.
• Parking: Free parking on and near the property.

Local tips:
• Wine tasting: Castello Sonnino (10-minute drive) for wine tastings and tours.
• Food: Cozy restaurant C'era una volta (within walking distance) for local Tuscan dishes.
• Nature: Hike or bike through endless vineyards and olive groves surrounding the house.

Guest access:
Access to both upper floors + 2 bedrooms and bathroom in the basement, garden, pool, terraces. My private room on the 2nd floor is not rented.

Other things to note:
• Tourist tax: €1.50 p.p./night (max. 7 nights, to be settled in cash at check-in).
• Energy costs: Included within normal Italian usage. For extra use: €20 per day.
• Children: Under 2 years free; 2–12 years count as adults at Airbnb, but get a special discount of €15 from me.
• Discounts:
o Monthly discount: 25% off for bookings of 1 month or more.
o Long term discount: 10% discount for bookings of 2 or more weeks.
• Minimum stay: 1 week (7 nights).
• Cleaning of the upper house: €150 (already included in the Airbnb price). Can also be paid together with the tourist tax. Extra room in the basement: €50 extra per room.

Guest access
Access to both upper floors + 2 bedrooms, bathroom and laundry room in the basement, garden, pool, terraces. My private room on the 2nd floor is not rented.

Other things to note
Upon check-in, you will pay the tourist tax in cash: €1.50 per person per night, with a maximum of 7 nights.

In the winter months, I rent for a minimum of one month (November through March) at a special price.

The costs for gas, water and electricity are INCLUDED (only geothermal floor cooling is available on request and for a fee of €20 per day).

You have the 2 (bed)rooms on the 2nd floor at your disposal and the two additional room(s) downstairs.

The cleaning costs are €150 + €100 for the basement.

If you would like to have cleaning done in the meantime, I can recommend Giulia.

Please read the House Rules, which you agree to when making the booking.

HOUSE RULES:
• Pool: Turn up the stairs and close the gate after use.
• Cooling: Close windows and curtains during the day in case of big heat, open them in the evenings.
• Electricity: Light off on departure; use washing machine/dishwasher during the day (solar panels).
• Trash: Please separate according to instructions and put by the road according to the schedule.
• Smoking: Outside only (no butts in the garden).
• Pets: Discuss in advance.
• Registration: Photo of passport/ID required upon arrival (by me or Fiammetta).
